Market Comment
GOLD COMMENT
There is no doubt that a sale by Auction is the favoured method of people in the know. Harcourts being the most dominant company using this method of sale is now having 38% of all listings being sold by Auction. February is traditionally one of the busiest months in the annual Real Estate calendar and the rational is easy to understand. Typically we have beautiful weather, work has resumed for most of us after the holiday break, the Schools are back as well and the world feels like it is returning to its usual normal state. With everything seemingly in the right place our thoughts turn towards what we are doing with our lives and for a lot of people a change of home features strongly at this point. With the market statistics now available we can see that February threw up a surprise or two for us this year. At the coal face our consultants were telling us they were busy but it just didn’t seem as hectic as previous years, and looking at all the figures we can see why. The REINZ stats tell us there were some 701 residential sales of dwellings and sections recorded in Christchurch city for February this year, almost 91 more than last February, an increase of around 15% showing us that our market is still strong and steady. This volume of sales makes it the third best February sales month recorded in the last 10 years a very positive sign for our city. What was very noticeable however, was the fact that new stock coming onto the market was down considerably in comparison to a typical
February. Traditionally we see the start of the year as a strong month with a lot of new Stock coming available, the surprise as I mentioned is that this year new listings were a lot slower, hence a reason why everyone was feeling a little less hectic. So what does this all mean? With good sales still occurring and plenty of available stock, we can expect that prices should remain steady for the near future. This is borne out with the current Median sale price for Christchurch showing very little movement over recent months. Certainly when talking with our consultants there is seems to be a feeling that we are still not seeing a lot of movement price wise either up or down, and that’s purely because there is still currently plenty of choice out there for buyers. But as with all markets there are a few irregularities that show up from time to time. Right at the moment it is very noticeable that there is huge interest in quality houses in the traditional blue chip areas, there is no doubt there is a push back into the city, and typically the sort after school zones and “Blue Chip” locations are reaping that benefit. In comparison it is noticeable that the “spec type” builds in the subdivisions have slowed dramatically and this is possibly where there has been the largest drop off in stock numbers has occurred, the rush to the outer suburbs seems to have definitely slowed, properties are still selling in

Why is it so popular and gaining popularity?, I think because it is seen as a transparent and fair method of sale, as with anything in life each home is different and consequently people looking at it all view it differently and are typically prepared to pay different sums to own. If you are a person selling your most valuable asset then you deserve the opportunity to ensure you received the best possible value. What the figures are now telling us is that Auction is not just the preserve of the high priced or unusual property, it is a sale method that suits all property. As a buyer it can be a bit harder with property not being regularly priced now day, but the trade off is that Auction is a lot cleaner than the “smoke and mirrors “ feeling that some other sale methods leave you with. As we head through March sales are still steady, but it is noticeable that the buyers firmly believe they have the upper hand, and will quickly move to the next offering if they feel value for money is not evident. Good luck for the rest of 2016, I think it is going to be a strong solid year.

Tips for New Builds
After an almost three year mission involving selling (a home I loved), moving (next door), selling again to the same neighbours (thanks guys), and wondering why we didn’t just buy instead, we are now only three months away from moving in to our newly constructed home.
Well at least that’s what I’m working towards and it would be fair to say there might be some tears if it takes longer than that! It’s so close I dream about it at night. I see the colours on the walls and the furniture in its ‘just right’ position. I no longer see the builder’s rubble, the mounds of dust or bang my head on the scaffolding. Don’t you just love that about dreams?

But this dream sits across some very harsh realities and I’ve got a new appreciation of how it feels to embark on a massive project whilst trying to juggle a life and career that’s full to overflowing. This month I’ve got some building dos and don’ts to share which even though they may be of little relevance to others in the same boat, it makes me feel better to have expressed them.

Everything and everybody in their place It’s brilliant to engage specialist assistance. It could be an architect or a designer, both of whom will have their own unique prospective about the project, which is brilliant. The issues can start when the reality of what they draw or envisage and how you like to live collide. I’m all for beauty but it can come at a massive price tag and an absence of practicality. Constant communication is the secret to reducing stress, allowing everyone to work together rather than wrangle over fittings, spaces and colours. Get good tradies What a difference a wonderful team of tradies makes. I’ve really enjoyed the team who have worked for us, ably lead by our young
foreman Jake. Despite numerous challenges this savvy team have battled the elements, the size and complicated nature of the build and the occasional apathy of other introduced tradesmen. Make sure you get the best possible team, shout beers when it’s hot and keep the coffee and other goodies up. Watch those “extras” Don’t be afraid to make changes if you must but remember ‘extras’ add up and will sit outside of your initial quote. Get any in writing and make sure all parties know what’s expected. Don’t fall out over not having an understanding of what you were requesting and it’s easy to occur when some extras, a change here, a change there can amount to thousands of dollars.
The devil is in the detail Not everyone can read plans! I like 3D drawings because I can get a better picture of things and I can see details. Ask for these if looking at a set of plans if it helps. Despite my best efforts I have visited our site to be surprised by elements I never realized were going to appear. Windows I hadn’t expected, different door handles, ceiling heights, all examples of details I’d missed. Thankfully it still worked well, once I’d seen everything but it would have been good if I’d paid more attention. So here we are three months and counting down, wish me luck and wish some for the poor movers who will have me hovering around as they cart my life’s treasures from our current place to our new home. And that’s it because I’m not moving again!

• If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.
THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
