JIM DAVIS BUSINESS DEVELOPMENT MANAGER HARCOURTS GOLD

Just in case you haven’t heard yet, the Christchurch market continues to set new month on month record sale prices. Harcourts May sales results show that the average sale price achieved has topped $553,156 for the first time. This data is also reinforced by the latest release of the REINZ statistics, showing that the median sale price for all Christchurch residential sales during May is recorded as $455,000 another reported record figure. This would likely be of little surprise to anyone following the market here in Christchurch, or in fact the Real Estate market over the country. Market commentary in every part of the media is currently telling us that property values continue to increase right across the country and in almost every population centre. The main reason cited for this increase is a chronic lack of stock, with reports indicating that in some centres, stock levels are down over 30% in comparison to the same time last year. Our Christchurch sales figures have continued the strong showing we have been used to seeing over the last months. May REINZ statistics show some 717 Dwellings and sections sold in the Christchurch area over the month. To give you a basis for comparison and put this in perspective, this represents a 10% increase on sales in May last year. These 717 sales make this month the third best May in the last 10 years. The worst month of May sales was in 2011 with 358 sales immediately following our devastating earthquakes, so this volume is understandable.

The largest May volume was in 2006 with 1132 recorded sales during the height of the last market boom. When you look at these figures from a high of 1132 to a low of 358, current sales levels at around 700 odd places our market comfortably in the middle ground. The more concerning statistic we are seeing however, is the less than three months of stock supply available, and we would assume this current trend will continue for the near future. It is this shortage of stock both here and around the country that is fuelling the price pressure that we continue to see played out in the media, and in the marketplace. The big question on everyone’s’ lips is how long these market conditions will last. Quite frankly we don’t know, but my best guess is that the market conditions will not be changing much over the foreseeable future. I predict stock will still be in short supply for the next few months especially in Christchurch, the pressure on prices I expect to remain too. I am also not expecting property values to drop in the near future. Ordinarily winter is seen as a quieter time in the real estate market, but this year that is definitely not the case. If you are thinking “I will wait for spring to place my home on the market,” you might like to rethink that. With the current stock shortage very good sales prices are being achieved right now, owning to the unusual conditions we are currently experiencing. Don’t however, be lulled into the cheap

I’m often party to conversations that reaffirm the power of emotion when purchasing property and every day I’m reminded of the enormous significance emotion plays in the sales process.

In fact, real estate marketing, sales and activity places constant emphasis on igniting an emotional response in purchasers. Warmth, smell, colour, presentation, street appeal and texture are all emotional elements that a sales consultant should consider when going to the market with any listing. We’re taught our words and photos (and now video too) should ‘sell the sizzle, not the sausage’, and I’m always a fan of highlighting benefits for consumers rather than blandly listing a set of facts or statistics. Sure, that property may have four bedrooms and two bathrooms, but nowadays most properties do, so encouraging a hot-button response takes more than a brief set of

I guess the flipside to this is rhetoric that’s so contrived or lofty it bears little relevance to the subject property and the reader of the advertisement is so bored they switch off. I’ve also found an emotional purchase doesn’t have to make sense to anyone but the purchaser – and sometimes it really doesn’t seem to make sense to anyone else! I’ve seen families buy properties that would have provided some real accommodation challenges. One purchase was triggered by one of the parties falling in love with the garden and envisaging family weddings taking place (albeit in 20 plus years) and nothing could shift her from that purchase. Logic had no place in this deeply emotional buy, much as it had no

place in the purchase of a property by two frail and ageing clients who decided on a home with multiple flights of narrow stairs, but a view you could only dream of. On the face of it, it didn’t make sense, but who am I or any of us to judge? So it’s fair to say emotion will always play a part in the world of real estate, but the other big player is its nemesis, logic. Investors are very rarely emotional. They require a strong analytic framework to determine whether a property stacks up, if returns are viable and if a profit can be made. Emotional purchasers who look for an investment property hoping for a great future gain can often be disappointed when the amount of money they put into fixing it up or

on chattels to furnish it eats up any future profit. It doesn’t make sense to buy the most expensive and beautiful curtains only to find a new purchaser cares little for your taste or your ‘need’ to get back every cent you spent on them. It seems like common sense, but emotion and logic can collide like that. Great realtors are often great communicators that can assist a logical analytical purchaser brilliantly but also guide an emotional buyer in their choices. I’m always deeply emotional about buying a family home and tough on potential investment purchases. I guess you could say there’s room for a foot in both camps and a world of choice. Make good ones! In the meantime, keep warm and enjoy your home.

Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.

• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. • The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price. • If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.

THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
