Listings have really started to ramp up, with the preferred method sale of still being auction. When your team are acknowledged experts in this field then it is no wonder so many of our vendors will choose this option.
JIM DAVIS BUSINESS DEVELOPMENT MANAGER HARCOURTS GOLD The start of our local Real Estate market in 2016 shows a typical January pattern. Most people will expect and understand that the January sales figures are usually low as people slowly get back to their regular work patterns following the holiday period. This year was no exception and the REINZ figures for Christchurch tell us there were a grand total of 416 dwellings and sections sold in January. This volume is a very similar to the two previous years and shows that the market once again took a huge deep breath over the holiday period. As a result any comment around values etc is a little bit irrelevant, as the volume of sales is so much lower. Having said that, it is interesting that the median sales value is almost identical to the value attributed to December, and confirms what I have been saying for the last year - prices have remained steady with very little movement either up or down. Christchurch is still experiencing those very steady market conditions that were evident prior to Christmas. With nearly everyone now back in their regular routines, we can get a good indication of what we might expect for the start of this year. What we are seeing is that our sales consultants are busy again. Listings have really started to ramp up, with the preferred method of sale still being auction. When your team are acknowledged experts in this field, then it is no wonder so many of
our vendors will choose this option. Over the past year, 44% of all Gold Real Estate listings across our offices were auctions and in our Papanui office, this figure is slightly higher at 52%. Over on the Eastside of the city our Parklands team achieved a staggering 63.5% of all their listings being auctioned. Why is it so popular and gaining popularity? I think because it is seen as a transparent and fair method of sale. As with anything in life, each home is different, and consequently people looking at a property all view it differently, and are typically prepared to pay different sums to own it. If you are a person selling your most valuable asset, then you deserve the opportunity to ensure you received the best possible value. What the figures do tell us is that Auction does not only suit high priced or unusual property, it is a sale method that suits all types of property. As a buyer it can be a bit harder, but with property not being regularly priced now days, auction is a lot cleaner than the “smoke and mirror “ feeling that some other methods leave you with. The first home buyers’ market was starting to show plenty of interest and huge improvement in the latter part of last year following the overall stabilisation of house prices. In this early part of 2016 it is particularly evident following what is shaping up
to be a low level fixed interest rate war between the banks. In reaction to this, first home buyers are already starting to look with renewed enthusiasm. So what are we picking for 2016? I would expect that the overall market in Christchurch will remain strong and steady. Immigration will likely continue to underpin both our local and the national market and I am not expecting to see much in the way of price rises over the next year, with the real possibility we could see a softening in the value of property later in the year. Much will likely depend on what happens with China globally, and to a lesser extent, with our softening rental market here in Christchurch. Then of course we have the great unknown of the “shakes” returning, but regardless life goes on! My suggestion is don’t try to second guess the market, if you see the right property, and you are ready to purchase, just get on with it. Procrastination gets us nowhere. Good luck for 2016! I think it is going to be a strong solid year.

8 low-cost steps to preparing your house for sale

When preparing your house for sale, many of us fantasise of an unlimited renovation budget that will make our home irresistible. Pumped from watching the latest series of renovation TV shows we dream of that extension, new kitchen or the backyard resplendent with a children’s water park. It’s true, that investing in big ticket improvements will sometimes increase the sale price of a house, particularly if you’re a do-it-yourself renovator whiz who has the time and doesn’t have to pay contactors. But unless the property was originally purchased at a discounted price, big ticket renovations and their resultant high costs are unlikely to generate increased profit on sale. So, what’s the alternative? When preparing your property for sale there are simple, inexpensive things you can do to increase its attractiveness to potential buyers, and some don’t involve a trip to Bunnings!
De-clutter

Lighting
Consider your house no longer a home, but a retail outlet where customers will come to browse. Everything – from kitchen countertops to bathroom vanities to the garage – should be clear of all unnecessary items. You want potential buyers to focus on the best features of your home not stuff, so pack up, give away or throw away everything that clutters or distracts.
We all know about the importance of first impressions. What will set the scene for your house when potential buyers either drive past, or drive in to your driveway? Front gardens, driveways, gutters, windows, mailboxes and fences all tell a story, so make it a positive one!
Time for a light bulb moment! When potential buyers walk into your bathroom and look in the mirror, soft, warm lighting can make it a more pleasant experience than it may be otherwise. In other parts of your house such as living areas, bright, white lighting will make the rooms appear bigger and more inviting. Also, think about which rooms will be best served by leaving blinds either open or closed.
Clean This should go without saying, so we’ll just leave it at that.
De-personalise When a buyer inspects a house, they are doing more than looking at the shower recess and the floor plan. They are visualising what it would be like to move in and live there, a task made more difficult if you leave personal items such as family photos, personal mementos like sporting trophies or religious décor. Pack these away, and give your potential buyers a free slate for their imagination.
Repairs The door handle comes off as you try to enter the bedroom. You turn on the light that doesn’t work and listen as the fan makes an almighty screeching sound as it rotates. Whilst small, these little things can annoy a potential buyer out of signing a contract so make sure everything is in good working order.
Clear pathways Don’t turn your potential buyers into Jackie Chan. Buyers should not be doing their own stunts just to look through your property. Make sure there’s clear pathways both inside and outside your property to make their visit a no-fuss, pleasant experience.
Smell This follows hard on the heels of the “clean” point (above) – a clean house is less likely to assault the nasal passages of unsuspecting visitors. The urban myth is to full your house with odours of home cooking, but the research is in. Over-bearing smells don’t smell good, no matter how delicious. Instead, “hints” of fresh natural odours help to sell, such as orange, lemon, pine, basil, cedar, vanilla and cinnamon.
