Market Comment

GOLD COMMENT The release of the Christchurch August sales results show the market in a strong position at this time of the year. The industry sales figures for our city are almost identical to the previous month along with the recorded median sale price. REINZ data indicates some 637 residential and section sales occurred across the city, against the 640 in total recorded for July. This strong level of interest is partially a result of our exceptional warm winter but largely due to the pent up demand for property all around New Zealand. Interestingly, when you look at the data, a few anomalies are starting to show that have me intrigued. We have a strong market at present there is no doubt about that, but we have just been through a period for the last 8-9 months where listings have been in short supply, and typically when you have good strong demand and lower than normal stock levels the law of “supply and demand ‘ takes over and prices rise. But the Christchurch market place is not showing that currently, when we look at the REINZ median it is not significantly different from what it was 12 months ago. Certainly there have been some minor monthly variations up/ down by a couple of thousand dollars but over a period

of time we have seen little upwards movement, such as that being talked about in Auckland currently. That to me is an indication that the market is perfectly balanced at present.

With the arrival of spring we would typically expect a flush of new stock on the market over the coming months, and the indications from all our consultants are that this is starting to happen. Appraisal numbers are lifting, auction numbers are on the rise and everyone is definitely shaken off their winter blues (if they had any) and are ramping up for the pre-Christmas rush. So what is going to happen with a fresh flush of property on the market?? If, as I suspect, we are currently on a finely balanced market there is potential for prices to ever so slowly soften. I am not in any way expecting any sort of major price drop issue but we could see a little softening start to occur. So if you are thinking of selling I think we are at the top of the market currently, I think it is a very good market still with plenty of interest.

‘Average’ and ‘one million’ are terms that probably shouldn’t be in the same sentence when considering property in a country as small as ours. It puts us as a nation behind Monaco, London and New York for affordability, but well ahead of our Australian counterparts, to name a few.


The Million Dollar Dilemma The actual property snapshot (QV House Price Index released on 6 September 2016) reported that the average value in New Zealand is now $612,527, the average value in Christchurch is $492,766 and the average Auckland house value is $1,013,632. Despite being a property professional, this last fact still requires a deep breath.

Numerous elements appear to be driving this scenario, including low supply and high demand, strong immigration into our largest city and a heated desire for investment property. So, for what it’s worth, here is my biased take on matters.

Get on, make a purchase, do your best to debt service, and you should be handsomely rewarded in years to come.

First Homes If you live in Auckland you may as well pack your bags now or hope that your beloved parents will decide to help you. Buying in Auckland will require you to keep your expectations in check (hard for millennials), try to win Lotto or accept saddling yourself with debt

If you reside in Christchurch, consider yourself lucky and look to affordable suburbs such as Bishopdale, Redwood, Northcote, Somerfield, Spreydon and Richmond. But, let’s face it, the property average for just about every suburb in our entire city sits below that of Auckland.

Rent vs. Purchase Currently rents in the Garden City are softening. You can stay renting but I’m in the ‘buy’ camp, believing if you’re going to contribute to someone’s mortgage it may as well be your own. Trading Up or Down A constant in real estate, both of these actions are easier – if not as profitable – when undertaken in Christchurch.

In Auckland, trading down has become a silver lining for those selling as they pocket the gains their ownership and location have provided. But despite these gains, Aucklanders have said they fear for their children when they attempt to get on the property ladder … and who wouldn’t? The Halo Effect This delightful term relates to the corresponding increase in value and popularity of areas outside Auckland. Hamilton and Tauranga sit firmly in this camp and have seen strong increases in sales as people take funds from Auckland in their search for better value. In Christchurch, after some incredible years of regeneration, we appear to be a more stable if not more affordable city and I’m entirely grateful that this still-beautiful place is where I call home.

Now’s the right time to get your property ready for listing as...

Springtime is premium selling time! While it still may be cold outside, its a great time to think about what you need to do if you’re selling your home this Spring. The good news is, you can get a head start on preparing your home now, so it’s ready to go once the first signs of spring appear. Here are some simple tips you can do now, to help get your home market-ready.


Tip 1. Springclean! Think spring cleaning territory when deciding what level of clean your home requires for sale. If the task feels overwhelming, simply go room by room until it’s done. If you have carpet, and it’s in reasonably good shape, a thorough cleaning with a professional carpet cleaner will improve the look and the odor in your home. Tip 2. Clean theWindows! Even if it’s too cold to tackle the job from the outside, you can get half the job done now. Scrub the interior side of all windows and don’t forget the window sills, tracks of sliding doors, and the surrounding trim. Buyers will notice the attention to detail once your home is on the market. Tip 3. Do Minor Updates It’s no secret that kitchens and bathrooms sell homes. A quick update to a kitchen can make

a huge impact simply by cleaning painting or replacing tired hardware and fixtures. If your kitchen lacks a splashback, this is the perfect time to add one for maximum appeal. Tip 4. Paint Choose the spaces that have the boldest color and tone them down to a neutral palette. The goal should be for buyers to see your home as a blank canvas for their own belongings. Focus on high traffic areas next, and finally, repairing any flaking paint in damp areas such as basements or bathrooms is a must. Tip 5. Pack Early While you don’t need to pack up everything you own, strategically boxing up personal items that will depersonalise your space is a good idea. Family pictures remind buyers that this is your space, and you want them to picture it as theirs.

Storage space is another big item on a buyer’s list, so consider packing up any out of season clothing and storing it elsewhere to make wardrobes seem larger. Tip 6. Purpose every room Every room should have a clear purpose, so buyers can see how versatile your space is. This may mean removing furniture from a crowded space and moving it somewhere else in your home to create defined living areas. Look for opportunities to create functional spaces like an office area or reading nook, and if you have too much furniture, consider putting it in storage. Less furniture will create an open feeling throughout your home.

THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
