Market Comment
GOLD COMMENT With October finished it feels like the headlong rush to Christmas is getting underway and the market is definitely moving. The recent release of the REINZ data for the month of September is still making for interesting analysis, particularly when you relate it to what is actually happening at the coalface right now. I mentioned last month that I felt we were currently on a finely balanced market with potential for prices to ever so slowly soften. The recently released industry data has reconfirmed that thought, and the same message was reiterated by Harcourts CEO Chris Kennedy in his recent Market update. The September sales figures for Christchurch are for the 3rd month in a row sitting on 650 sales in total for Residential dwellings and sections. Typically we could expect a little bit more of a change in the total volume on a month to month basis but as mentioned in the last 3 months the levels have remained remarkably consistent, at this very good level. Over the winter months, it has been widely reported that stock availability
has been at an all-time low and the September figures continue to indicate that has been the case right across Christchurch with the Harcourts data showing new stock levels down by 27% against the same time last year. Despite the data, you can feel this has changed dramatically in October already, while we can’t as yet speak for all the Harcourts offices, here at gold we are currently experiencing a literal flood of listings to the market, it will be interesting to see if that translates across all companies, or whether it is a market response to our well-received listing promotion. Typically we would expect to see an increase in listed property as we come into the spring months, but I have a feeling there is likely to be more availability than usual this spring. Property price values continue to show little sustained upward pressure, with Harcourt's own averages showing some month on month variations, but those monthly ups and downs equate to minimal price movement from the same time last year. So what does all this mean? I believe we have sufficient stock availability

in Christchurch to meet our current growth requirements and based on the planned inner city developments and available subdivisions I don’t expect this to change in the near future. People are definitely buying and selling as per usual and there is now plenty of choices for the market to view. The prices have remained remarkably flat over the last 12 months in comparison to what we had been experiencing, that is why I feel we are in a finely balanced market currently favouring neither side. Choose your agent, and company to represent you wisely, with options available, the power is slowly coming back to the buyers, and that is when you need an experienced professional company to represent you. Both prices and sales are strong, so my suggestion is to think carefully before turning down a reasonable offer in this finely balanced environment. The spring flush is definitely here and the market is humming. Good luck with your real estate decisions, remember you can never go wrong choosing the best team in the business to represent you.

I recently attended a business seminar in Auckland themed around the challenges of performing under pressure. Although I’m not able to share the specific material put forward by the presenters, I am going to recount some of my most significant observations and the take-home tips that evolved from these. The seminar/summit was a collaboration between the Auckland Chamber of Commerce and the New Zealand Athletes Federation. The presenters were internationally recognized elite New Zealand athletes, all of whom were household names and singularly capable of causing a social media storm just by entering the building. This talented group shared their individual stories involving not only their outstanding successes but their soul-destroying failures, and in doing so provided the business attendees with strategies they could apply to their own professional lives. Business and sport share some commonalities. Success in either field requires a toolbox of strategies, specific disciplined behaviours, a strong mental psyche and a healthy dose of curiosity. Performing under pressure as an athlete, as for anyone in business, is far from easy. The stakes are high and in my own industry they involve

people’s biggest asset – their home – and engage their biggest emotional triggers around how they feel about it. This means business relationships that can see you teeter on the cusp of being a lifelong friend or being someone that the client never wants to work with again. The pressure comes from:
• The need to deliver, especially around price, and always around the processes or activities involved to achieve it. At times like listing, auction day, presenting offers or negotiating difficult terms, pressure is always a constant. • The need to read and anticipate the market at any given time, just as the sportspeople presenting to us had to read the climate, their competitors and their level of fitness
to undertake the job. I always do a simple and personal audit every morning to check my own level of ‘match fitness’ to lead our team.
• The need to constantly make improvements. Training, be it in sport or real estate, is a prerequisite for success and although the basics should always be attended to brilliantly, so too should new methodology be explored. High stakes require high levels of skill and commitment, and although no one at the seminar could count winning a gold medal or a Rugby World Cup among their own achievements (unlike our presenters), we could all dream about – and hope to emulate to a tiny degree – what it takes to perform under pressure and come out on top.
So, there you go. As easy as it is to dismiss pressure as a New Age, First World concern, without it even the hope of performing well won’t ignite. Just imagine if Richie as a lad in Kurow, Valerie growing up in South Auckland, Hamish Carter and Mahé Drysdale hadn’t thought to confront pressure. As one of them said on the day, if I had known some of the right strategies earlier, I would have doubled my medals. Get your head around what your own pressure thresholds are and work in a space that lets you be your own champion.

Design for the sun. First and foremost, plan the house to get sun into the main spaces, if not all of them – more of it in the winter, less in the summer. Sunlight can transform even the smallest room. Less is more. Minimalism works for small spaces. Clean lines and well-thought-out detailing can make a space seem bigger by minimising visual clutter. We also try to incorporate built-in furniture, which is a great space saver as well as reducing clutter. Link rooms to external spaces. Opening rooms to external spaces is an easy way to enlarge a room with less cost. Decking is a lot cheaper per square metre than the square-metre rate of building internal spaces.
4. Minimise the size of intermittent spaces. Give space to the areas people spend more time in, like living areas, the kitchen, or the bedrooms. Spaces that you only pass through, like stairways, halls, and entry areas don’t need to be big. Arriving in a room, having passed through a tight space, can enhance the feeling of spaciousness. 5.
Use height. We always try to lift ceilings beyond the standard 2.4m – the extra height goes a long way towards creating a light, airy feeling. This also ties into the previous point, by adding drama with the spatial play of compression and expansion
