The local Real Estate market finished 2015 in much the same pattern as we had seen throughout the year. Sales continued to remain strong and healthy, with prices showing no major significant movement in either direction

As we launch into the start of another year, it seems a bit funny reporting on what was happening last year, however the December Real estate market for Christchurch was just under a month ago. The local Real Estate market finished 2015 in much the same pattern as we had seen throughout the year. Sales continued to remain strong and healthy, with prices showing no major significant movement in either direction, stock levels were reasonably consistent with the end result being what we call a strong steady market that is favouring buyers and sellers equally. There were some 626 recorded sales for the Christchurch region just slightly down on November’s sales level, but this is typical on a yearly basis as the market winds down for Christmas, and businesses shut up shop for the last week of the year. What was evident in the market place was that there were still good numbers of buyers waiting for the “right” property to come onto the

market, the pressure situation that the markets were experiencing a few years ago where buyers were almost forced to compromise on their wish list no longer exists. Good levels of New builds, remediated stock, and subdivision options mean that most buyers now have choice. The first home buyers’ market was showing plenty of interest and huge improvement in the latter part of last year following the overall stabilisation of house prices. In this early part of 2016 it is particularly evident following what is shaping up to be a low level fixed interest rate war between the banks that first home buyers are already starting to look with renewed enthusiasm. So what are we picking for 2016, I would expect that the overall market in Christchurch will remain strong and steady, Immigration will likely continue to underpin both our local and the national market, I am not expecting to see much in the way of price rises over the next year, with the real possibility we could see a

softening in the value of property later in the year. Much will likely depend on what happens with China Globally and to a lesser extent with our softening Rental market here in Christchurch. The local rental scene has seen a softening in market rentals over the last year or so, this is completely understandable when we look at the number of homes and apartments now completed in Christchurch. The premiums that were achieved following the quakes have now definitely gone and rental rates are now back to similar pre quake levels. The choice is huge for tenants and they are definitely looking for affordable, well maintained, warm, dry and comfortable accommodation. Properties that don’t meet this criteria are struggling to rent in the current rental market. Good luck for 2016, I think it is going to be a strong solid year.

Before you purchase a package, deal, take a look at the hotel’s website and rates and research what the airfare and hotel would cost if you booked them separately -- that way you’ll know you’re getting a good deal

Save on: Cruises How: Book through a travel agent Over the years we've interviewed our share of cruise industry professionals, and they agree on a few easy ways to save big: Book through a travel agent, who often has a close relationship with a cruise line to help you get upgrades and extras. If you like a particular cruise line, joining its loyalty program can nab you invites to members-only events and coupons worth up to $500. On a less-loyal note, however, you'll usually save on airfare if you book flights independently, not from a cruise line. Save on: Petrol How: Drive smart With the price of petrol, there’s never been a better time to get to know your car -- or a rental car -- a little better. Why? Because smart driving is one of the easiest ways to shave dollars off your fuel costs. For instance, for every 5 mph over 60 you drive, you spend around 25 cents’ worth of gasoline. The car’s air conditioner is a money leech, too: Keep costs down by using air conditioning as little as possible, parking in the shade, and, if you do resort to A/C, open the windows first to let the hot air out. Avoid jack-rabbit starts, and remember that every 100 pounds of luggage reduces your car’s fuel efficiency by one to two percent.

Save on: Airfares How: Know when to buy According to farecompare.com, the best time to buy airline tickets is Tuesdays at 3 p.m. While other sources are less specific, it’s generally agreed that purchasing mid-week (Tuesday, Wednesday, Thursday) will nab you better rates because airlines release their promotional fares on Sundays and Mondays and often raises prices at the end of the week. And booking about eight weeks in advance can be the sweet spot for keeping costs low.

Save on: Rental cars How: Get a free upgrade Book the cheapest rental car you can live with and arrive early in the day, before most customers have returned their cars. Result? The agency may not have any cheap cars to give you, and they are obligated to give you a bigger model at no extra charge. If they try to sell you an upgrade, say no. If it turns out they haven’t run out of cheap cars, politely ask for a free upgrade.


Amongst the many inspired changes inside and outside houses that come this year, some are very distinctive – first, that strong vital, even playful colours make a huge come back and second that emphasis on environment and nature in unusual spaces – like the bathroom or kitchens. But the innovations go far beyond this. In the richness of the accessories, in the functionality and minimalist use of space and also in the nobility and glamour of the materials used, just a few hints – copper, brass and marble. But here’s a deeper and more detailed look into this years trends.

Colours and Materials The colour palette for this year is filled with shades of pink, red and peach. Accessories and objects will be marked and singled out by shades of green oil, navy, and deep blue – they convey calm and coolness into the premises. The deep moody colours like black and purple are very cleverly combined with the shining surfaces of copper and brass. Trend No.1: Visibility of Materials In this line of thought, a strong trend for 2016 is the visibility of materials such as brass, copper, wood and marble compounds in the design projects. The decor projects for this year are filled with natural materials – for example as coatings cork and marble are coming back strongly, wood, stone, and raw concrete are also here with their timeless presence. This exploration of what nature has to offer and its entwining in the house construct is a strong trend visible also in the wide usage of plant life and garden elements into the interior deco . Trend No.2: The Arrangement of Space and Functionalism of Accessories Another major change in the look of the houses is the presence of functional decorative objects.

Soon there will be no room for useless items. It will become increasingly important to acquire objects that can be processed according to the time and space of the person’s life. The minimalistic, and clever usage and arrangement of spaces is also extremely important for today’s dynamic lifestyle: The kitchen, for example, can be completely hidden from the others spaces for entertainment, or to ‘pop-out’ present when needed. Nowadays we are moving towards a minimalistic model, whose quiet aesthetic allows us to escape the rush of the city. Playing with optical illusion in environments such as kitchen and bathroom, using wallpapers or green walls – everything is allowed to gain space and add charm. The big change, however, is in the home environment that has gained an air of spa: the bathroom. It tends to turn into a relaxation area and it is now common to have benches and seats inside the bathrooms because – if you think about it – a lot of people see the bathroom as an intimate and functional setting. The truth is that we listen to music, read and relax in it, so why not to turn it into a beautiful and welcoming Garden of Eden.

Trend No.3: Nature and a Lush Green Presence The abundance of lush vegetation is definitely a trend but not only in bathrooms . The ‘In’ focus of designers is the increased introduction of green plants and environmentally-friendly residences altogether. Urban gardens in the areas outside of the buildings and even inside of the living premises are a strong presence lately. Helping the natural house ventilation, humid control, and fresh air provides that the natural plant life, green walls or simply lush pots decoration can be a lot of fun. Cultivating a vegetable garden, for example, is not only a great source of herbs, spices, and food ingredients but also a great learning experience for adults and children alike. So in conclusion, we may say that all these trends in interior design bring us closer to a more sophisticated, warmer and well-balanced place to inhabit, where the colours (Gold and Pink, Orchid and Marsala) are playful, easygoing and artistic. Where the materials are noble and natural, the space arrangement and details are functional and minimalistic and of course the strong presence of plant life and green innovations bring our home closer to Nature in an artistic and thoughtful way. Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.
