Ingredients 9 eggs, 2 tablespoons olive oil, 1 red onion (thinly sliced),

200g leg ham (cut into 1cm cubes), 1 cup (120g) frozen baby peas (not thawed), 2 cups cooked macaroni or other short pasta, 1 cup (120g) grated cheddar cheese chutney to serve
STEP 1 Heat oil in a 22cm ovenproof frypan over medium heat. Cook onion, stirring, for 2-3 minutes until softened but not coloured. Meanwhile, whisk eggs in a bowl with salt and pepper. Add ham, peas, pasta and cheese to pan with onion. Pour over the eggs, then reduce heat to very low and cook for 6-8 minutes until almost firm, tilting the pan and drawing in the sides from time to time so egg cooks evenly. STEP 2 Preheat the grill to medium, then place pan under the grill for 3-4 minutes until top is golden. Cool slightly, then turn out and slice. Serve with chutney and salad.

Recently I took the opportunity to go through an open home of a neighbouring property; in fact, from that property you can look directly into ours.

The home in question was stunning, both spacious and beautifully presented. The consultants hosting the open home were absolute professionals and although the words ‘nosy’ and ‘neighbour’ never came up, in less polished hands, they may have. And that’s the little bee in my bonnet, so to speak. Real estate consultants and owners will often categorise neighbours viewing their homes as ‘sticky-beaks’, or worse, and it’s something I frequently challenge.
LOVE Y O U R NEIGHBOUR! Yes, for some folk it will absolutely be an exercise they go through for purposes other than making a purchase, but for others – and I’ve been in this camp many times – it can mean a potential sale. It makes sense that neighbours buy next-door properties; they buy for themselves, for family members and on behalf of friends keen to get into a specific area or school zone. They believe in the location and its merits, and can at times pay a premium for the privilege. So, all is not lost if you see lists of locals on your open home attendance sheets. Accept it as just another part of the selling process. Breathe deeply and move on.
Here’s another ‘B’ or two: BE Persistent and BE Sensible. In a transitional market, and that’s what I believe our current market is, as demonstrated by the incredible number of properties that are currently available (others refer to it as stock, a word I hate), versus a selective number of purchasers, many of whom won’t be rushed. Choice brings its own set of challenges, especially for owners. It’s time to be sensible with price expectations if you sit outside the market’s ‘sweet spot’, which can adjust almost weekly, or if your suburb is over-supplied, and there are several pockets where this is the case. So whilst I’m advocating an optimistic yet realistic stance
for owners, my message to sales consultants is one of persistence. Showing persistence is such a gutsy stance and all of us like to feel that the person working for us has done absolutely everything they possibly can to bring about the desired result. These actions should include a written marketing plan across multiple media, a structured open day schedule, data base contact, auction or private treaty, and then successful negotiation. The list is extensive and the work ethic needed is strong. And let’s not forget that professional approach when dealing with neighbours; after all, you never know, they just might purchase.

Market Comment
GOLD COMMENT The release in mid November of the October sales statistics by the REINZ makes for some interesting reading and analysis. Most years we would expect to see the sales figures in October continue the upward trend and surpass the September sales results. This year that has not happened. In fact, the total number of dwellings and sections sold in the Christchurch marketplace has dropped to around 550, a surprising 100 fewer sales on average in comparison to the months of July, August and September when we had been seeing a consistent 650 odd sales each month. This slowdown of sales is definitely not typical for this time of year and further adds a bit of mystery and intrigue to our current market. I suspect what we are seeing is the impact of the LVR restrictions on both the investor and the first home buyers’ market playing out. While these areas of the marketplace are still showing interest, the bank restrictions are really starting to bite into the activity at this end - a scenario that
the Reserve bank has been working to obtain. Additionally, we have a situation playing out with all the lending institutions where mortgages to overseas buyers have slowed dramatically as new requirements are placed on this sector of the market as well. Consequently, when you slow down investors, first home buyers and overseas buyers all at the same time you have to expect a check in sales activity, and that is exactly what we had in the month of October. Listings wise the reverse seems to have happened, there was a big surge of new stock to the marketplace, especially in comparison to other months this year. So much so that October was our best listing month for the Gold Team, also the best month all year for the number of new auctions listed. This surge of stock has no doubt been repeated across the Harcourts network in Christchurch based on what we see available for buyers to choose from. As an example just last weekend alone there was some 25 properties advertised as Harcourts auctions in the

BUSINESS DEVELOPMENT MANAGER HARCOURTS GOLD one suburb of Fendalton, that is almost unheard of, typically we might expect there to be a dozen or so properties on the go at any one time for auction but not 25. The choice for buyers is plentiful at the moment, and with slowing sales volume in October the inevitable has to happen, so prices took a bit of a setback for the month with the REINZ Median sale price dropping by $10,000. So, all in all, we have quite an interesting volatile market happening in and around us. This market will be further complicated, I suspect, over the next few weeks as we once again get to grips with dealing with post-quake issues following the early morning earthquake activity of the 14th November. TIPS FOR A PEACEFUL FAMILY CHRISTMAS
Like every year, I’m getting really excited about Christmas. However I know that for many people, Christmas can be a stressfull time, full of planning, preparations and trying to make everyone happy. Here's a great way to have a simpler, but no less joyful Christmas.
1. SIMPLIFY & ADAPT It it always a good idea to think which traditions to keep and which to get rid of. If you don’t like cooking 2546 dishes or feel it’s too much work, consider letting go of it. The traditional Christmas dinner is an elaborate affair, but the truth is that in a warmer climate its not much fun slaving over a hot stove doing the full roast and trimmings. Why not decide to make to make less food and focus on the meals everyone likes eating Everyone is happy as long as we have some of the traditional food like Christmas cake or fruit salad and trifle! So, focus on the traditions you really like, but don’t do them because it’s a tradition. Think of dishes that can be prepared before the day. When asked for presents, suggest books, clothes or something useful. Sometimes, quality and practicality works over quantity!
2. GET HELP! Even with a simplified version of Christmas, it can end up being a lot of work for one person, so learn to delegate. It usually works when everyone pitches in. It’s always a good idea to have everyone be responsible for something- some can help make
the food, others can help clean, yet others can make the decorations. It’s OK to have a more elaborate Christmas dinner just make sure that you’re not the only one preparing it! And of course, children are expected to help as well!
3. CREATE YOUR OWN TRADITIONS Introduce new traditions into your Christmas. Maybe think of combining extended family traditions. In todays multicultural society it's a great idea to incorporate multicultural elements into your own traditions. It doesn’t have to be hard. Think decorations and dishes from other countries. It’s really cool for the children because they get to know Christmas traditions from all over the world.
4. COMMUNICATE Having family over also means having to set up boundaries, communicating needs and explaining your family’s traditions. If you’re the “mistress of the house”, you can easily end up overwhelmed and exhausted, even if you simplify and get help. It is therefore necessary to explain what kind of help you actually need. It is necessary to explain what you will and will not do for Christmas. Don’t worry if you feel your family will put pressure on you. They are usually very understanding, they may however, have different ideas on how Christmas is supposed to look like and may need clear directions. Decide in advance what gifts you want to receive- especially for the kids. Try to be at your best behaviour, but expect the same from everyone. And, if nothing works, consider “simplifying” the guest list as well.
5. RELAX AND HAVE FUN Christmas time is the time to be jolly and spending with family, but often ends up being a source of stress. Unecessarily, I must add. Nothing will happen if you don’t have all the typical dishes perfectly planned and prepared. The important thing for you is to relax. You leave the children with family and go out with your spouse. Let others do the cooking, lie down and read the book you’ve always wanted. Routine is important, and to some children, even more important than to others. Stick to it but don’t follow is religiously. The important thing for you to do is not to worry that the table is not set perfectly and that the napkins are pink when you wanted them to be red. The important thing is to have fun, be with family and relax!

Design for the sun. First and foremost, plan the house to get sun into the main spaces, if not all of them – more of it in the winter, less in the summer. Sunlight can transform even the smallest room. Less is more. Minimalism works for small spaces. Clean lines and well-thought-out detailing can make a space seem bigger by minimising visual clutter. We also try to incorporate built-in furniture, which is a great space saver as well as reducing clutter. Link rooms to external spaces. Opening rooms to external spaces is an easy way to enlarge a room with less cost. Decking is a lot cheaper per square metre than the square-metre rate of building internal spaces.
4. Minimise the size of intermittent spaces. Give space to the areas people spend more time in, like living areas, the kitchen, or the bedrooms. Spaces that you only pass through, like stairways, halls, and entry areas don’t need to be big. Arriving in a room, having passed through a tight space, can enhance the feeling of spaciousness. 5.
Use height. We always try to lift ceilings beyond the standard 2.4m – the extra height goes a long way towards creating a light, airy feeling. This also ties into the previous point, by adding drama with the spatial play of compression and expansion
