Happy New Year and welcome to 2017 – and for my Chinese colleagues happy Year of the Rooster. I’m always thrilled to enter a new year; I love the sense of promise and renewal, in addition to the mental picture I have of putting the previous year to rest.

If it was an exceptional year I tell myself that it’s the first of many and I can repeat it, and if it was extremely challenging (or as tough as old boots!) then I foster the belief that it’s now in the past and things can only get better. As a natural optimist, I’m sensing 2017 will have the usual mix of ingredients. Some ups (more, please!) and a few downs, lots of challenges
and hopefully the opportunity to grow and push forward. What I don’t want it to bring is persistent worry over elements you can’t control.
However, there are people who – regardless of what the general consensus is – just follow their own pathway.
Real estate brings considerable forces into play and these are constantly being discussed and extrapolated on in every media form. Economic elements including interest rates moving up or down, inflation, L.V.R. rates, and first-home ownership criteria, and let’s not forget the biggie, a new President.
Warren Buffet comes to mind with his statement, “a public opinion poll is no substitute for thought.” He went on to say that had he listened to the public opinion of the day, he wouldn’t have started investing, let alone bought his first property. He is one of the most successful investors of all time, so I’m interested in his words for two reasons: his advice is simple and understandable – and it’s worked!
All of these can take their toll on a buyer’s, home owner’s (vendor’s) or sales consultant’s psyche. They can and do slow down an overheated market and rob confidence from an even one.
How many times do you hear someone giving advice about real estate investment and they don’t follow what they actually preach? So, find the right people to talk with. Here are a couple of my 2017 resolutions and goals. Feel free to use them too, if they help. 1. Don’t worry so much: do the research, formulate a plan and action it. Avoid overthinking and that killer in business and life, procrastination. 2. Personally buy more property. It’s a mighty means of growing. Good luck.

Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.
• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. •
The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price.
• If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.
