GOLD COMMENT
Here in Christchurch our reported median price has risen to $450,000 - a record high. On a month by month basis that figure represents only small incremental increases, last month it was $447,500 but the pressure remains. When writing a market update each month, you start to realise how frighteningly quick the year flies by. So here we are in May, already reporting on what is happening in our Real Estate market over the month of April. The release of REINZ data and our own figures show that in both our local Christchurch market and right across the country, everyone is experiencing very similar Real Estate market conditions. To give you an idea of what I am referring to with the release of the REINZ regional data the headline on the article reads “Chronic Lack of Supply Fuels Regional Growth”. The data goes on to tell us that for the month of April there was a drop in supply nationally of close to 30% compared to the same time last year. The aforementioned effects have played out in our Christchurch marketplace over the last few years. What we have heard about happening in Auckland has now spread throughout the country, it has been termed the “Halo effect” in the media. So what does all this mean in real terms for Christchurch? In a nutshell, our strong solid market is continuing and pressure remains on price levels due to stock shortages. Here in Christchurch our reported median price has risen to $450,000 a record high. On a month by month basis that figure represents only small incremental increases, last month it was $447,500 but the pressure remains. The REINZ data reports 692 dwellings and sections sold in Christchurch in April. Whilst this figure is less than our
reported March sales figure, once it is seasonally adjusted (as typically April is always a slower month compared to March) the end result shows an increase in sales volume of 1.2% compared to April last year. Looking at the reported Harcourts Christchurch data for April, we are experiencing similar stock level issues due to being the major company selling in the region. Total available stock is down 23% compared to a year ago and we too are experiencing record price levels. For the first time the average price for Harcourts sales in our fine city is exceeding $550,000. Feedback from our sales consultants reinforces this information. Their input informs us that there has been no drop off in demand from the buyers. Based on their reported phone inquiries and open home visits, we know that certainly there has been no discernible let-up in enquiry. As mentioned last month, the good old Traditional “Blue Chip” locations continue to get huge levels of interest in whatever property is available. In recent times we have started to see an even greater availability of the “As Is“ properties coming up in these sought after areas. From this increased availability it is noticeable that this is creating a large amount of interest. Within the development sector, developers and investors now competing with individuals wishing to purchase in the “Blue Chip” locations. Our auctions here at Harcourts Gold continue to provide an economic advantage to our vendors. We firmly believe that there is a premium

Just because you had a great rent last year when you signed in your tenant, doesn’t mean there is another prepared to pay the same level, especially when they have so much choice available. Real estate has its own annual rhythm and it’s about this time of year I start reacquainting myself with some of its finer points.

It’s the end of the financial year, the commencement of business planning and, for the brand I’m associated with, conference time. It’s surreal, stressful and strategic all at once, with the pressure really being applied to enter the new financial year refreshed and refocused. Which after a year of long hours and big results is not easy. Remaining relevant to your marketplace, engaged and committed takes planning and the kind of thought processes that keep you awake at night. I run the business planning sessions for our large team of consultants and because I want to fill the box, not just tick it. I put serious amounts of time and thought into my delivery. This year I utilised a relatively creative approach to the session incorporating the following truths. There are five of them and they are my feelings and thoughts after many years at the helm.
1. Any plan is better than no plan at all We all know the statistics that sit behind this statement and these can be readily accessed using Google. Basically they establish that there is a wide gulf between having a formal written plan and no plan at all. Completing a plan and following it positively correlated with business success and for many this flows on to personal success too.

5. Our dreams fuel our outcomes Having the right dreams, goals or purpose is like having rocket fuel in the tank. It’s just a matter of identifying them and for most people that’s one of the hardest things to do.
