SPR I NG 2 0 1 2 Last year, a study by Deutsche Bank declared Atlanta America’s most affordable city to buy versus rent. A year later, a chorus of industry heavyweights is saying that now’s the best time to buy, especially in Atlanta. Barron’s March 2012 cover story declared that at long last, “the positives these days outweigh the negatives.” A steady increase in job numbers has fueled consumer confidence. That, coupled with near-record-low mortgage rates, is making “stunningly affordable” homes hard to resist. Yale economist Robert Shiller, co-creator of the Case-Shiller indexes (and an early forecaster of the housing collapse), noted that National Association of Home Builders/Wells Fargo Housing Market Index, which measures builder confidence, signals a market turn. “The index has been on a tear of late, rising five months in a row and to its highest level since 2007,” he told Barron’s. Overall, more desirable, affluent neighborhoods are fairing the best. And our favorite sage, Warren Buffett, CEO of Berkshire Hathaway, which owns our parent company, HomeServices of America, told CNBC’s Squawk Box two months ago that housing today is a better investment than stocks. “If I knew where I was going to want to live the next five or 10 years, I 6 | Harry Norman, REALTORS® HOME Spring 2012
would buy a home and I’d finance it with a 30-year mortgage. … It’s a terrific deal.” In fact, Buffett said he’d buy “a couple hundred thousand single-family homes” right now if it was practical for him. A steady stream of top-level reports, and our own internal data, shows that the Atlanta housing market is recovering and that home values are beginning a steady rise. Post recession, three of Buckhead’s oldest, locally owned accessory/gift shops confidently bet on their continued success
M
any long-time Atlantans wax nostalgic about the Buckhead of yesteryear, the quaint slightly ramshackle village of local shops and bars that catered to a generation of baby boomers. But as Atlanta’s population swelled and commercial development boomed, new restaurants and retailers took their turns in the spotlight.

Now, as we anticipate what is billed as a new-and-improved Buckhead, HOME magazine celebrates three home accessories/gift boutiques with staying power. Peridot, Boxwoods and Charles Willis have not only survived years of heated competition, but also the Great Recession of late. And two of them, Peridot and Boxwoods, have even expanded both their footprint and their product mix.

is feeling optimistic these days, unlike five years ago when she sensed a looming downturn. “We definitely felt an impact. It hurt everybody,” says the native Atlantan who founded Peridot 23 years ago. “Gifts are one of the first things people cut back on.” As an added challenge, several blocks near her East Paces Ferry store were imploded to make way for the ill-timed Streets of Buckhead development, which left a concrete jungle in its wake when the financing was pulled. Area retailers would now have to wait a few years longer for the downsized (and renamed) Buckhead Atlanta initiative to deliver the walkable neighborhood and accessible parking that would draw more shoppers into their stores. Peridot, long known for anticipating just what its loyal customers would seek next, applied that same insight to weather the recession. “We thinned inventory and offered more affordable options,” says Woodruff. Thus, in lieu of a chair, a customer might choose accent pillows. It also helped that the shop has always emphasized gifts that are functional as well as fun.
The approach worked, and Woodruff sensed opportunity. Last fall, she opened a second, larger store emphasizing home accessories on Howell Mill in midtown’s trendy industrial Westside neighborhood.
Boxwoods Gardens & Gifts, in Buckhead’s West Village,
offers the best in retail therapy. It is both an escape and an adventure. The E. Andrews Drive store, composed of two old houses connected by a breezeway, offers surprises around each corner. Opened 17 years ago as a garden shop, its eclectic bounty now includes furniture, home décor, antiques, gifts and fashion-forward jewelry. “We have something for everyone at a variety of price points,” says co-owner Dan Belman, who credits that formula for the store’s ongoing success. While Boxwoods is not growing at pre-recession levels, Belman and co-owner Randy Korando see green lights ahead – so much so that they opened a home entertaining shop across the street last fall. “We see our business making steady gains,” says Belman. “Sales of furniture and lighting have increased in recent months. That’s a sign that people are remodeling their homes or buying new ones.”
Charles Willis, Atlanta’s reigning purveyor of fine china,
opened shop across from the Fox Theater in 1948. With the opening of Lenox Square in 1959, the shop moved to a house across the street from it. By 1981, traffic had swelled, so the boutique relocated to East Paces Ferry. While other china stores have come and gone in Atlanta and while department stores have nipped at the market share, Charles Willis remains THE go-to registrar for the region’s well-heeled brides to be. “We have weathered bad times, but we’re here because of our loyal customers – three generations of brides,” says Edyth Shadburn, the shop’s fourth owner. (Willis died in 1979.) And will the next generation of brides come calling? Shadburn fully expects they will. “We just renewed our lease for five more years.”

Paper-Cut-Project began on a whim in 2009 when friends Ann Flurry and Nikki Nye tossed around ideas for styling an imaginary window display. Atlanta needed to kick it up a notch, they thought. Flurry, a seasoned fashion magazine editor, and Nye, a trained artist and former owner of Addiction boutique in Buckhead, were both bewitched by fashion, and they were equally enchanted with storytelling at the heart of successful ad campaigns, magazine features and runway productions. The medium, they decided, would be paper - an antidote to the ubiquity of mass production in fashion. Using only steel blades and glue, they gave ethereal form and commanding structure to simple sheets of paper. Dramatic and sophisticated, the singletone sculptures would perfectly complement well-dressed mannequins. Nye and Flurry shared the idea with Jeffrey boutique, and within a month they were designing the shop’s windows in both Atlanta and New York.

The past two years have been a blissful blur. Since forming Paper-Cut-Project in 2010, Nye and Flurry have dreamed up paper masks, wigs and accessories for the world’s top fashion houses, including Hermès, Cartier and Kate Spade. By 2011, their fashion art had attained international stardom. For its December issue, Italian Vogue featured a Greg Lotus-photographed spread of Twiggy-esque models topped with towering Paper Cut headdresses.

The project was underwritten by Jackson Fine Art, which recently exhibited the ’60s-inspired Vogue wigs alongside Lotus’ black-and-white photographs. And then Christie’s called. The elite New York auction house was gearing up for its high-profile sale and exhibit of Elizabeth Taylor’s jewelry and couture collection. “They had outfitted the mannequins in exquisite couture gowns and draped them in jewels, but felt that the composition was incomplete without something on top,” says Flurry, who with Nye spent more than 100 hours fashioning four paper wigs for the exhibit, including a daisy-adorned white paper ponytail to top the lemon chiffon sundress worn in Taylor’s celebrated first marriage to Richard Burton. “The commission was a perfect match for our work. Taylor’s hair, throughout her storied career, was tended and worn almost as a sculpture.” At once contemporary and timeless, each PaperCut-Project is unique and invitingly accessible. Hermès featured a collection of 30 exotic animal
masks for store launches in Asia and Europe. Kate Spade flounced 20 headpieces inspired by the windswept model in Lillian Bassman’s “A Touch of Dew.” The Hudson Bay Company channeled Marie Antoinette’s era. The Jeffrey’s headdresses summoned the mod ’60s: think Gidget, the Supremes and Billie Holiday. And Christie’s paid homage to Taylor’s strong persona and range, including her unforgettable portrayal of Cleopatra.
Because Nye was an experienced paper crafter, they decided their signature would be paper, specifically threedimensional sculptures suitable for window dressing and fashion productions.
Flurry, who resides in Athens, joins Nye in her Decatur studio weekly to collaborate. They met in 2007 when Flurry began frequenting Nye’s Buckhead clothing boutique. Flurry, a stylist and writer (for Lucky magazine, among others), and Nye, a graduate of the Illinois Institute of Art, instantly clicked. Two years later, as the magazine industry was floundering and as Nye was closing her Buckhead boutique, they explored combining their talents.
Crisis indeed equals opportunity. Within a roject Paper-Cut-P Courtesy of year, the humbled artists working in a humble medium, created an international sensation in haute couture circles. In September, the global non profit, Fashion Group International, will honor Paper-Cut-Project with an exhibition in Charleston, S.C. To celebrate, perhaps the artists should sculpt a paper phoenix rising from the ashes.

t’s a familiar refrain. You’re travel weary and nearly home. As fellow passengers peer through the windows surveying the expansive city beneath, you hear murmurs of “It’s so green.”
Some cities are marked on high by endless skyscrapers, mountains or barren landscapes with swimming pools. But this is Atlanta, “the city in a forest.” As we hear their observations, we’re quietly proud and a bit melancholy as we recall a denser, greener Atlanta not so many decades ago. Our city’s relative newness, topography and resources have always set it apart, and many Atlantans are striving to preserve its distinction, one yard at a time. The key to reclaiming Atlanta’s “forest” can be summed
up easily, states Marcia Weber, Atlanta’s grande dame of landscape design and founder of Gardens to Love: “Plant perennials and trees.” “There’s a trend away from annuals, in favor of more perennials,” she notes. Planting the right plants in the right place allows your landscape to thrive, and there’s much less cost and waste involved. “With annuals, we’re digging up the garden every season. Once perennials become established, they require little maintenance or water.” And, like a time-lapse photograph, they change in color and character throughout the year.
SWEET SURRENDER Weber’s Ansley Park home garden is a testament to the goodness reaped by bowing to nature’s desires. She transformed her long, narrow yard into a celebrated
sanctuary. The 100-year-old city garden has been featured on the Atlanta Botanical Gardens Connoisseur Tour and was a focus of Frances Schultz’ book, “Atlanta at Home.” “It’s filled with perennials, self-seeding flowers and vegetables,” says Weber of her lightly shaded oasis. And it’s remarkably easy to tend. “The garden is not irrigated, fertilized only organically, it’s seldom blown, and I cut the grass minimally.” The mature boxwoods were teeny when she planted them, and her Graham Thomas roses bloom incessantly. “Roses are the original sustainable plant,” she notes. “They came along long before we started spraying them.” Beyond beauty, Weber’s goal was to create a sustainable garden. Pea gravel allows rainwater to permeate the
surfaces and the coarse fertilizer (hen manure) resists erosion while allowing seedlings to surface. Hostas and ferns are also great choices in creating a sustainable, yet classic Atlanta landscape, which is often sloped and shaded.
A TOUCH OF RESTRAINT For fast results packed with flair, strategically placed container plantings are the way to go, advises Weber. “They make it super easy to plant according to the conditions, and you can change your landscape instantly without spending a lot of money.” They also add drama. She illustrates the point with stunning photos of the focal point of a Midtown high-rise patio: a row of three yuccas in identical containers. “Yuccas can take the high winds, full sun and neglect,” she notes.
Weber’s other favorite plantings for containers include camellias, hookera, ivy, aspidistra and a captivating redtwig dogwood known for its bright red spikes in winter. Although Atlanta has long been famous for its lawns, there is a shift toward stewardship and a broadening of the concept of gardening, says Weber. Some of her clients have added cisterns to capture rainwater, and others, such as Weber herself, use only recycled bricks and other reclaimed materials for garden walls and structures. “Smart” sprinkler systems and other advancements are helping as well. “Today’s seed and sod developers have developed grass varieties that are much more drought-
and disease-resistant, so we’ve changed a lot of fescue lawns out to shade-tolerant zoysia,” states Weber. “And,” she adds wistfully, “we no longer have to worry about grasses that can’t endure long winters, because the world’s getting warmer, especially Atlanta.” Photos courtesy of Gardens to Love

Emmaline Norman, the first woman in the field, set about to change Atlanta real estate
A
few years before the world would learn about the irrepressible Scarlett, Margaret Mitchell’s landloving protagonist in “Gone With the Wind,” a real-life maverick set about changing the business of Atlanta residential real estate for good. The year was 1929, and Mrs. Emmaline Norman was in a bind. She and her husband Harry were building a new home in Brookwood Hills based on being told that an elementary school would soon be built there. She was delighted that their children, Frances and Harry Jr., would be able to walk to school. But, halfway through the

construction, they learned that no school was planned. It never was. To salvage their investment, Mrs. Norman proposed to Trust Company Bank (now SunTrust) that if they would continue to fund construction of the house, she would sell it and repay the loan. “That’s when she got the taste for real estate,” recalls Amy Norman, wife of Harry Norman, Jr. Mrs. Norman’s ordeal and ultimate success infused her with the courage to launch Mrs. Harry Norman and Associates, Atlanta’s first residential real estate company, in 1930. Before that, Atlanta residential real estate was combined with commercial property services, so individual home buyers and sellers did not receive exclusive service. Miss Emmie, as she was known, sought to remedy that. Plus, being the first and only woman in the field, she felt that she had special insight into what people actually wanted in a home. Never mind that it was the dawn of the Great Depression. Even after the stock market crash of 1929, new mansions continued to go up in Buckhead, and “she knew the
Buckhead market better than anybody else,” said Rick Brinkman, a third-generation Harry Norman agent whose grandmother was an original member of Miss Emmie’s “kitchen sink operation.” “She was hard working and tough and had the respect of all her agents,” remembers Tommie Jackson, who served as executive vice president of the Atlanta Board of REALTORS® for 53 years. Respect from competing men in the field would come later. “Heretofore, the men held that total scene of selling the big houses in Buckhead,” and many of them resented her success, said Jackson. “All of these very nice, affluent ladies wanted to go to work with Mrs. Norman. They played bridge together and were friends, and they knew who was going to sell a house before the husband even knew.” By the time of her death in 1969, Miss Emmie had gained respect of the entire industry. She had set new standards in real estate practices, been elected as the first governor of the Georgia Women’s Council of Realtors, and to this day, the Atlanta Board of Realtors presents the “Mrs. Harry Norman Sr. Award” to the agent credited with the year’s “most outstanding residential real estate transaction.”
