As the winter months make way for our much-anticipated spring, I am sure a lot of people will breathe a huge sigh of relief. While I spent a big chunk of the winter in warmer climes, I was still able to keep abreast of what was happening across the country with the typical cold wet winter. So, it comes as no surprise to see how winter, along with other market perceptions and factors, has impacted on our local Real Estate market. The recent release of the July sales data shows exactly what you would expect for our coldest and wettest month……a drop in numbers. After all, who wants to go out looking on a typical Saturday or Sunday in July at open homes unless they absolutely have to? Yet in spite of this weather, 550 odd sales of houses and sections occurred across our fine city during July. Personally, I find this quite remarkable. While the number is down from a year ago, I don’t find this surprising myself as there are multiple factors in play along with the aforementioned that have further impacted on the market. On the listings side, (as we would expect) stock of new listings also slowed across the city in July and this is not totally unexpected. Traditionally we expect stock levels to shorten dramatically as realistically, most people want to have their property showcased
when it is looking at its absolute best. So in essence, listings are down by about 10% based on last year and sales down by a similar amount. The point to note however is that it is not solely due to winter, there is no doubt that other factors are impacting on the market. For a number of months now I have indicated that the Christchurch market was slowing. Our rebuild is essentially complete; the “Chinese money“ has slowed as China’s Government controls slow the money flight from home, our local rental market has experienced an oversupply, our own Reserve bank was imposing restrictions on the flow of cash with the introduction of the LVRs, and indications that potentially Loan to income ratio restrictions are in the wind for later in the year all contribute to this. Then, on top of the pre-mentioned factors, there is also comment around pre-election jitters, (not something I personally subscribe to). When you put all the above together, we are essentially back to what we are calling a very regular/normal almost “pre-quake” Christchurch marketplace. Through all this, prices have remained relatively steady. We do have some monthly fluctuations, but that is not unexpected when there are restrictions affecting one segment of the market i.e. investors and first home buyers, so
GOLD COMMENT markedly. In a nutshell, I think we have had a great winter market, the figures are down from previous years’ highs, but that was an artificial market in reality. What can we expect going forward? Who knows! That is crystal ball gazing stuff really, but I am extremely positive. I am neither predicting boom nor bust, I realistically expect a steady and fair market that treats both buyers and sellers equally. Consultants who offer confidence, marketing and negotiating skills plus are prepared to work hard, will still provide outstanding results for their clients. Not every property will sell, and some companies and consultants will invariably struggle in a slower market that requires more commitment and skills. The warmer spring weather will definitely bring with it a market activity lift, and that will ultimately show up in the October and November stats. Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.
• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. • The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price. • If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.

Amongst the many inspired changes inside and outside houses that come this year, some are very distinctive – first, that strong vital, even playful colours make a huge come back and second that emphasis on environment and nature in unusual spaces – like the bathroom or kitchens. But the innovations go far beyond this. In the richness of the accessories, in the functionality and minimalist use of space and also in the nobility and glamour of the materials used, just a few hints – copper, brass and marble. But here’s a deeper and more detailed look into this year’s trends.
Colours and Materials The colour palette for this year is filled with shades of pink, red and peach. Accessories and objects will be marked and singled out by shades of green oil, navy, and deep blue – they convey calm and coolness into the premises. The deep moody colours like black and purple are very cleverly combined with the shining surfaces of copper and brass. Trend No.1: Visibility of Materials In this line of thought, a strong trend for 2016 is the visibility of materials such as brass, copper, wood and marble compounds in the design projects. The decor projects for this year are filled with natural materials – for example as coatings cork and marble are coming back strongly, wood, stone, and raw concrete are also here with their timeless presence. This exploration of what nature has to offer and its entwining in the house construct is a strong trend visible also in the wide usage of plant life and garden elements into the interior deco . Trend No.2: The Arrangement of Space and Functionalism of Accessories Another major change in the look of the houses is the presence of functional decorative objects.
Soon there will be no room for useless items. It will become increasingly important to acquire objects that can be processed according to the time and space of the person’s life. The minimalistic, and clever usage and arrangement of spaces is also extremely important for today’s dynamic lifestyle: The kitchen, for example, can be completely hidden from the others spaces for entertainment, or to ‘pop-out’ present when needed. Nowadays we are moving towards a minimalistic model, whose quiet aesthetic allows us to escape the rush of the city. Playing with optical illusion in environments such as kitchen and bathroom, using wallpapers or green walls – everything is allowed to gain space and add charm. The big change, however, is in the home environment that has gained an air of spa: the bathroom. It tends to turn into a relaxation area and it is now common to have benches and seats inside the bathrooms because – if you think about it – a lot of people see the bathroom as an intimate and functional setting. The truth is that we listen to music, read and relax in it, so why not to turn it into a beautiful and welcoming Garden of Eden.
Trend No.3: Nature and a Lush Green Presence The abundance of lush vegetation is definitely a trend but not only in bathrooms . The ‘In’ focus of designers is the increased introduction of green plants and environmentally-friendly residences altogether. Urban gardens in the areas outside of the buildings and even inside of the living premises are a strong presence lately. Helping the natural house ventilation, humid control, and fresh air provides that the natural plant life, green walls or simply lush pots decoration can be a lot of fun. Cultivating a vegetable garden, for example, is not only a great source of herbs, spices, and food ingredients but also a great learning experience for adults and children alike. So in conclusion, we may say that all these trends in interior design bring us closer to a more sophisticated, warmer and well-balanced place to inhabit, where the colours (Gold and Pink, Orchid and Marsala) are playful, easygoing and artistic. Where the materials are noble and natural, the space arrangement and details are functional and minimalistic and of course the strong presence of plant life and green innovations bring our home closer to Nature in an artistic and thoughtful way.
