Market Comment
GOLD COMMENT
The REINZ stats tell us there were some 810 residential sales of dwellings and sections recorded in Christchurch city for March this year, almost 80 more than March last year. This increase of around 10% is showing us that our market is still strong and steady. With the release of the April REINZ data it is apparent that Christchurch has continued with the strong steady market we have been talking about and experiencing for over a year now. From what our consultants are telling us and based on open home visits, there has been no drop off in demand from the buyers, and certainly no discernible let-up in enquiry. The REINZ stats tell us there were some 810 residential sales of dwellings and sections recorded in Christchurch city for March this year, almost 80 more than March last year. This increase of around 10% is showing us that our market is still strong and steady. The aforementioned volume of sales makes it the third best March sales month recorded in the last 10 years. We have now had the last two months consecutively showing near record sales volumes, a very positive sign for our city and what is happening around us. As mentioned last month we have noticed a significant slowdown in listing activity, in comparison to what we would normally expect. There is no discernible reason that we can think of to account for this, unless Christchurch is just taking a breather while people enjoy their homes having been remediated, replaced, repainted and repaired. So once again, with good sales still occurring and reasonable stock levels, we can expect that prices will remain steady for the near future. This is borne
out with the current Median sale price for Christchurch showing very little movement over recent months and it has consistently hovered around the $440,000 level +/- according to the REINZ data. Certainly when talking with our consultants there is seems to be a feeling that we are still not seeing a lot of movement price-wise either up or down, and that’s purely because there is currently a reasonable amount of choice out there for buyers. As mentioned last month the good old Traditional “Blue Chip” locations continue to get huge levels of interest in available property. In recent times we have started to see an even greater availability of the “As Is“ properties coming up in these sought after areas, and it is noticeable that this is creating a large amount of interest within the development sector, which developers, and investors competing with individuals wishing to purchase in the Blue Chip locations. Here at Harcourts Gold we have just finished up the latest financial years results, and as you would expect with a well performing group of offices they are outstanding. We have listed and sold an additional 104 Auctions in the past year, an increase of over 18%. Our total number of written sales has also increased by close to 18% over the year. It is this sort of level of performance you require from a professional team and a professional company when you are selling your biggest asset. As mentioned earlier, the

Here at Harcourts Gold, we capture the average sale price of all our transactions across the city. According to our statistics, there has been a very modest 2% rise in the last year which reinforces what I said earlier – that property prices have not altered greatly in the last year. If you are interested in the rental market across the city, a quick search shows that currently there are in excess of 1800 rentals available to rent at any given point of time. As a landlord this equates to a lot of lost income potential, and the longer your property remains untenanted the greater the potential lost income. More than ever it is critical your rentals are priced competitively in the current climate. Just because you had a great rent last year when you signed in your tenant, this doesn’t mean there is another prepared to pay the same level when they have so much choice available. Think carefully of the rent you want, especially as there are now plenty of newly renovated (and in some areas plenty of new built) property available. Real estate has its own annual rhythm and it’s about this time of year I start reacquainting myself with some of its finer points.

It’s the end of the financial year, the commencement of business planning and, for the brand I’m associated with, conference time. It’s surreal, stressful and strategic all at once, with the pressure really being applied to enter the new financial year refreshed and refocused. Which after a year of long hours and big results is not easy. Remaining relevant to your marketplace, engaged and committed takes planning and the kind of thought processes that keep you awake at night. I run the business planning sessions for our large team of consultants and because I want to fill the box, not just tick it. I put serious amounts of time and thought into my delivery. This year I utilised a relatively creative approach to the session incorporating the following truths. There are five of them and they are my feelings and thoughts after many years at the helm.
1. Any plan is better than no plan at all We all know the statistics that sit behind this statement and these can be readily accessed using Google. Basically they establish that there is a wide gulf between having a formal written plan and no plan at all. Completing a plan and following it positively correlated with business success and for many this flows on to personal success too.

8 low-cost steps to prepare your house for sale
When preparing your house for sale, many of us fantasise of an unlimited renovation budget that will make our home irresistible. Pumped from watching the latest series of renovation TV shows we dream of that extension, new kitchen or the backyard resplendent with a children’s water park. It’s true, that investing in big ticket improvements will sometimes increase the sale price of a house, particularly if you’re a do-it-yourself renovator whiz who has the time and doesn’t have to pay contactors. But unless the property was originally purchased at a discounted price, big ticket renovations and their resultant high costs are unlikely to generate increased profit on sale. So, what’s the alternative? When preparing your property for sale there are simple, inexpensive things you can do to increase its attractiveness to potential buyers, and some don’t involve a trip to Bunnings!

Lighting
Consider your house no longer a home, but a retail outlet where customers will come to browse. Everything – from kitchen countertops to bathroom vanities to the garage – should be clear of all unnecessary items. You want potential buyers to focus on the best features of your home not stuff, so pack up, give away or throw away everything that clutters or distracts.
We all know about the importance of first impressions. What will set the scene for your house when potential buyers either drive past, or drive in to your driveway? Front gardens, driveways, gutters, windows, mailboxes and fences all tell a story, so make it a positive one!
Time for a light bulb moment! When potential buyers walk into your bathroom and look in the mirror, soft, warm lighting can make it a more pleasant experience than it may be otherwise. In other parts of your house such as living areas, bright, white lighting will make the rooms appear bigger and more inviting. Also, think about which rooms will be best served by leaving blinds either open or closed.
Clean This should go without saying, so we’ll just leave it at that.
De-personalise When a buyer inspects a house, they are doing more than looking at the shower recess and the floor plan. They are visualising what it would be like to move in and live there, a task made more difficult if you leave personal items such as family photos, personal mementos like sporting trophies or religious décor. Pack these away, and give your potential buyers a free slate for their imagination.
Repairs The door handle comes off as you try to enter the bedroom. You turn on the light that doesn’t work and listen as the fan makes an almighty screeching sound as it rotates. Clear pathways Don’t turn your potential buyers into Jackie Chan. Buyers should not be doing their own stunts just to look through your property. Make sure there’s clear pathways both inside and outside your property to make their visit a no-fuss, pleasant experience.
Smell This follows hard on the heels of the “clean” point (above) – a clean house is less likely to assault the nasal passages of unsuspecting visitors. The urban myth is to fill your house with odours of home cooking, but the research is in. Over-bearing smells don’t smell good, no matter how delicious. Instead, “hints” of fresh natural odours help to sell, such as orange, lemon, pine, basil, cedar, vanilla and cinnamon.

• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. • The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price. • If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.
THE PURCHASER SHALL IMMEDIATELY ON THE COMPLETION OF THE AUCTION: a) Sign the Memorandum of Contract failing which the auctioneer may sign on behalf of the purchaser. b) Pay to the vendor’s licensed real estate agent the deposit being 10% of the purchase price unless otherwise agreed; and c) Complete its GST information in Schedule 1.
