Position your Stable for Success. The Murray Bridge Trainers Village is South Australia’s leading new thoroughbred training facility located alongside Murray Bridge Racing Club’s new world class racecourse. The Murray Bridge Trainers Village precinct is located at the entrance to the new Murray Bridge Racing Club (MBRC) facility on Brinkley Road in Gifford Hill, a semi-rural locale situated 9 kilometres from Murray Bridge and 3km from MBRC’s former racecourse on Maurice Road. As a significant government-supported urban growth development project, Gifford Hill is set to become home to around 10,000 residents in the coming years with the $35 million racecourse redevelopment an integral first stage in this project. It will offer trainers state of the art training facilities alongside the newest and one of the best tracks in Australia and pose an opportunity to enhance the face of racing in South Australia. The Murray Bridge Trainers Village will consist of up to 40 equine community title allotments of various orientations, ranging in size from 4902m2 to 16525m2. The flexible plan will allow trainers to join allotments together to create larger parcels to accommodate their training requirements.
The Trainers Village allotments have been purpose placed for direct access by horse walking trails to all of the club’s current and future training infrastructure.

Murray Bridge Racing Club. The Murray Bridge Racing Club (MBRC) spans a successful 120-year history from its establishment in 1899. The club has earned a strong and trusted reputation since this time as a well-run and reliable destination for horse racing pursuits and is considered a premium racing brand in South Australia. The $35 million development of the new MBRC will further enhance the club’s reputation.
The MBRC has been allocated 21 race meetings for the 2019/20 season. Included in these are 2 Saturday Metropolitan meetings, 3 Public Holidays, 4 Sunday meetings and along with the popular Friday Gold Cup meeting in October, numerous midweek meetings. Amongst other facilities highlighted on the masterplan, the brand new MBRC equine precinct will feature: • Sweeping 2160m, 30-metre-wide, even surface grass track with fully automated watering system and extensive drainage ensuring little to no water remains on the track’s surface. • Underground tunnel joining the Trainers Village and horse float carpark to the main race track and training tracks, eliminating the need for a crossing to maximise horse, trainer and jockey safety.

Part of the broader racecourse development is the new $20 million Murray Bridge Racing Club Function Centre and Race Day Facilities Building. This facility has been beautifully and masterfully designed by Melbourne based Max Architects and local Adelaide Hills architect Beyond Ink, and constructed by Marshall and Brougham. The modern function centre with a 600-seat capacity has sweeping, uninterrupted views of the racecourse and will operate year-round as a high-end function and conference centre. Boasting multiple bars, dining areas and lobby, the centre also features a club level with outstanding members’ facilities, committee rooms and trainer and owners’ facilities.

Murray Bridge Trainers Village Owners either living or owning stables in the Murray Bridge Trainers Village will be able to take full advantage of the new MBRC facilities and associated trainers’ facilities, along with other trainers registered at the Club.
The proposed Trainers Village will be established by Community Title ownership. A community plan is the division of land into more than one title and an area of common property which is shared including roads, pathways, landscaping, fencing and bridle paths. Community Title provides for community management of services and infrastructure and in this instance encompasses positive obligations on owners for high health standards for site and stable management and bio-security. Body corporate fees in the form of an ongoing quarterly levy in addition to Council rates are applicable.
You are not obliged to set-up a residence at the MBTV. You may, if you prefer, only set up stables in the Trainers Village. Alternatively you may be interested in considering an investment opportunity of owning and leasing stables on a trainer’s allotment.

Purchasing on community title ensures that trainers can be proactive and have a say in the management of the Trainers Village, and importantly provides the opportunity for the MBRC to be involved in the management of the village. Owners will be presented with a set of Design Guidelines which have been formulated to establish an equine living estate that complements the integrity of the MBRC’s brand and new racecourse and club facilities. The Design Guidelines seek to encourage a strong equine and rural theme, embrace the expansiveness of the estate and establish a respectful connection with the racecourse. Rather than being prohibitive, they are a guide and encourage purchasers in their housing selections and design aesthetic.

Murray Bridge Murray Bridge Trainers Village will take advantage of the fantastic infrastructure and amenities of Murray Bridge while Gifford Hill is being developed.
The rural city of Murray Bridge lies a comfortable 50-minute drive along the South Eastern Freeway (Highway 1) from Adelaide and has a population of approximately 20,000 residents. The city has established infrastructure to support its growing population including schools, hospitals, shopping, restaurants, sporting clubs and numerous recreation and leisure activities.
Murray Bridge is forecast to experience unprecedented growth in the coming years with many projects planned or recently completed, including the highly anticipated multi-million dollar Murray Bridge Racing Club Racecourse and Community Function Centre. Other projects scheduled to commence or recently completed in the Murray Bridge area in the next year include:
Murray Bridge is centrally located to many South Australian tourist attractions including the Barossa, Victor Harbor, Adelaide Hills and is well positioned from a racing perspective, with provincial tracks conveniently located within 30 minutes to 4 hours away.
• $10 million Greyhound Race Track
The region enjoys a consistent Mediterranean climate with relatively low rainfall and mild summers which presents a fantastic opportunity for trainers to capitalise on these conditions by maximising training in comfortable conditions and reducing the chances of wet weather interruptions.

Train. The number of horses being trained in Murray Bridge is second only to Morphettville. The Murray Bridge Racing Club’s current base and ongoing success is vital to the racing industry in South Australia.
It is anticipated that with its new track and training facilities, purpose designed trainer allotments and exciting plans for future training infrastructure additions in the near future, that these numbers will continue to grow. Trainer fees at the MBRC will be charged on a user pay basis, with individual horses attracting a different level of fee depending on the infrastructure required and times used. These include slow work, gallops and fast work mornings, use of the dirt track, grass track and the new fibre sand track. The MBRC, unlike many local clubs, has steered away from charging trainer’s and owner’s starter fees. This will hopefully encourage more owners to enjoy the experience of racing horses in a more affordable environment. Monthly accounts are sent to all trainers via post and email.

Facilities such as the Bull Ring, Hurdle lane and picking areas will be supplied free of charge to all trainers registered with the club. With the implementation of the fibre sand track, the Club is hopeful racing and trials will occur on a more regular basis. The fibre sand provides a cushion friendly, even surface that can cater for a much larger number of horses during early track work. Importantly with a 30m width on the 2100m main grass race track, the MBRC is confident that it cannot only cater for race day needs, but can also cover trainers’ requirements for all important grass gallops. Good lighting will be provided to further enhance the safety of the environment.

The Murray Bridge Racing Club redevelopment and the Gifford Hill masterplan is a joint venture between highly experienced and respected South Australian developer Burke Urban and investor partners.
Burke Urban’s highly valued investor partners include the MBRC, Thoroughbred Racing SA (TRSA), the Hurley Hotel Group, Mark Ricciuto (former Adelaide Crows Captain) and the Wicks family (South Australian Winemakers and Property Developer). This winning team has been working cooperatively on this visionary project since 2009 when the MBRC, TRSA and Burke Urban acquired over 800 hectares of land at Gifford Hill. The joint venture agreement also includes the planning and development of a masterplanned community at Gifford Hill, and the redevelopment of the existing Murray Bridge Racecourse at Maurice Road, into a new masterplanned development integrated with the neighbouring Murray Bridge Golf Club. The project has come to fruition as a result of years of collaboration between the joint venture, extensive national industry research and consultation with a multi-faceted design committee consisting of horse racing and training experts.
