The indisputable high level of specification in this substantial 376sqm home clearly reflects the original owners’ (Metzger Builders) passion for building – the result, a quality that most only dream of. • Herein lies your opportunity to be the envy of your friends at a fraction of the cost of its original insured value.

82 Glandovey Road, Fendalton Outstanding Fendalton Character Home “As Is” Really? • This awesome home originally attracted our owners in 2006 by the style, space and fantastic location within the blue chip area of Fendalton. The original substantial home provided the opportunity to create a wonderful family home for their family. After working with their designer and builder, they set forward on a journey to extensively modernise and upgraded this 2 level home in 2008/09. • The result was to fully double glaze, insulate internal and external walls, rewire, replumb, re-roof, almost totally rebuilding a modern executive home within the classic lines of a 1930’s brick, plaster and tile home. • To create a cool family home - the objective was simple - space, entertaining areas for family, spacious bedrooms and large garaging plus parking for the extra boat, trailer and an area for some basketball one on one • The result is a 3 living, 4 bedroom, 3 bathroom, triple car internal garage plus 6 vehicle off street parking area, a substantial 10m x 5m heated in ground swimming pool built in 2012 with an adjacent steam room, sauna room, gym, integrated hot tub plus lots of chilling out space. This is a really, really nice home.

84 Northwood Boulevard, Northwood They loved it, now you can live it! • When our owners built their family home they placed a huge emphasis on both quality and space, creating an expansive 298.7m² (over foundation) residence which is as functional as it is stylish and well-appointed. • A total of five bedrooms are complimented by three bathrooms, including an ensuite off the master, ensuite of second bedroom and a main bathroom that features a sumptuous spa bath. • The kitchen is large, with a skylight bathing the entire area in natural light and an array of quality appliances ensuring the ability to cater to all occasions. • The 2.7m stud enhances the sense of space in the living and family rooms, while bold splashes of colour punctuate the otherwise neutral palette, creating plenty of personality whilst still leaving scope for the new owners to leave their own mark. • The 708m2 section plays host to outstanding established gardens and detailed BBQ area (with power and lighting), while an oversized double garage and an abundance of off-street parking complete the appeal.

GOLD COMMENT

Here in Christchurch our reported median price has risen to $450,000 - a record high. On a month by month basis that figure represents only small incremental increases, last month it was $447,500 but the pressure remains. When writing a market update each month, you start to realise how frighteningly quick the year flies by. So here we are in May, already reporting on what is happening in our Real Estate market over the month of April. The release of REINZ data and our own figures show that in both our local Christchurch market and right across the country, everyone is experiencing very similar Real Estate market conditions. To give you an idea of what I am referring to with the release of the REINZ regional data the headline on the article reads “Chronic Lack of Supply Fuels Regional Growth”. The data goes on to tell us that for the month of April there was a drop in supply nationally of close to 30% compared to the same time last year. The aforementioned effects have played out in our Christchurch marketplace over the last few years. What we have heard about happening in Auckland has now spread throughout the country, it has been termed the “Halo effect” in the media. So what does all this mean in real terms for Christchurch? In a nutshell, our strong solid market is continuing and pressure remains on price levels due to stock shortages. Here in Christchurch our reported median price has risen to $450,000 a record high. On a month by month basis that figure represents only small incremental increases, last month it was $447,500 but the pressure remains. The REINZ data reports 692 dwellings and sections sold in Christchurch in April. Whilst this figure is less than our

reported March sales figure, once it is seasonally adjusted (as typically April is always a slower month compared to March) the end result shows an increase in sales volume of 1.2% compared to April last year. Looking at the reported Harcourts Christchurch data for April, we are experiencing similar stock level issues due to being the major company selling in the region. Total available stock is down 23% compared to a year ago and we too are experiencing record price levels. For the first time the average price for Harcourts sales in our fine city is exceeding $550,000. Feedback from our sales consultants reinforces this information. Their input informs us that there has been no drop off in demand from the buyers. Based on their reported phone inquiries and open home visits, we know that certainly there has been no discernible let-up in enquiry. As mentioned last month, the good old Traditional “Blue Chip” locations continue to get huge levels of interest in whatever property is available. In recent times we have started to see an even greater availability of the “As Is“ properties coming up in these sought after areas. From this increased availability it is noticeable that this is creating a large amount of interest. Within the development sector, developers and investors now competing with individuals wishing to purchase in the “Blue Chip” locations. Our auctions here at Harcourts Gold continue to provide an economic advantage to our vendors. We firmly believe that there is a premium

JIM DAVIS BUSINESS DEVELOPMENT MANAGER HARCOURTS GOLD achieved for any property marketed using this premium sales method, especially when we are working in the type of market Christchurch is experiencing at the moment. If you currently contemplating selling property at the moment, you need to talk with our Gold consultants to enable yourself the chance to achieve this economic advantage The rental market across the city across the city continues to show an excess of available rentals. Last month I mentioned there were around 1800 reported available rentals in our city and that number hasn’t dropped in the last month. As a landlord this equates to a lot of lost income potential, and the longer your property remains untenanted the greater the potential lost income. More than ever it is critical your rentals are priced competitively in the current climate. Just because you had a great rent last year when you signed in your tenant, doesn’t mean there is another prepared to pay the same level, especially when they have so much choice available. Think carefully of the rent you want, taking into consideration there are now plenty of newly renovated and, in some areas, plenty of new built property available. If you need help in this regard, contact our Team at Gold Property management, they are experts in the Property management field. Autumn is well and truly here now, but make no mistake the market is still very active, so if you need the best of the best working on the sale of your property call Harcourts Gold or one of our Gold sales consultants.

OUR DREAMS FUEL OUR OUTCOMES! Planning for business & life!

Real estate has its own annual rhythm and it’s about this time of year I start reacquainting myself with some of its finer points.

LYNETTE MCFADDEN BUSINESS OWNER HARCOURTS GOLD

GOLD CHAT

It’s the end of the financial year, the commencement of business planning and, for the brand I’m associated with, conference time. It’s surreal, stressful and strategic all at once, with the pressure really being applied to enter the new financial year refreshed and refocused. Which after a year of long hours and big results is not easy. Remaining relevant to your marketplace, engaged and committed takes planning and the kind of thought processes that keep you awake at night. I run the business planning sessions for our large team of consultants and because I want to fill the box, not just tick it. I put serious amounts of time and thought into my delivery. This year I utilised a relatively creative approach to the session incorporating the following truths. There are five of them and they are my feelings and thoughts after many years at the helm.

1. Any plan is better than no plan at all We all know the statistics that sit behind this statement and these can be readily accessed using Google. Basically they establish that there is a wide gulf between having a formal written plan and no plan at all. Completing a plan and following it positively correlated with business success and for many this flows on to personal success too.

tell you it’s almost impossible to engage everyone every time. So I go for as much participation as possible and I did remind them that there were some good take-home points of value so it was best to be alert to them.

Including me! So if we’re together, let’s bring our best selves.

5. Our dreams fuel our outcomes Having the right dreams, goals or purpose is like having rocket fuel in the tank. It’s just a matter of identifying them and for most people that’s one of the hardest things to do.

2. I know one plan does not fit all Plans can be long, short, elaborate or simple. Over the years I’ve had to do some plans that were so complex you needed a PhD to navigate them (hopeless). But the main aim for me as I dealt with my large group of attendees was providing a framework that got most, if not everyone thinking. Any trainer will

4. None of us has to be here

3. We can all be open to being better Better people, realtors, partners, siblings, parents, etc. and putting time aside to determine how to do this makes us better human beings. So I always include this as one of my personal truths.

So there you are, that’s the framework. Now all I’m waiting for are the results! Enjoy this warm, lingering autumn as anyone who watches Game of Thrones will tell you – winter is coming.

8 low-cost steps to prepare your house for sale

When preparing your house for sale, many of us fantasise of an unlimited renovation budget that will make our home irresistible. Pumped from watching the latest series of renovation TV shows we dream of that extension, new kitchen or the backyard resplendent with a children’s water park. It’s true, that investing in big ticket improvements will sometimes increase the sale price of a house, particularly if you’re a do-it-yourself renovator whiz who has the time and doesn’t have to pay contactors. But unless the property was originally purchased at a discounted price, big ticket renovations and their resultant high costs are unlikely to generate increased profit on sale. So, what’s the alternative? When preparing your property for sale there are simple, inexpensive things you can do to increase its attractiveness to potential buyers, and some don’t involve a trip to Bunnings!

De-clutter

Curb appeal

Lighting

Consider your house no longer a home, but a retail outlet where customers will come to browse. Everything – from kitchen countertops to bathroom vanities to the garage – should be clear of all unnecessary items. You want potential buyers to focus on the best features of your home not stuff, so pack up, give away or throw away everything that clutters or distracts.

We all know about the importance of first impressions. What will set the scene for your house when potential buyers either drive past, or drive in to your driveway? Front gardens, driveways, gutters, windows, mailboxes and fences all tell a story, so make it a positive one!

Time for a light bulb moment! When potential buyers walk into your bathroom and look in the mirror, soft, warm lighting can make it a more pleasant experience than it may be otherwise. In other parts of your house such as living areas, bright, white lighting will make the rooms appear bigger and more inviting. Also, think about which rooms will be best served by leaving blinds either open or closed.

Clean This should go without saying, so we’ll just leave it at that.

De-personalise When a buyer inspects a house, they are doing more than looking at the shower recess and the floor plan. They are visualising what it would be like to move in and live there, a task made more difficult if you leave personal items such as family photos, personal mementos like sporting trophies or religious décor. Pack these away, and give your potential buyers a free slate for their imagination.

Repairs The door handle comes off as you try to enter the bedroom. You turn on the light that doesn’t work and listen as the fan makes an almighty screeching sound as it rotates. Whilst small, these little things can annoy a potential buyer out of signing a contract so make sure everything is in good working order.

Clear pathways Don’t turn your potential buyers into Jackie Chan. Buyers should not be doing their own stunts just to look through your property. Make sure there’s clear pathways both inside and outside your property to make their visit a no-fuss, pleasant experience.

Smell This follows hard on the heels of the “clean” point (above) – a clean house is less likely to assault the nasal passages of unsuspecting visitors. The urban myth is to fill your house with odours of home cooking, but the research is in. Over-bearing smells don’t smell good, no matter how delicious. Instead, “hints” of fresh natural odours help to sell, such as orange, lemon, pine, basil, cedar, vanilla and cinnamon.

07

Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.

• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. • The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price. • If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.

THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
