Interestingly, the volume of sales for this September was 10% higher compared to September last year, indicating there is still solid demand within our city for property

The Christchurch property market is currently still showing strong steady sales figures according to the REINZ sales data. The current latest figures show for the month of September 594 sales of Residential properties and sections within the Christchurch Metro area. This figure is just up slightly from the previous months and is a typical lift the market experiences with the start of warmer weather. For September this volume of sales was10% higher compared to September last year, indicating there is still solid demand within our city for property. When the October details are released my expectation is that this demand will not have slowed, and this is based on the activity we are seeing currently around our listed property. Open home numbers are still strong, there is more property coming available on the market, and the transparency of the sales
process now is giving people great confidence to get on with their lives and whatever it is they want to do. Here at Harcourts gold, our consultants have continued to perform at the highest level. Over September while the REINZ data showed the 10% lift as mentioned above, our consultants here at Gold Real Estate showed a 22% lift in sales performance compared to September last year. While that extra volume of business is great for us, it has also lead to outstanding results for our buyers and sellers. As with any well-run, well resourced, professional team, you would expect our results to be better than the average. The particular secret to our success is our auction emphasis, we are known as a company that supports and promotes the auction system, and your presence here today is testament to that. With an active market such as Christchurch is experiencing at the moment, the Auction system is by

CUP DAY STYLE TIPS
1. KEEP IT CLASSY. Race days are steeped in tradition and that tradition should be honoured. Make sure your dress isn’t mistaken for a top.
2. PLAN YOUR OUTFIT STARTING WITH THE DRESS. It can be done the other way around finding accessories or the hat first but it’s a whole lot easier to find the dress and then buy the hat (or have it made) to suit.
3. HEADWEAR IS A MUST. A hat, fascinator or headpiece … it’s not a race day outfit without one. If at a function indoors, err on the smaller side so as not to knock out the person sitting next to you. Trackside? Go to town on the size factor and make a statement with it. Want more wear out of your head piece or hat? Opt for a design in a neutral base but with coloured adornments you could have changed later for a different race day outfit.
5. IT’S SPRING SO YOUR OUTFIT SHOULD REFLECT THAT.

Outside of Melbourne, you can definitely get away with a Cup Day outfit that is monochrome or girlie – just make it fun and fabulous with your own spin on it.
6. MATCH BUT DON’T MATCH. You want all the elements in your outfit to complement each other but you’re not going for a matchymatchy scenario. Your bag doesn’t have to match your shoes and your hat. Your bag might pick up a colour from your dress and your shoe colour might feature in your hat but they don’t all have to be the same hue.
7. CHOOSE YOUR FOOTWEAR WISELY. It’s never a good look to leave a Cup Day function – or the races –
barefoot and carrying your shoes in your hand. Wear shoes you know you can go the distance in. This isn’t so much of a consideration if you’re just going out to lunch and then doing the school pick-up but it most definitely is if you are trackside all day.
8. IF BUYING A NEW DRESS, BUY SOMETHING THAT YOU KNOW YOU’LL WEAR AGAIN. Ideally you already have an event or occasion coming up during the party season where you know you’ll be able to trot it out without the headwear. And if you work in an office, maybe it’s something that this time next year will join your work wardrobe. Thinking of a dress purchase this way means that if it initially costs more than you would normally spend, its value will be in the distance it goes in your wardrobe.
9. BOOK IN WITH YOUR HAIRDRESSER. If you haven’t already done this and are planning attending a fancy Cup Day function, stop reading and make the call. Your headwear might look best with an up style – or you may just need expert help in securing to your head so it lasts all day. While you’re in the mood, book in that spray tan, manicure and pedicure, especially if you’re wearing open toed sandals
10. YOUR MAKEUP SHOULD GO THE DISTANCE. A long-lasting foundation, smudgeproof mascara and either a gloss you can easily re-apply or a long-wear lippy. Get it right at home and all you’ll need in your clutch is a lip colour and maybe some pressed powder. Oh and if you’re at the track or spending the day semi-outdoors, pile on the sunscreen.

Residential Flat A small unit attached to a house or detached from it, with its own kitchen and bathroom. It must be kept in the same ownership as the main house. It can be used by family members or rented out. Urban Growth Boundary A boundary line shown on planning maps that contains existing and future urban development within the designated area. Set Backs The distance between a building and the boundary of its site. Resource Management Act The legislation that relates to planning and environmental regulation in New Zealand. Outstanding Natural Landscapes / Features Landscape features that have been identified as having outstanding value worthy of a higher level of protection. Density A measure of how intense housing development is. It is mainly measured in terms of the number of houses of flats compared to the size of the land. Flat Sites A site where the land is flatter than a 1 in 9.5 gradient. Sloping Sites A site where the land is steeper than a 1 in 9.5 gradient.

Floor Area Ratio (FAR) A commonly used rule that controls the amount of floor area on a site relative to site area. A FAR of 2.0 means that a developer can build floor area equivalent to 2 x site area. For example if a site is 1000 square metres then 2000 square metres of floor area could be built.

Operative The Operative District Plan is the District Plan. A number of Plan Changes to the Operative District Plan are in progress. Urban Design The art of creating great places. Urban design seeks to ensure that the design of buildings, places, spaces and networks that make up our towns and cities, work for all of us, both now and in the future. Standards Rules that apply to land use activities. Examples of standards are: maximum building height controls, site coverage, building colour restrictions. Infill Development Housing development at higher densities that occurs in existing developed residential area.
