Minor changes
What meets the definition of a minor change? A minor change is defined as any fixture, renovation, alteration, or addition to the property that: has a low risk of damage to the property can be easily reversed (property can be returned to substantially the same condition) doesn’t pose a risk to health and safety doesn’t compromise the structural integrity, weathertightness or character of the property doesn’t affect anyone’s enjoyment or use of the property doesn’t require regulatory consent doesn’t breach any regulatory rules. What are examples of minor changes? Depending on the circumstances, examples of minor changes could include:
• installing a baby gate
• installing shelving • installing television aerials
• installing gardens when these can be returned to the original state at the conclusion of the tenancy

5. Remove dough from the bowl onto a lightly floured bench. Roll to a 2cm thickness and cut into 6x6cm squares. Cover the dough with plastic wrap and leave to proof on the bench for 15 minutes.
7. Gently place dough in the hot oil and cook until golden brown

Tenants are responsible for keeping the property reasonably tidy and clean until the end of their tenancy, including the garden. Unless the tenancy agreement specifies otherwise, tenants are responsible for mowing the lawn and weeding the garden.
You may be considering starting a new vegetable garden, or adding a garden shed as we move into spring. New tenancy laws were introduced, making it easier for tenants to make minor changes to the property. However, tenants still need to submit a request to their landlord before making the change. While landlords are not permitted to decline minor changes, they can set reasonable conditions.
If landlords intend to come to the property to mow the lawns or maintain the gardens, they are not required to provide the tenant with notice. But, they do need to make sure that they are not interfering with the tenants’ reasonable peace, comfort and privacy. While not required, a heads-up that landlords will be visiting the property is good practice.
