LISTING COMMISSIONS Listing commissions apply to any HNR listing sold by a co-op company or by any HNR Sales Associate. The Branch listing gross is 50% of the total commission. All assigned listings will be paid at the 50% level. When an HNR Sales Associate supplies information to another HNR Sales Associate or to a co-op Agent from another company of the availability for sale of an unlisted property and a sale results, the “supplying” Sales Associate will be considered the listing agent and will, upon closing of the sale, receive listing volume credit for that listing and be paid a listing commission. REFERRAL FEES Branch to Branch – Sales and Listings: When a Sales Associate refers a sales prospect or a listing from one Branch to another Branch, the referring Branch will receive a fee of 20% of the sales and/or listing portion of the commission received, which will be divided between Branch and Sales Associate at the Sales Associate’s current earnings level. Agent to Agent – Same Branch: On transactions where a referral fee paid by one Sales Associate to another Sales Associate in the same Branch exceeds 20% of the Sales Associates gross commission, the transaction will be considered a co-sale or co-listing and the volume credit earned will be the same percentage as the commission division. Direct Broker-to-Broker: It is Harry Norman, Realtors® policy that the Sales Associate makes all referrals through HNR Relocation Division. Referrals not made through HNR Relocation Division will be paid a 50-50% split, less any fees payable to Network in accordance with contractual obligations of said Network. Commercial: Commercial Brokers who refer the listing or sale of their personal residences to HNR will be paid a 20% referral fee on the referred side. A co-op split will be paid to a commercial broker when that broker provides the services of a co-op agent in completing the transaction. Commercial Sales and Leases – Apartment Leases: Fees received on commercial leases will be paid to the Sales Associate at his/her current earnings level. Apartment finders’ fees will be paid 100% to the Sales Associate.

RELOCATION DEPARTMENT Purchasers: The Relocation Buyer referral fee is 35-40% off the top of the Branch selling gross. Relocation Buyer sales are paid at the 50% level. When a Relocation Buyer purchases an HNR listing Type 2 Transaction, the selling Sales Associate is paid at the 55% level. When a Relocation Buyer purchases an open listing, agent’s own listing or unlisted property, the Relocation fee will be paid at no less than 50% and the listing Sales Associate will be paid at his/her current earnings level. Special programs brought to the Relocation Department will be paid to the originating Sales Associate at that Sales Associate’s current earnings level after deducting a 10% fee paid to the Relocation Department.

Listings: The Relocation listing fee is 35-40% off the top of the Branch listing gross. All Relocation listings are paid at the 50% level. Outgoing Referrals: The Sales Associate receives current transaction Type 1 sales commission split with a minimum of 62.5% to a maximum of 70% on closed outgoing referrals. In addition, Sales Associate receives a credit of $1,000 toward commission earnings level for each outgoing referral closed originally placed through Harry Norman, Realtors® Relocation Department and in accordance with procedures of the HNR policy as stated in the HNR Agents Manual.

HNR LEASES Residential: If a Sales Associate, with the Broker’s approval, leases a property, any fees paid to HNR will be distributed at the Sales Associate’s current level. Apartment finders’ referral fees will the paid 100% to the Sales Associate.

SELLER BONUSES After the fact cash prizes or non-cash prizes awarded to the Sales Associate will be paid 100% to the Sales Associate (such as prizes for selling the most houses in a subdivision). Sales Associates will receive 100% of cash bonuses paid on a sale if the gross commission on subject sale was at the stated selling commission. If gross commission paid was less than the above rates, with the overage being paid 100% to the Sales Associate. Increased commissions (i.e., 8% on resale) are paid as commissions, not bonuses. Bonuses in which HNR does not participate do not count toward the Sales Associate’s earnings level.

CO-LIST/CO-SALE A co-list or co-sale (a listing or sale shared by two or more Sales Associates) will be paid to each Sales Associate based on that Sales Associate’s earnings level, in proportions agreed upon between the participants. That is, is two Sales Associates co-list a property, half of the commission will be computed at the Sales Associate’s current earnings level. Example: Listing Branch gross commission $1,000: Sales Associate “A” earnings level is 50%, Sales Associate “B” earnings level is 65%. Sales Associate “A” earns $250 (half of 50% of $1,000) and Sales Associate “B” earns $325 (half of 65% of $1,000). The Confidential Commission Schedule revised 4/24/07 and 6/6/07
