we make being a Landlord Easy
Professional property management is calculated balance between helping landlords achieve their goals whilst ensuring they meet their legal obligations. As our industry sees ever increasing legislative requirements, our evolving role becomes risk management, the use of our skills, qualifications and knowledge to give our owners peace of mind.
legislation One of the most important aspects for offering a property to the rental market is compliance for a number of key regulations, most notably, but not limited to; Residential Tenancy Amendment Act 2019, Healthy Homes Guarantee Act 2017 & Building Act 2004. It is important to understand there are many rules and requirements that landlords must adhere to. Engaging Gold Property Management will ensure you as the landlord are fully compliant with current regulations and laws, we will assist to bring your property up to code.
insurance Landlord insurance is different to owner occupied house cover. There are extra risks you face for a tenanted property. Landlords’ insurance can cover additional things such as accidental damage by tenants, loss of rental income, landlords’ contents and drug contamination.
maximising return Our team at Gold Property Management are reviewing the market on a daily basis. The ability to gauge rent trends and advertise your property to attract interest, to secure good tenants requires research and market knowledge. Feedback to owners safeguards fair market rate can be achieved with minimal vacancy.
page 12
routine inspections Regular property inspections are crucial in safeguarding your property and are the most effective way of ensuring tenants are meeting their expectations - as outlined in their tenancy agreement. Routine inspections are generally carried out every three months, and not less than four times per year. Most home and contents insurance policies require a specific number of inspections to be completed annually. We advise all landlords to check their policy wording and advise their property manager of the frequency of inspections as to not void their policy requirements.
tenant selection
repairs & maintenance
Getting the right tenant is arguably the most important part of the tenancy process. With our considerable experience during comprehensive tenant checks, we ensure any risks associated in tenant selection are greatly reduced. The final tenant selection is the owner’s decision based on the information we have provided.
Our aim at Gold Property Management is to return as much of the rental income to you as possible, however, at times, maintenance must be carried out. This is just as true for your own home. Providing ongoing care and maintenance to a property is in the best interest of all landlords. It helps ensure rental levels remain consistently high in relation to the market, and that quality tenants are attracted to the property.
moving out When a tenant vacates a property, a detailed final inspection is always completed prior to any bond being released back to the tenant. This inspection report and associated photos are compared to all the initial inspection findings and landlords are advised immediately of any possible disputes, changes, or damages that may need to be rectified.
