Perhaps it is the unseasonal weather, perhaps it is the media says, a lack of houses in New Zealand, whatever it is the market has changed little in the past month. As has been reported many times, a lack of stock (typical at this time of year) coupled with long term built up demand means that the pressure is still on the property market round most of the country … and Christchurch is no different.
Here we are, literally half way through 2016 and at times it feels like we are part of Game of Thrones set “winter is coming” still so they tell us. Perhaps it is the unseasonal weather, perhaps it is the media says, a lack of houses in New Zealand, whatever it is the market has changed little in the past month. As has been reported many times, a lack of stock (typical at this time of year) coupled with long term built up demand means that the pressure is still on the property market round most of the country … and Christchurch is no different. The June sales figures show that 607 properties changed hands in Christchurch last month, almost the same volume of property as was sold in June a year ago. Not surprising really when most economists and market punters are being quoted as saying they see nothing currently on the horizon that will dampen or slow demand within New Zealand. I also suspect that when you factor in some of the tumultuous events we are seeing played out in Europe and around the globe, there will be even more people world-wide eyeing up little old New Zealand and thinking it might be a nice place to live and raise a family. It will be interesting to see what effect the latest reserve bank move, requiring
40% deposit for investors when purchasing, will have on the market. The required 20% deposit for home buyers remains. There is no doubt that the Government and the Reserve Bank are looking to see a slowdown in the market to stop the price escalation that is evident around the country. While the latest lift in deposits for investors will have an effect on a few people, there is likely to be an even greater effect on the market as a whole if the Reserve bank were to introduce debtto-income ratios to the market. Moves such as this will likely follow if the market rises show no sign of slowing in the very near future. So while the Reserve Bank has one agenda, you as a seller will likely have another. Currently the month to month news about the Market is not changing markedly, so how can you maximise your opportunity if you are considering selling in the current conditions, and particularly before any changes are forced upon us? First and foremost, think carefully about the options out there in the market that are available to you. In a market such as we are currently experiencing, cheap is definitely not best. I also reccommend you think carefully before you run off and accept the first offer placed in front of you. If you are following the current property

IT’S IMPOSSIBLE TO LOOK AT REAL ESTATE AT THE MOMENT WITHOUT ACKNOWLEDGING THE BROADER MARKETPLACE AND SOCIAL PLATFORMS INVOLVED. WE LIVE AND WORK IN UNUSUAL TIMES, SO MUCH SO THAT NUMEROUS ELEMENTS EXIST IN SPITE OF EACH OTHER WHEN YOU CONSIDER PROPERTY. This now includes a state of homelessness for a number of New Zealanders and their families. Deeply serious, this situation is an enormous challenge for politicians and social services alike, and it’s something that seems to be so much more visible and obvious in different parts of the country.
This presents against a background of decreased levels of affordability and home ownership, and is coupled with an increased interest in property investment. Even for an expert it’s a minefield of mixed messages, as are the daily doses of speculation you receive from the media about interest rates and loan-to-value ratios. Now let’s consider some of the latest items of discussion. The Christchurch Rental Market The Christchurch rental market was good – very, very good – for a long time for some landlords, especially post-earthquake where urgent needs, insurance payments and strong returns drove up rental prices. The picture now is completely different. It was recently reported in The Press that some Christchurch landlords were offering rent reductions, or even short periods of no rent, as an incentive for tenants. Rents are being pushed down and
compliance costs are going up, but landlords who entered into investment property expecting a bed of roses were being naïve. Today’s marketplace requires a longterm view (as does most investment), a fair rent, a realisation that smoke alarms and insulation are expected, and an acknowledgement that capital gain still underpins wealth creation. Rental property acquisition is more than a speculative process and so you learn to take the good with the not-so-good and, occasionally, ugly. If you’re being an unrealistic landlord and your property is vacant, do yourself a favour and address the rent! Affordability and First-home Ownership Despite the exorbitant prices of property in some parts of New Zealand, it’s still possible to purchase, but obviously compromise is an essential
ingredient. Getting started is just that, and you should temper your expectations accordingly. Over the years I’ve tended to take the view that everyone wants everything now, without necessarily putting the hard work in but, judgement aside, finding the deposit for a first home is still an incredibly disciplined act. I’ve got to stand by sage advice that was given to me when we purchased our first property centuries ago: work hard, go without, save, and hope your parents can help in some way. I guess from that perspective nothing’s changed! Stay warm, spring is coming.

8 low-cost steps to prepare your house for sale
When preparing your house for sale, many of us fantasise of an unlimited renovation budget that will make our home irresistible. Pumped from watching the latest series of renovation TV shows we dream of that extension, new kitchen or the backyard resplendent with a children’s water park. It’s true, that investing in big ticket improvements will sometimes increase the sale price of a house, particularly if you’re a do-it-yourself renovator whiz who has the time and doesn’t have to pay contactors. But unless the property was originally purchased at a discounted price, big ticket renovations and their resultant high costs are unlikely to generate increased profit on sale. So, what’s the alternative? When preparing your property for sale there are simple, inexpensive things you can do to increase its attractiveness to potential buyers, and some don’t involve a trip to Bunnings!
De-clutter
Curb appeal
Lighting
Consider your house no longer a home, but a retail outlet where customers will come to browse. Everything – from kitchen countertops to bathroom vanities to the garage – should be clear of all unnecessary items. You want potential buyers to focus on the best features of your home not stuff, so pack up, give away or throw away everything that clutters or distracts.
We all know about the importance of first impressions. What will set the scene for your house when potential buyers either drive past, or drive in to your driveway? Front gardens, driveways, gutters, windows, mailboxes and fences all tell a story, so make it a positive one!
Time for a light bulb moment! When potential buyers walk into your bathroom and look in the mirror, soft, warm lighting can make it a more pleasant experience than it may be otherwise. In other parts of your house such as living areas, bright, white lighting will make the rooms appear bigger and more inviting. Also, think about which rooms will be best served by leaving blinds either open or closed.
Clean This should go without saying, so we’ll just leave it at that.
De-personalise When a buyer inspects a house, they are doing more than looking at the shower recess and the floor plan. They are visualising what it would be like to move in and live there, a task made more difficult if you leave personal items such as family photos, personal mementos like sporting trophies or religious décor. Pack these away, and give your potential buyers a free slate for their imagination.
Repairs The door handle comes off as you try to enter the bedroom. You turn on the light that doesn’t work and listen as the fan makes an almighty screeching sound as it rotates. Whilst small, these little things can annoy a potential buyer out of signing a contract so make sure everything is in good working order.
Clear pathways Don’t turn your potential buyers into Jackie Chan. Buyers should not be doing their own stunts just to look through your property. Make sure there’s clear pathways both inside and outside your property to make their visit a no-fuss, pleasant experience.
Smell This follows hard on the heels of the “clean” point (above) – a clean house is less likely to assault the nasal passages of unsuspecting visitors. The urban myth is to fill your house with odours of home cooking, but the research is in. Over-bearing smells don’t smell good, no matter how delicious. Instead, “hints” of fresh natural odours help to sell, such as orange, lemon, pine, basil, cedar, vanilla and cinnamon.
