GOLD COMMENT


We have listed and sold an additional 104 Auctions in the past year, an increase of over 18%. Our total number of written sales has also increased by close to 18% over the year. It is this sort of level of performance you require from a professional team and a professional company when you are selling your biggest asset. With the release of the April REINZ data it is apparent that Christchurch has continued with the strong steady market we have been talking about and experiencing for over a year now. From what our consultants are telling us and based on open home visits, there has been no drop off in demand from the buyers, and certainly no discernible letup in enquiry. The REINZ stats tell us there were some 810 residential sales of dwellings and sections recorded in Christchurch city for March this year, almost 80 more than March last year. This increase of around 10% is showing us that our market is still strong and steady. The aforementioned volume of sales makes it the third best March sales month recorded in the last 10 years. We have now had the last two months consecutively showing near record sales volumes, a very positive sign for our city and what is happening around us. As mentioned last month we have noticed a significant slowdown in listing activity, in comparison to what we would normally expect. There is no discernible reason that we can think of to account for this, unless Christchurch is just taking a breather while people enjoy their homes having been remediated, replaced, repainted and repaired. So once again, with good sales still occurring and reasonable stock levels, we can expect that prices will remain steady for the near future. This is borne out with the current Median sale price

for Christchurch showing very little movement over recent months and it has consistently hovered around the $440,000 level +/- according to the REINZ data. Certainly when talking with our consultants there is seems to be a feeling that we are still not seeing a lot of movement price-wise either up or down, and that’s purely because there is currently a reasonable amount of choice out there for buyers. As mentioned last month the good old Traditional “Blue Chip” locations continue to get huge levels of interest in available property. In recent times we have started to see an even greater availability of the “As Is“ properties coming up in these sort after areas, and it is noticeable that this is creating a large amount of interest within the development sector, which developers, and investors competing with individuals wishing to purchase in the Blue Chip locations. Here at Harcourts Gold we have just finished up the latest financial years results, and as you would expect with a well performing group of offices they are outstanding. According to our statistics, there has been a very modest 2% rise in the last year which reinforces what I said earlier - that property prices have not altered greatly in the last year. If you are interested in the rental market across the city, a quick search shows that currently there are in excess of 1800 rentals available to rent at any given point of time. As a landlord this equates to a lot of lost income potential, and the longer your property remains untenanted the greater the potential lost income. More than ever it is critical your rentals are priced competitively in the current climate. Just because you had a great rent last year when you signed in your tenant, this doesn’t mean there is another prepared to pay the same level when they have so much choice available. Think carefully of the rent you want, especially as there are now plenty of newly renovated (and in some areas plenty of new built) property available. Tips for New Builds

After an almost three year mission involving selling (a home I loved), moving (next door), selling again to the same neighbours (thanks guys), and wondering why we didn’t just buy instead, we are now only three months away from moving in to our newly constructed home.

Well at least that’s what I’m working towards and it would be fair to say there might be some tears if it takes longer than that! It’s so close I dream about it at night. I see the colours on the walls and the furniture in its ‘just right’ position. I no longer see the builder’s rubble, the mounds of dust or bang my head on the scaffolding. Don’t you just love that about dreams?

But this dream sits across some very harsh realities and I’ve got a new appreciation of how it feels to embark on a massive project whilst trying to juggle a life and career that’s full to overflowing. This month I’ve got some building dos and don’ts to share which even though they may be of little relevance to others in the same boat, it makes me feel better to have expressed them.

Everything and everybody in their place It’s brilliant to engage specialist assistance. It could be an architect or a designer, both of whom will have their own unique prospective about the project, which is brilliant. The issues can start when the reality of what they draw or envisage and how you like to live collide. I’m all for beauty but it can come at a massive price tag and an absence of practicality. Constant communication is the secret to reducing stress, allowing everyone to work together rather than wrangle over fittings, spaces and colours. Get good tradies What a difference a wonderful team of tradies makes. I’ve really enjoyed the team who have worked for us, ably lead by our young foreman Jake.

Despite numerous challenges this savvy team have battled the elements, the size and complicated nature of the build and the occasional apathy of other introduced tradesmen. Make sure you get the best possible team, shout beers when it’s hot and keep the coffee and other goodies up. Watch those “extras” Don’t be afraid to make changes if you must but remember ‘extras’ add up and will sit outside of your initial quote. Get any in writing and make sure all parties know what’s expected. Don’t fall out over not having an understanding of what you were requesting and it’s easy to occur when some extras, a change here, a change there can amount to thousands of dollars.

The devil is in the detail Not everyone can read plans! I like 3D drawings because I can get a better picture of things and I can see details. Ask for these if looking at a set of plans if it helps. Despite my best efforts I have visited our site to be surprised by elements I never realized were going to appear. Windows I hadn’t expected, different door handles, ceiling heights, all examples of details I’d missed. Thankfully it still worked well, once I’d seen everything but it would have been good if I’d paid more attention. So here we are three months and counting down, wish me luck and wish some for the poor movers who will have me hovering around as they cart my life’s treasures from our current place to our new home. And that’s it because I’m not moving again!

Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.

THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
