Why Should I Buy a Home NOW? W

hen you purchase a home, interest rates play a big factor in determining how much your monthly payment will be as well as how much home you can buy. Interest rates are determined by a number of factors, including the actions of the U.S. Federal Reserve, the health of the economy and the rate at which people are saving money. Given that most home sales are financed through the borrowing of money in the form of mortgages, the housing industry is profoundly affected by changes to these rates. Interest rates are the rates at which money can be borrowed for a set period of time. The higher the rate, the more money a borrower must pay in the form of interest on the loan. Generally, when the interest rate is lower, people are more likely to borrow money, as doing so will cost them less than at another time. Conversely, when the interest rate is higher, borrowing becomes more expensive and slows. This principle applies to loans that come in the form of mortgages. When interest rates are lower, people are generally more willing to take out a mortgage than when rates are higher. When mortgage rates are lower, this makes the purchasing of a home more affordable. Lower mortgage rates also allow you to buy a higher priced home with a smaller monthly payment.

RING IN THE NEW YEAR WITH NEW FLOORING One of your home’s most noticeable design elements is actually right under your feet. Whether you realize or not, your choice for flooring has a critical impact on the entire look and feel of every room in the house. And with the new year on the way, it’s time for you to look at your flooring and see if a new style would be right for you.

Unlike a lot of other home projects, you can put in new flooring during the colder months. Refresh your floor style with some of these ideas:

Go with a lighter hardwood. Wood floors will never go out of style, but lighter-toned hardwoods with smooth, matte finishes are becoming more popular. 4-5-inch widths are also popular. Choose a natural finish. Natural finishes for wood floors are also rising in popularity over stained wood floors. To achieve the natural look, the wood is oxidized with minerals that react with tannins in the wood to create color. Gray is here to stay. Gray is a popular color in home décor, and gray wood flooring is no exception. Shades of gray run the gamut, from light gray, to driftwood to darker rustic hues. Gray wood floors look great in a kitchen, especially when paired with white cabinetry. Hardwood in bathrooms. Many homeowners are also opting for hardwood floors in bathrooms, especially a distressed or antique look that adds a unique warmth. If opting for

hardwood in the bathroom, it’s a good idea to finish floor areas where puddles may form – such as outside of the shower or tub – with tile. Blend with dark carpeting. Dark colors are popular in carpeting – colors such as black, charcoal, or jewel tones like ruby red or emerald green. These rich colors play well with warm woods when used for stair runners or area rugs in bedrooms and living spaces. Opt for low-profile, patterned carpets over thicker, shag varieties.

So, while you’re spending time indoors this winter, focus on the flooring and play with some of these style ideas in your head. Consider refreshing your flooring in the new year to give your home a style boost and contact your home contractor or local flooring company for samples and more great ideas.


REMODELING?

QUESTIONS TO ASK DURING YOUR PRE-CONSTRUCTION MEETING Embarking on a remodeling project is an exciting endeavor—you’re finally going to get that new kitchen or finished basement you’ve been longing for. But going under the knife, so to speak, is also a stressful prospect. That’s why scheduling a pre-construction meeting with your remodeling professional is so important. According to the National Association of Home Builders (NAHB), the pre-construction meeting is a key opportunity for the remodeler to explain exactly what will be done, as well as how the job will progress. It also provides a chance for both parties to define their expectations and flag any problems that may arise. The goal is to alleviate as many surprises in advance as possible. With peak home remodeling season right around the corner, now is the time to contact your trusted contractor or home remodeler to discuss a remodel. Here are just some of the issues the NAHB recommends you discuss with your remodeling professional during the pre-construction meeting: Are you okay with signs on your property? In addition to acting as a marketing tool, signs help contractors and suppliers locate your home. Decide now whether you will agree to this. If you have an alarm system, determine how it will be handled. Will you give the construction crew a key, or do you plan on having someone on the premises to let them in?

Ask if any utilities will be interrupted during the remodel, such as water or electric, and if so, for how long. This will help you decide whether you will need to find other accommodations for a period of time. What are your rules concerning workers using your landline for local calls? What about using your bathroom? Figure out a plan for removal of trash. Agree upon where the dumpster will be located. Discuss which areas of your home will be off limits to workers. You may discover that workers need access to certain rooms for part of the project. What will take place in terms of daily cleanup? Make sure your expectations are in sync with what will actually take place. When will work begin and end each day? Where will workers park? Once you find out, be sure to let neighbors know. Let your remodeler know what your rules are when it comes to smoking, profanity and music.

Laying all of this out in advance will help make for a smooth project and a pleasant working relationship for all. So contact your local home remodeler or contractor today to start getting everything planned out.

Tackle one (or a few!) of these small ways to declutter and restyle your home for a brighter, happier and cleaner new year. ADORN A BARE MANTEL. Resist the urge to shop to fill that empty ledge. Instead, strategically use a few objects you already have, suggests design entrepreneur Kate Arends. She recommends using one of two strategies: • Follow the “rule of three.” Pull together any three objects of different shapes and sizes (such as a tall tchotchke, a short dish and a sculptural vase) and arrange them with some breathing room around them. • Group by color. Gather items in one hue–like a bunch of blue vases, bowls and books–for a monochromatic display. “It makes a space feel more colorful and more organized,” says Arends. EMBRACE THE BIN. The pros agree: Containers are key to organizing just about every space. “You can toss stuff into them, and they make for quick cleanup!” says Beth Penn, author of The Little Book of Tidying. Here are expert picks for clutter hot spots: • Reduce the shoe pileup. In your home’s entryway, store footwear in a big, handled basket that can get tucked into a closet when company comes. Choose a decorative one, since it will be out most of the time. • Organize clothing closets. Select a bin with rigid sides and an open weave so small items like scarves, clutches and belts can breathe. • Store craft supplies. Buy small clear bins with lids so you can stack them on a shelf and still see what’s inside. MAKE ROOM FOR RESOLUTIONS. If you want to exercise more, push the guest bed against the wall and lay out a yoga mat or weights. If you’re hoping to start scrapbooking, keep a desk clear and have materials at the ready. With cold weather heading toward much of the country, you’ll likely want to ensure that your home is ready to deal with the hazards of winter weather like ice, snow and cold temperatures. Don’t assume that just because everything seems to be in good shape now that you won’t experience any problems over the course of the winter.


It’s easier to have a new furnace installed while the weather is still mild instead of waiting for a snowy, icy day when the driveway might be slippery and snow could get tracked through the house. You’ll appreciate the peace of mind of having an up-to-date, reliable furnace that can supply the heat your family needs.

Roof Repair Strong winds or heavy rain can damage a roof over the summer without you even knowing it. Have a professional roof inspection done to check for missing or broken shingles, deteriorating gutters and downspouts, or a missing chimney cap. Don’t wait until several inches of icy snow has piled on your roof and caused a leak in your home. Have any needed repairs done now before the weather turns frigid. Here are some minor repairs and different inspections you can do to ensure that your family stays warm and dry through winter:

Foundation Inspection Walk around the external foundation of your home to look for cracking, crumbling or other signs of decay. Loose, weak or broken foundation cement or bricks can let in moisture that could cause serious damage in the months ahead. Inspect the inside foundation for similar problems and call a specialist to repair any damage before cold weather arrives.

Furnace Updates Schedule an annual maintenance visit with an HVAC expert to keep your furnace working efficiently. If it’s getting old or worn out, it may be time to consider a new furnace installation to keep your home comfortably warm through the winter months. You don’t want your heating system to give out during the winter over a weekend when an HVAC technician’s emergency visit costs more than a regular weekday appointment.

Plumbing Checkup Drippy faucets or clogged drains can cause water buildup or mold growth. For problems like these that you may have been ignoring or if it’s been a while since your plumbing was checked, contact a plumber for an evaluation of your water lines and pipes. Make sure the plumbing is insulated adequately so your pipes won’t freeze and burst in the freezing temperatures.
