Project Summary
2190 Vallejo Street is a 4-story residential home featuring a 1-bedroom apartment for rent on the lower level. The main focus will be the upper three levels for the Final Project and is located in the Pacific Heights neighborhood of San Francisco. According to the San Francisco’s Section 8 Rental Assistance Program, the lower level will be rented out to lower-income tenants depending on their disability.
Bo (39) and Jess (37) will occupy the main residence with their two children (ages 2 and 4) with Bo’s mother, Pearl (70 years old). Since Bo is originally from Oxfordshire, England, his needs for a new home require the classical and traditional aesthetics which reminiscence the classical period while his wife, Jess, from Sao Paulo, Brazil, wanted to balance it with mid-century furniture.
Project Requirements
2190 Vallejo Street is a four-story residential home. The building is comprised of a 1-bedroom apartment on the lower level with the upper three levels of the residence. The building is located in the Pacific Heights neighborhood of San Francisco and was designed by architect Edgar Mathews in 1904. The lower floor at 2190 Vallejo will be rented out through San Francisco’s Section 8 Rental Assistance Program for low-income tenants. The units require better designs to serve residents who have disabilities such as these and others. Implementation of the Principles of Universal Design and compliance with ADA will be critical. The design will be kept at its original footprint and will include the following for the lower level:
• Entry Closet
• One bedroom with a closet (2 feet deep and 5 feet wide, minimum)
• One bathroom
• Kitchen
• Dining Room with seating for four
• Living Room with seating for four
• Laundry washer and dryer
• Linen closet (near bedroom or laundry)
• Space for a work desk (may be located in bedroom or living room)
Residential Project Overview
Clients: Bo and Jess Taylor
Expectation: Renovate both the first and second floor for the Vallejo home. From the client’s request, they need a balance of classical and mid-century modern design that would fit well with the design concept. The main spaces that will be renovated are the foyer, living and dining room, kitchen, and the master suite.
Concept
My concept of COASTAL WAVES will feature neutral and warm-muted color palettes that will make every living space feel relaxing and inviting. I will provide natural textures and organic materials that complement the views of the San Francisco Bay and preserving the classical details that have sentimental value to this project.

Intro about West Rivertown Neighborhood Affordable Housing
The precedent study I will be referring to is the West Riverpoint Apartments built in Antioch, CA. This project contains a significant improvement for Antioch’s West Rivertown District as part of its concept plan to revitalize the West Rivertown neighborhood. In total, there are 57 units that were built in 2003 with the help of Van Meter Williams Pollock as their architect, James E. Roberts Obayashi Corporation as their General Contractor with the Eden Housing Management Inc. taking care of managing the West Rivertown property.
Finances and its Economic Benefits
This project was done very well in a way that the Rivertown neighborhood expereinced positive changes with the way residents have interacted amongst each other and got together to help their kids learn and grow as they are willing to make new friends. People were also inspired by the ways they can improve their own communities that needed a lot of help such as investing in public housing for low-income families, opening up affordable homeownership programs for low-income families who make little money and save them in the future, and by making sure the rent costs are reasonable for low-income families to purchase a rental unit without worrying getting displaced or being homeless.
Vallejo Villa Synopsis
For the lower level I planned to focus on adding the butler’s pantry between the laundry room and the powder room for ample storage. I also plan to have the bedroom and bathroom connected for a proper flow while having a large walk-in closet for tenants. The living, dining room, and the kitchen will all be open concept for easy access while keeping the office space at the back for more natural daylighting. Coming up to the first floor, tenants will be greeted with a state-of-the-art glass-blown chandelier at the foyer with plenty of storage to put away shoe wear and regular jackets on the coat rack. Entering the living and dining room, there will be neutral and warm-muted colors to tone it down without making it look like a museum. The biggest feature in the living room is the rustic charm, electric fireplace that will become a focal point with bookshelves and wooden accents from the coffee table. The kitchen will have a maintenance-free workspace for cooking large meals for everybody to enjoy their lunch and dinner with quartzite countertops and having the lower and upper cabinets for more storage. Upstairs, the master bedroom, and bathroom will become a lifestyle hotel-resort feel for the tenants to unwind after a long day of work in addition to the functional, walk-in closet.

My proposal for this foyer will feature a variety of sentimental and decorative elements with comfortable seating and functional storage. The color scheme of combining neutral and warm-muted colors will help create geometry, form, and its overall shape. Since my concept statement is coastal waves, the overall feel of coastal chic design style will feature the upholstered loveseat, the wall art behind the storage cabinets and the hand glassblown chandelier as a statement piece for my overall design concept.
Living Room
I will continue the neutral and warm-muted colors into the living room for comfortable seating from the white and blue contrast of the upholstered sofas to the mid-century modern coffee table. An electric fireplace with a rustic charm will anchor the living room as its focal point with the a bookshelf in the living room. For the dining room, the wooden dining table will provide nostalgia with brown wooden, wainscoting panels with the new dining cabinet that will give dimension to the historic architecture of the house. The sage-colored fabric dining chairs will be toned down to make this dining room feel cozy and transitional. These wooden and soft accents help make the overall look of the dining room spacious and entertaining.

The wooden finish will continue in the kitchen from the lower and upper cabinets to the durable quartz countertops that will provide a maintenance-free workspace. The overall layout of the kitchen space will be inviting and entertaining for guests to make lunch or dinner. The colorful glass pendant lighting will provide ambience to make the kitchen space feel more open and brighter. More storage is taken advantage of for the kitchen island while providing more seating for families wanting a casual living environment.

With the feature of adding a master closet, there will be plenty of storage for keeping valuables safe and can increase the home value from a functional standpoint.

Final Narrative
With having 3 different design concepts for the main residence and the lower level, choosing the right elements of design that fit well with the overall design concept and inspiration become a priority for both the tenants and homeowners. Classical proportions are taken into account in terms of form, texture, and its overall shape to enhance the quaity of visual interest with a white, neutral-color palette. Overall, combining the elements of design with proper function can improve the lives of homeowners and tenants with organic materials to achieve balance and unity.
