“...I wouldn't use anyone else” “Very professional and friendly. Reliable and honest. I would recommend Simon to any vendor. He was very good and always provides updates. Very up to speed on the market. An agent that stands well above other agents. I wouldn’t use anyone else.”
Robyn
“...professional & organised” “I have attended many open homes over the past weeks, and encountered many Agents. None of them as professional or organised as we found Simon. That is why we chose Simon to sell our home, and sell he did, in just 1 week. I highly recommend Simon to anyone looking to sell their home. Thanks again Simon!”
Nicole and Mark
“...honesty and professionalism” "We were so lucky to have Simon from Harcourts who guided us the whole way through selling our house (the whole way only ended up being less than 2 months!) and ensured we were looked after the whole time.He saw to most of the processes involved in selling a house and was able to refer us to some great resources where need be. Thanks to Simon's dedication, honesty and professionalism, we were able to get a fantastic price for our house and with minimal stress involved."

“...honesty, knowledge, friendliness” “During our search for our new home we crossed paths with Simon a couple of times, we found his honesty, knowledge, friendliness and attention to detail in highlighting the distinctive features of each property we were viewing very helpful. Upon putting forward our offer Simon was expedient with all the required paperwork and answering all our questions about the property and anything he wasn't quite sure of about the property was quickly checked and communicated back to us. Simon's' negotiation skills were highlighted in our recent purchase. We would highly recommend Simon Lidgerwood to anyone seeking to buy or sell a property as we have found him to be a true professional in real estate.”

“...clearly done his research” “We engaged Simon to sell our house after speaking with a number of agents. We chose Simon due to his relaxed and considered manner as well as his knowledge of the market. He had clearly done his research prior to meeting and we never once felt pressured into a decision. He was proactive throughout the campaign, made sensible and appropriate recommendations and kept us informed throughout. I would have no hesitation in recommending Simon.”
Jason

Understanding how real estate works 1. If you are getting no inspections - price may be putting people off from even looking at the property. 2. Inspections but no offers - the property looks interesting, but on inspection it doesn’t compare well with others in a similar price range. In the buyers’ eyes, the price is too far above market value to make an offer. 3. Low offers - if offers are coming in consistently low then it is telling us that the buyers, after inspecting the property are not seeing the value that they had hoped they would. 4. Early offers sometimes happen - if they do, be grateful not reluctant. Your best chance of getting the absolute best dollar will be when the property is fresh to the market as that’s when all hot buyers will be inspecting. 5. Negative feedback can sometimes be a good sign. When the price is considerably over the top you will get little feedback of any sort. As the price gets closer to market value, the feedback will increase and become more negative. Buyers start to get hope that they will be able to purchase, so they instinctively go into negotiation mode and criticise. 6. The greatest form of pressure buyers can face is ... FEAR OF LOSS. The first questions buyers ask are “how long has the property been on the market?” and “How much interest have you had.” 7. Fear of loss diminishes with time. When the buyer asks the agent how long the house has been on the market the agent doesn’t want to have to say more than 6 to 8 weeks. At this stage of the sale the power shifts from the vendor to the purchaser as fear of loss diminishes. There is far less chance that the purchasers will pay top dollar when there is no fear of loss. 8. Properties have a use by date - timing is critical. 9. The biggest mistake vendors make is saying “we’re not in a hurry to sell so we’ll start high but listen to offers.” If priced high, purchasers compare the house unfavourably with other houses in the same price range that offer more. When the house price eventually does come down, the purchasers have either gone or are only prepared to make low offers. They either think that something is wrong with the property or that you may now be desperate to sell. 10. Three things sell properties: a) Presentation b) Promotion c) Price 11. If you don’t get offers in the first 30 days of listing then your house is usually overpriced. 12. Buyers determine their own price. They are generally very well researched, they won’t pay more than a fair price for a house just because the current owners: a) Over capitalised and need a certain figure b) Are relocating to a more expensive area c) Paid too much for it originally d) Are emotionally attached to the house 13. Purchasers may pay more than a fair price for a home if: a) It has immaculate presentation b) It is a rare once in a lifetime opportunity c) They are the 1 in 1000 dream buyer, or d) There is a fear of loss. 14. Even the greatest homes in the world will not sell if the price is not right!
Harcourts Signature And the community
Harcourts Foundation
Autumn Festival
HeartKids
In August 2008, Harcourts asked one simple question: How can we better support the local communities that have supported us? This one question led to the establishment of The Harcourts Foundation.
The Derwent Valley Autumn Festival was an idea conceived by two Derwent Valley Councillors who wanted to build greater social capital for the local community. With the community having gone through a depressed period for a number of years, they felt that a ‘vehicle’ was needed to give expression to the positive aspects of the Derwent Valley.
Working with health professionals, Heartkids provides lifelong support to those with childhood heart disease and their families. We also fund life-saving research, advocate for the needs of children with CHD & their families, and provide information and education.
The Harcourts Foundation has raised over $4 million since 2008 and assisted hundreds of charitable organisations throughout Australia and the world, with a percentage of every sale donated. At Harcourts we aim to change lives and make dreams come true – the work of The Harcourts Foundation is a continuation of this. Read more at harcourtsfoundation.org.
Enjoying one of the most picturesque settings anywhere in the state, the festival marks a special time of the year. Harcourts is delighted to sponsor this great community event.
Super Boss Day is a fun new initiative where bosses and co-workers dress as a superhero for a day to raise funds for HeartKids to support kids with heart disease. In 2017 Harcourts Signature was proud to support this initiative, raising hundreds of dollars for Heartkids.
“...loves what he does” “Simon looked at our property over 12 months earlier and did a full assessment. We were not ready to sell at that stage and indicated it could be up to 5 years on. Simon continued to stay in contact even though it was to be a long way off before we were to sell. We took a decision 12 to 15 months on and contacted Simon as we appreciated the low key staying in touch approach. We had 2 other agents review the property and did not want an inflated estimate. We feel Simon provided that and had the marketing prepared in a very short time and the house was sold quickly. By contrast 12 months ago we purchased a home, to ultimately retire to, from another agent who was aware we would be selling our current home in the future. We never heard back from that agent. Simon clearly loves what he does and does it very well. Thank you."

“...first class”
“The experience that we had with Simon Lidgerwood in the sale of our house was first class. We found Simon to be thoroughly professional, realistic and extremely reliable in our dealings with him. He was an active listener and once he understood our thoughts he provided sound and well thought out advice. His input into the sale of our house achieved an excellent result for us in terms of the price we sought, and the marketing of the property where a speedy sale was found. Simon is an excellent agent who is very approachable, considerate and thoroughly dependable.”
Dale and Gail
“...courteous, informative” “Simon was courteous, informative and always looking for the best deal we could achieve. He offered his advice but always reminded us that the decision was ours to make and we never felt pressure to do something we weren't comfortable with. Would be happy to have Simon sell our house again!”
