Creative ideas for small spaces

Living in an apartment, or in an older home with tiny rooms, can present a challenge: how to make your limited space seem larger. Try these easy home-decorating ideas. Built-In Bliss Floor-to-ceiling bookshelves are works of art for small space dwellers. They can double as storage units (for books and magazines) and display pieces (for photos and decorative accents). To add visual interest, consider a more modern design that plays with different sized shelves. Built in study nooks serve a functional purpose and can be built into otherwise wasted spaces like under stairwells .

If your chosen sales consultant is starting off by listing your property with a discount mentality, ask yourself, what is this consultant likely to be saying when the buyer is found?

As I write this comment in midAugust, you can feel the warm breath of spring just around the corner. Yes, we have had some bitterly cold days over winter but, by and large, I feel Christchurch has got through the middle of winter remarkably well so far. Obviously the market is feeling the same way, because when we look at the July sales figures we have to say that in parts of the market there is no discernible slowdown when it comes to sales volumes. The REINZ figures show us that there were 574 house and section sales in Christchurch for the month. This figure is up on our June results and substantially better than what we would normally expect in a regular winter period. But, while the sales volumes have kept trucking along, the new stock coming onto the market over winter has been a lot slower compared to the last year or two. The figures show that listings have dropped away in Christchurch by close to 24% so far over winter. Previously, a shortage of new stock in winter was the typical ‘pre-quake’ situation, however in the past few years we have seen the new

subdivisions and new homes boom, and this has kept the winter stock levels going. The slowdown in winter listings, I suspect, reflects a more typical winter market, and the fact that most of the new subdivisions and new-build spec houses are already on the market, as the influence of the earthquake ‘rebuilds’ on this sector of the market decreases. With good sales volumes and not a lot of new property coming onto the market, sales values have continued to hold steady. Normally, in this situation, the ‘demand/ supply’ equation would place upward pressure on prices, but this is definitely not happening. In fact, for a number of months now, there has been a definite flattening-off of prices – with a feeling that prices might just start to peg back a bit, in line with what has happened to values in the rental market. With access to more ‘repaired’ and new stock now, the pressure on our local market has definitely reduced. Make no mistake, it is still a very good, steady market, but I suspect prices have peaked for the time being as the purchasers feel less

pressure to rush round and purchase. This more balanced type of market makes buying a lot less stressful and creates a more even ‘playing field’ for everyone. Here at Gold Real Estate we have continued a strong performance over the early winter months, with a 26% increase in the volume of our office’s sales in comparison to last year: testament to the fact that in all markets a focussed, dedicated and professional team continues to perform over and above whatever the market dictates. Over the next few months, as we head into spring, I am expecting to see an increased volume of available stock and, as a result, a further lift in our sales. 1 avocado, halved, seeded, peeled and diced

1/2 cup cooked quinoa

2 cloves garlic, pressed

1/4 cup pecan halves

2 teaspoons Castor Sugar, or more, to taste

1/4 cup crumbled goat cheese

1/4 cup balsamic vinegar

TO MAKE To make the vinaigrette, whisk together olive oil, balsamic vinegar, garlic and sugar in a small bowl; set aside. To assemble the salad, place spinach in a large bowl; top with strawberries, avocado, quinoa, pecans and goat cheese. Pour dressing on top of the salad and gently toss to combine. Serve immediately.

Along with her husband John McFadden she runs the Harcourts Gold Papanui office (the biggest office of their 5 office franchise) on a daily basis. They were the first Harcourts NZ duo to be inducted into the Harcourts Hall of Fame. Lynette was ranked among the top Canterbury salespeople and, with her interpersonal skills and work ethic, she has mentored and coached many of the Harcourts’ gold consultants to outstanding results. She has been nominated for Maori Businesswoman of the Year (Ngati Tama, Te Ati Awa, Te Ati Hauni A Paparangi), had her story told in two books, accepted various public speaking engagements and presented at two international Harcourts’ conferences on leadership and achievement. What you may not know is that Lynette has carved this very successful career from humble working class roots…

You come from a traditional Maori family what led you into the world of real estate? I’d been doing up houses with my husband and our real estate agent inspired me as did encouragement from John. My folks were supportive but worried about me leaving nursing. You have a natural vibrancy; what drives you in life? I’m a natural goal setter, and I realised early the only way I was going to get anywhere was to work hard! Taking a risk and launching the Papanui Harcourts office had its challenges; did you envisage this bold move would lead you to the success you now enjoy? No. We started with 5 agents, 17 listings and a massive loan. Today there’s 5 offices, over 90 people and a huge reputation for excellence. It is a very competitive market what qualities do you need to succeed? Do what you say you are going to do – because so many people don’t. Try not to take rejection personally, there will be plenty of it. Have a plan. Smile.

Your husband joined you in real estate after three or so years – what are the strengths of your partnership? It was 2 years and I consider it a privilege to work alongside John. We have complimentary skills, specific and different roles and we communicate well with each other. Plus I fancy him. Amidst working hard on your business you raised two sons; was it challenging juggling a highpressured job with motherhood?

Yes, like every working mum it’s been a juggle for me. I don’t switch off easily and the boys have seen the pressure and workload required to succeed. They both said it’s a challenging career and probably not for them but they are proud of me and their dad. Looking back what were the biggest obstacles you had to overcome?

The biggest obstacles I’ve faced were trying to operate our business in the period including both big earthquakes and the next 18 months. I also struggled when our business partner of 10 years decided to leave.

What do you love most about the real estate industry? I love the fact I’ve made a difference to the lives of people I work with and those I’ve worked for. Real estate has opened up a world of possibility for myself and my family. What is your key role within Harcourts Gold Papanui on a daily basis? My key roles are marketing, auction, high performance coaching and ‘magic’ (also known as making things special). The real estate business is very demanding; do you turn your phone off and take time out very often? Rarely off and if I don’t answer it, it’s because I can’t find it in my handbag. What is your proudest achievement? My marriage and my sons.

What were you doing the last time the thought went through your mind, “I shouldn’t be doing this”? Looking on the internet for clues about who is going to get killed off next in Game of Thrones. What is one thing others would be surprised to know about you?

Dynamic and diverse are the terms that come to mind. This includes the emergence of completely new categories of properties for sale – for example: “As is , where is” or uninsured homes. There’s also massive redevelopment in the inner city and strengthened property values throughout the region. Finally realtors must know their stuff, this is also a complex market place.

If you had a crystal ball, what would you expect the property market in Christchurch to look like in five years’ time?

When I was still nursing I played for a nurse’s indoor basketball team and Steve Hansen was our coach (I was useless).

To be fair my crystal ball broke a few years ago and I prefer to interpret the market rather than imagine it, but here goes.

Conduct of Auction This is an extract from the contract so please refer to complete terms as supplied and available on display.

• The property is offered for sale subject to a reserve price being met, the highest bidder whose bid is accepted by the auctioneer shall be the purchaser. • The auctioneer may nominate the sum by which the bidding can be raised. • The auctioneer may refuse any bid. • The auctioneer or the licensed real estate agent acting for the vendor in respect of the sale may submit a bid on behalf of any person. • The auctioneer shall identify a person so acting before the commencement of bidding. • The vendor reserves the right to bid personally, by a representative, or through the auctioneer and to withdraw the property at any time before it has been sold and with out declaring the reserve price. • If a dispute arises concerning any bid, the auctioneer will determine the dispute or re-offer the property at the last undisputed bid.
