YOURÂ SPRING Real Estate Wrap
WINTER MARKET Wrap Up
Bring on Spring! Who would have guessed that the real estate market is holding up as strong as it currently is. South Australia was the only state to record an increase in property prices from the last quarter, buoyed by low Covid-19 cases, low interest rates and some of the lowest stock levels seen in a long time. The data suggests that we are down significantly in total available properties to the same time last year, interestingly there are the same amount of properties being released to the market but they are selling in extremely short periods of time, often less than a week. We anticipate confidence levels to grow heading into the warmer months and expect more available listings to keep the growing list of buyers happy. - Sam Oborn

TIPS FROM
Adelaide Hills Lawns & Gardens Getting your lawn perfect after winter can be challenging. Here are some tips to help... Irrigation. The warmer weather is coming so now is the time to start firing up the irrigation. Make sure your irrigation is working properly. A good, efficient irrigation system for the lawn will make your job a lot easier. Check all sprinklers are working correctly eg. popping up all the way, spraying arc is set correctly and that none are blocked. Run a test cycle to make sure your valves are operating as they should (opening and closing). Weeds. Get rid of any of those weeds in your lawn by either pulling them out if there aren't too many or apply a broadleaf herbicide over the lawn to clean everything up. Fertilising. Spring time is the time to apply a balanced fertiliser with higher nitrogen to give it that boost of growth as it comes out of dormancy and a nice even green appearance. Mowing. As the spring time hits and the warmer weather approaches your lawn will start to grow a bit more. Might be a good idea to give the mower a bit of a service ready for the season. Check replace blades, clean the air filter, check oil levels. During the spring is the time to lower your cutting height a bit too.

Your agent Sam Oborn
Residing in the Hills for his entire life, meet Sam, who’s not your typical real estate agent with a strong passion for helping people achieve their dreams. Formidable marketing skills, an impeccable work ethic and a talent for identifying his clients’ needs have set Sam on an impressive career trajectory selling rural and lifestyle properties across the beautiful Adelaide Hills, with a particular focus on Hahndorf. And nearly a decade on and his drive and enthusiasm are stronger than ever. Following a successful career in the highly competitive wine industry that saw him working overseas and achieving top level results, Sam returned home to study a Master of Business (Property). To work as a valuer was his end game, but real estate had other plans. And so, he settled into sales as quickly and naturally as he settled his young family into the Stirling community. Sam is a passionate promoter of Hills living, citing the incomparable appeal of a country lifestyle within easy commute of the CBD, and the area’s solid track record for growth. Radiating a refreshing modesty that cloaks his many talents, Sam nevertheless recognizes the importance of having complete confidence in your choice of agent. Run your eye over the multiple pages of reviews on ratemyagent.com.au and you’ll soon see that knowing your market, keeping you in the loop and negotiating happy outcomes are all in a day’s work for this seasoned professional. As for results, they speak for themselves. Working with a talented team is a bonus, a team that shares Sam’s vision for a better real estate experience and ‘gets digital’, creating effective marketing strategies that are right for your home.
