We will liaise with your chosen conveyancer to supply them with the relevant contractual documentation so they can begin the property transfer process. They will then, in turn, liaise with you regarding transfer documentation, account settlement and any additional questions you may have regarding the sales process

Once your Cooling Off period has passed we will require you to pay your nominated deposit Your sales consultant may have already provided you with the deposit payment details, however if you are looking to pay today you can contact office on 8389 7900 for payment instructions. CONVEYANCING-YOUROPTIONS

We will now require a conveyancer who will act on your behalf to facilitate settlement. Both Vendor and Purchaser require a conveyancer. You are welcome to choose your own representative to complete settlement. However, if you are unsure of who to use, our clients in the past have utilised the following companies.

If your contract is “subject to finance”, we will require a name and contact number of the bank or mortgage broker that you will be seeking finance approval through. If you find that you need more time to get your finance approved, we ask that you contact your agent as early as possible so we can help you in any way we can

It is recommended that both Vendor and Purchaser maintain insurance over the property until settlement is completed. Due to the Purchaser having an equitable interest in the property it is recommended that a cover note of insurance on the building is taken out at contract signing

F.A.Q.

WHEN IS THE PROPERTY MARKED AS SOLD?

The property will not be marked as sold online until the contract is unconditional. Unconditional is defined by either a contract with no conditions and that has had a deposit paid, or once a conditional contract has had all of the conditions met.

WHAT CONNECTION SERVICES DO I NEED TO ORGANISE?

You will be required to connect your power, gas, telephone and any internet/pay TV services. Your conveyancer will take care of SA Water, local Council, Emergency Services Levy and Strata if it is applicable as part of the transfer/settlement process.

DO YOU REQUIRE A RENTAL APPRAISAL OR THE SERVICES OF OUR PROPERTY MANAGEMENT TEAM?

Our Sales Department is supported by an award-winning Property Management department. Ensure that have been sold with the property aren’t accidentally packed

Disconnect all appliances

Disconnect the TV aerial

Return any borrowed items

Throw out items that you don’t intend taking with you

List valuable items for special care when moving

Advise removal company of dangerous goods being moved (i e ammunition, petrol, spirits, chemicals)

Securely pack all jewellery, money, special documents and papers (i.e. legal, tax, insurance etc)

Set aside items you will need on the day of the move so you can take them with you (i e food, drinks, cleaning products)

Pack each room leaving the boxes stacked and labelled with the room they are to be moved to It is a good idea to write on each box a list of its general content

Clearly label boxes containing breakables as ‘fragile’ and identify these items to the removal people

Pot and pack away the plants and cuttings you ’ re taking

Explain your packing procedure to the removal people and be at your new home when they arrive

Don’t

Put breakables or liquid filled containers in drawers

Overload drawers and make furniture too heavy to move (too much weight can damage furniture)

Move netting, barbed wire, timber, wood, coal etc without special arrangements being made

Store perishable goods where they might be overlooked

Make arrangements to

See your conveyancer to sign transfer documents / mortgage discharge documents

Enrol children in new school

Coordinate the forwarding of any files from the children’s previous school to their new one

WHATTOEXPECTONSETTLEMENTDAY

The week prior to settlement your sales consultant will be in touch to advise that the settlement date has been booked in. They will also arrange a time for you to meet with them at the property to hand over keys if applicable.

Settlement can take place any time after 11am on the day of settlement It is for this reason that most key handovers take place in the afternoon If you are moving from one property to another on the day, please be mindful of this time when booking in your removalist We are unable to hand over keys until we have received advice from your Conveyancer that settlement has taken place.

Occasionally things happen that are out of anyone ’ s control and settlement can be delayed. Rest assured, we will keep you up to date and do everything we can to help negotiate this process if it arises
