Pricing Strategy General Rules. Let's review some important considerations. There are certain factors that are beyond our control and certain factors that are within our control. Those factors outside of our control are: the location of the property, the finished square feet and types of rooms and the amenities that are in place. Those factors we can control are: the appearance of the property inside and out, how aggressively we market the property and the price, including terms. It is critical for us to accept those factors that are beyond our control and to focus on pricing and preparation.

Local Market Observations. Our market is currently steady. Properties are not moving very fast but they are not languishing for months either. Given the current interest rate situation we should continue to experience relatively low mortgage rates and thus the market should remain steady for awhile.

Suggested Price Strategy. My analysis of the comparable properties suggests a list price range of $200,000 to $210,000. This range should achieve your primary goal which is a reasonably quick sale. This is for today's value. The Atlanta area is currently experiencing an increase in home values as these prices adjust your value will be adjust to reflect the price that buyer's are paying at the time you list your condo for sale.

The Importance of Intelligent Pricing Determining the best asking price for a home can be one of the most challenging aspects of selling a home. It is also one of the most important. If your home is listed at a price that is above market value, you will miss out on prospective buyers who would otherwise be prime candidates to purchase your home. If you list at a price that is below market value, you will ultimately sell for a price that is not the optimum value for your home. As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. The percentage

increases as the price falls even further below market value. Therefore, by pricing your property at market value, you expose it to a much greater percentage of prospective buyers. This increases your chances for a sale while ensuring a final sale price that properly reflects the market value of your home. Another critical factor to keep in mind when pricing your home is timing. A property attracts the most attention, excitement and interest from the real estate community and potential buyers when it is first listed on the market (see Figure 2). in your property languishing on the market. This may lead to a

below market value sale price (see Figure 3), or, even worse, no sale at all. Therefore, your home has the highest chances for a fruitful sale when it is new on the market and the price is reasonably established. Determining The Value of Your Home A Comparative Market Analysis (CMA) is essential to determine the value of residential property. Location and characteristics of the property are the key elements in determining value. Therefore, the basis for valuation is similar properties in your area. The market analysis takes into account the amount received from recent sales of comparable properties and the quantity and quality of comparable properties currently on the market. The desired end result is to find a price that will attract a willing and able buyer or buyers in a reasonable time. Once the value of your home has been determined, you can decide on an offering price that will achieve your goals. Generally, the price should not exceed the value by more than 5% or potential buyers may not even make offers. Naturally, if you want to sell quickly your asking price should be very near the value. The following are a few things to keep in mind about pricing: • Realistic pricing will achieve maximum price in a reasonable time. • Your cost or profit desire is irrelevant; the market determines the price. • The cost of improvements are almost always more than the added value. • Houses that remain on the market for a long time do not get shown. • A house that is priced right from the beginning achieves the highest proceeds.

First Impressions: How to Prepare Your Home for Showings Marketing your home is a team effort and you are an important part of the team. The following checklist will help set the stage for a speedy sale at the highest price. When a prospective buyer looks at your home, these suggestions are the very things that influence a buyer’s first impression. The House Interior q

Kitchens, bathrooms, floors and woodwork are the key. Keep these areas clean and in good condition.

q

Keep ovens, stoves or surface units and all porcelain or stainless steel clean. Cabinet counter tops should be clean and kitchen accessories in order. Remove unnecessary clutter from counter tops.

q

Whether you have hardwood floors, wall to wall carpet, tile or any combination, keeping them clean is important. Mop or sweep hardwood or tile. Vacuum carpets thoroughly, clean if needed.

q

Bathrooms are of great importance in the overall appearance of your home. If grout between tile has cracked and fallen out, it is best to recaulk those areas.

q

Replace old furnace filters and remove any dust accumulations from heat registers or vent covers.

q

If doors stick or folding doors are off track, repair them.

q

Storage is important to any prospective homeowner. Cluttered closets and other storage areas may accentuate a storage problem, especially in homes without basements. Clean out closets. Pack items you do not use, leaving only those needed before you move.

q

If any rooms within the house are dark during daylight hours, keep curtains or drapes open and if necessary, keep a lamp on. Also, make sure that all windows are clean and gleaming. A bright, cheerful room is pleasing and gives an air of spaciousness.

q

If interior painting is necessary, use neutral colors.

q

Replace any burned out light bulbs, especially in the basement or darker rooms.

q

Tighten door knobs, window fittings and other hardware.

q

Do not hide a problem; it will come back to haunt you. Cracks in walls or concrete, broken appliances, roof leaks or wet basements should be repaired.

q

Keep all steps clear of any hazards.

q

Make up beds with attractive spreads and dress up any windows in freshly laundered curtains.

q

Keep pets out of way during showings.

q

Pack personal collections and photos. Too much seller personality prevents buyers from taking “personal possession” of a home.

q

Put jewelry, checkbooks and other valuables in a secure place.

The House Exterior q

Your front door gives a vital first impression. A little linseed oil will freshen up stained wood. If painted, wash with soap and water. If paint or varnish is chipped or peeling, a fresh coat of paint may be in good order.

Clean gutters if needed.

q

Repair any torn screens or replace existing ones.

q

Hose off or pressure wash exterior wood and trim.

q

If gutters or exterior wood are in need of paint because of obvious cracking, peeling or chipping, it is best to repair those condensation areas.

q

If you have window air conditioning units, wipe them clean and remove any rust that may have accumulated around condensation areas.

q

If you have an outside patio or deck, make sure any lawn furniture, gas grills or exposed wood are in good repair.

The Yards and Grounds q

Keep the yard cut and trimmed.

q

Trim and shape the shrubs if necessary.

q

Keep the area around the garbage cans neat and free of trash.

q

Stack woodpiles neatly.

q

Keep drives and walks swept free from pine straw, limbs, oil stains, etc.

q

Put a fresh layer of pine straw on pine islands.

q

Keep surface water drainage areas and natural streams free from debris that may cause water to stand or stagnate.

q

Pick up toys, tools, bicycles, etc.

Remember q

Leave property showings to your agent. The agent’s business is to sell; the agent can overcome objections and highlight your home’s features better without your help.

q

It is best for you to leave when your home is being shown if at all possible.

q

Never try to sell furniture to a customer before the house is sold.

q

Do not discuss anything concerning your sale with a customer. Refer customers back to the agent.

Residential Property Renovation Notice & Disclaimer Regarding Renovation, Repair and Painting If you, as either Seller or Buyer, intend to disturb paint, remodel or renovate your residential property (or other type of property that is considered a “child occupied facility”, such as a day care, pre-school or kindergarten) AND your property was built before 1978, you should become familiar with the Environmental Protection Agency’s (EPA) Residential Property Renovation Rule, called Renovation, Repair and Painting (RRP). A list of EPA certified renovators can be found at http://cfpub.epa.gov/flpp/searchrrp_ firm.htm • All Contractors who work on your Property and disturb more than the allowed amount of lead based paint (6 square feet indoors or 20 square feet outdoors, any window replacement and other specified items) within a 30 day period are required to be certified by the EPA and to use safety procedures, including providing you with a copy of the pamphlet: Renovate Right: Important Lead Hazard Information for Families, Child Care Providers and Schools. • You should make certain that any bids you obtain for painting, remodeling or renovating your covered property include all costs for compliance with the Residential Property Renovation Rule. It is anticipated that the Rule will increase costs to many contractors, so it is your responsibility to make sure any bids or estimates include contractor compliance costs to be passed on to you. • Some pre-1978 properties are not covered by the Requirement, or can opt out of the coverage; for more information, visit www.epa.gov/lead. • If you are doing work yourself, check out the EPA website for further information on how to safely complete your work, but you are NOT affected by the requirements, for your own work in owner occupied properties. A Personal Note

Lindsey is married and lives in the Vinings area of Atlanta. Although she was raised in North Carolina, Lindsey’s family ties to the area extend back several generations. Most of her fondest memories are family trips to Atlanta to shop for Christmas or raft on the Chattahoochee on the hot summer days. Now living only a mile from the river, she and her husband love taking their dog Georgia on long walks and swims in the river.
