It is noticeable, now that we are experiencing longer days, that the mood of the market is lifting a bit. For the first time in a few months we are seeing more new listings showing on our “sales board” than contracts, and our consultants are definitely getting busier with appraisals of potential new stock for the market. With the advent of spring and the arrival of warmer weather I expect we will see a further lift of activity over the next few months. Stock levels will lift again and a normal trading market will return.

Christchurch’s August sales figures have just been released by the REINZ and typically show what we expect in the market at this time of the year. To appreciate these figures fully, here is a copy of the opening paragraphs from my market report written this time last year: “The August sales figures have just been released by the REINZ and these indicate that winter once again showed a good sting in its tail. Typically we expect to see market activity at its lowest point around the July-August period and this is usually a reflection on how most people seem to hunker down a bit over these colder winter months. This slow down in activity usually also means a reduction in the volumes of listed property, which ultimately also affects volumes of property sold when there is not a lot of fresh stock coming onto the market. This year the July/ August period has not been much different, and we have seen a marked drop in listings and new stock coming on over the winter months, the end result has shown up in the low winter sales volumes, but with good demand still evident from buyers waiting
to resolve their accommodation requirements. “ Re-reading this, I can say not much will be changing in my report for August 2016. Overall stock levels are at a new low, across the city and the sales figures for Harcourts as a whole typify what is happening across the market, since we list and sell the majority of the market here. Total available stock is down nearly 29% on the same time last year, as a result of less new listings coming onto the market. Whether this is due to the winter doldrums or everyone just saying let’s take a break, stock levels are at near record low numbers. But it’s not all doom and gloom, the sales are still continuing at a steady pace and this is continuing to place pressure on prices and, as a consequence, we are still seeing the average sale price creep up month on month. The release of REINZ data that combines sales across the industry tells us there was some 567 residential sales for the month of July. These figures are virtually identical to the number sold
last July, and it is this continual sales pressure that is pushing the average sale price month-in month-out to the $521,885 as recorded by Harcourts this last month. Amazingly, even in this type of market, there can still be the odd property anomaly where for whatever reason the right buyer is just not there at the right time. Sometimes we know why a property hasn’t sold as there is a glaring issue or fault that either may or may not be able to be changed, and at other times the vendor’s expectations are just well above market reality. Very occasionally there can be a situation where there is just no one in the market at that point of time wanting that particular property for whatever reason. Most faults, issues and initial price expectations can typically be sorted out with a price adjustment. As professionals in the industry we can overcome most of these issues by suggesting that you auction your property, price then no longer becomes the stumbling block to a potential purchaser. As the seller the benefits are that you get to see exactly what the cashed up public are prepared to pay, whether or not
it is enough is your call ,at least you have an option. If no one bids it’s not the end of the world, because shortly afterwards you will get to see what the conditional buyers who are interested are prepared to pay, along with their conditions. Over all, auction is a process that in my opinion offers the best option for all concerned. It is noticeable, now that we are experiencing longer days, that the mood of the market is lifting a bit. FINALLY ... TWO MONTHS PAST OUR EXPECTED COMPLETION DATE AND WITH THINGS STILL TO FINISH WE HAVE MOVED INTO A NEWLY CONSTRUCTED HOME, AND AFTER A 16-MONTH BUILD I HAVE SOME TIPS I’D LIKE TO SHARE WITH ANYONE ELSE WHO IS CONSIDERING BUILDING.

1) Don’t (!!!!) even start if you think it’s going to be a walk in the park. It’s a massive commitment, financially and emotionally. Constant decisions are required and there are a multitude of places where instructions and interpretations can become entangled and confused, leaving all parties at loggerheads.

4) Expect issues. It’s not plain sailing on most jobs. There will always be compromises and sometimes it actually doesn’t all come together till the last, but be assured that it will.
Think carefully, think ahead and communicate clearly. I’ve noticed that a lot of Kiwi tradespeople tend to be the strong, silent types, so don’t be put off if they don’t say much back.
2) Work to a budget, because no-one enters into a new build without a firm idea of what the financial commitment should be, but be prepared to have that challenged by concerned contractors trying to help you realise your dreams, because ideas inevitably expand. The supply-and-demand marketplace that exists in Christchurch is also a

3) Wipe your feet. This is just an on-site observation. You get to the exciting stage when it’s time to move inside. Some of the floor coverings may be in situ and walls painted, and the odd contractor who you don’t know rocks up with work boots that look like they’ve climbed a mountain pass in Bolivia. As an owner, it’s heart-breaking and it’s given me a new appreciation of what vendors expect and deserve
Now if only we could stop setting the alarm off in the early hours and I could sort out how to work the new appliances, then we could get on with completing what has been a significant challenge and the fulfilment of a dream! THE 5 RULES OF DESIGNING A SMALL HOME
1. Design for the sun. First and foremost, plan the house to get sun into the main spaces, if not all of them – more of it in the winter, less in the summer. Sunlight can transform even the smallest room. 2. Less is more. Minimalism works for small spaces. Clean lines and well-thought-out detailing can make a space seem bigger by minimising visual clutter. We also try to incorporate built-in furniture, which is a great space saver as well as reducing clutter. 3. Link rooms to external spaces. Opening rooms to external spaces is an easy way to enlarge a room with less cost. Decking is a lot cheaper per square metre than the square-metre rate of building internal spaces.
4. Minimise the size of intermittent spaces. Give space to the areas people spend more time in, like living areas, the kitchen, or the bedrooms. Spaces that you only pass through, like stairways, halls, and entry areas don’t need to be big. Arriving in a room, having passed through a tight space, can enhance the feeling of spaciousness. 5.
Use height. We always try to lift ceilings beyond the standard 2.4m – the extra height goes a long way towards creating a light, airy feeling. This also ties into the previous point, by adding drama with the spatial play of compression and expansion
