“Welcome to the city’s most vivacious travel-leisure spot”
“LINKING THE HATTEN TERRITORIES: TERMINAL PAHLAWAN IS A PHYSICAL AND CONCEPTUAL LINK BETWEEN HATTEN’S TWO MOST RENOWNED PROJECTS, HATTEN SQUARE AND DATARAN PAHLAWAN MELAKA MEGAMALL.”
Scheduled for completion in Q4 of 2014, Terminal Pahlawan is right on track to open at the end of 2014. The luxury coach station will feature 30 coach bays, four floors of retail and the soon to be launched Estadia by Hatten, a charming new boutique hotel. Running parallel along Hatten Square’s Eastern border, the new phase connects to the neighbouring retail giant Dataran Pahlawan Melaka Megamall (DPMM) via a double-storey, air-conditioned link bridge. While physically linking the two projects, Terminal Pahlawan will also bond the two mega-developments together – functionally as well as aesthetically. Combining two of the city’s most viable retailtourism projects, Terminal Pahlawan itself will generate vast tourist traffic as the city’s most central transportation hub ensuring a smooth flow of international visitors through the hospitality element (Hatten Hotel) to the city’s most coveted shopping malls; and vice versa. Located just minutes away from Melaka’s famous UNESCO World Heritage Zone, the trio of developments is perfectly poised to dominate the tourism industry within Melaka’s vibrant historical precinct.

BEYOND THE TOURISM FAÇADE
FALL IN LOVE WITH MELAKA, AGAIN, AND AGAIN. Contributor: Edmund Lou
Steeped in history, Melaka has evolved tremendously over five centuries ago. From one of the most important trading ports in Asia to a UNESCO World Heritage Site, this historic city has a unique architectural and cultural townscape influenced by Asian and European adoptions. Up until the 21st century, Melaka has not stop growing – both in the tourism and investment sector. While recording its highest tourist arrivals ever in 2012 at 13.7 million tourists, growth of this city is only moving towards one direction, and that is upwards.
“Melaka’s reputation as the most progressive state in Malaysia is fuelled by the business-friendly state Government’s concerted efforts and delivery system in supporting all activities that encourage foreign and local business participation.” – Invest Melaka Melaka has the charm – like a spell – to make anyone fall in love with it. Over and over again tourists from all over the world confess their love for Melaka. Some recalled the blend of cultural influences – Dutch, Portuguese, Chinese, Malay, Indian, British and the Middle East. Some ignited the moments on the river cruise and also the ‘beca’ or trishaw ride. And some would satisfy their taste buds with a buffet of enchanting local delicacies. Today, Melaka is more than a tourism hub but an investment goldmine. It is a goldmine of opportunity not only for the locals, but also foreigners. This is an opportunity for everyone to indulge wholly in Melaka’s pretty sights while enjoying the comforts of a home.

Infusing today’s modern contemporary setting with Melaka’s distinctive traditional footprint, these new developments offer nothing short of charisma, grace and excitement.

LIVING LOCALLY: ESTADIA BY HATTEN, A TRIBUTE TO MELAKA
“FRESH FROM THE SUCCESS OF HATTEN HOTEL MELAKA, HATTEN GROUP UNVEILS THE LATEST LINK IN THE HATTEN HOTEL CHAIN – ESTADIA BY HATTEN” But instead of building yet another high-end luxury hotel, Hatten Group decided to craft a distinct, bohemian identity for its latest hospitality project. Located just footsteps away from Melaka’s renowned heritage zone, Estadia by Hatten is designed as an extension of Melaka’s iconic charm and historic personality.
Estadia by Hatten will house 200 boutique hotel rooms with impeccable service and hospitality. But what sets it apart is its character. Beyond just a stunning visual representation of the local artistry, it is an experiential stay that imbues guests with a sense of what it was like to live amidst the local ‘Babas and Nyonyas’ of the past.
For the very first time in Melaka, Hatten introduces a nouveau-chic hotel which features a modern Peranakan design aesthetic. Infusing intricate craftsmanship with sleek minimalism, Estadia’s vibrant design elements will bring to life the famed local culture from a fresh contemporary perspective.
An un-missable experience for both the intrepid traveller and a family on vacation, Estadia by Hatten, slated for completion in Q2 of 2015, is the true taste of Melaka.

Expected to be completed in 2016, the new Community Club at Hillview Avenue shall serve 45,000 residents within the neighborhood. The design was conceptualised after gathering the residents’ views and feedback. Its architecture will be defined by open interactive spaces and green features such as a vertical green wall and a community spice garden. It will also include F&B outlets, a dance studio, culinary studio, multi-purpose hall, rooftop garden and other recreational facilities.

On Saturday evening, 19th July 2014, Hatten’s Group Chairman Datuk Wira Eric Tan and his wife, Datin Wira Janice Lu attended the fund-raising gala dinner for Bukit Gombak Community Club. This high profile event was held at the prestigious Resorts World Convention Centre. By 7pm, all 1,000 distinguished guests had taken their places in the Compass Ballroom and they rose steadily in applause to welcome the evening’s Guest of Honor, Singapore’s Prime Minister Lee Hsien Loong. Organised by the Bukit Gombak Community Club Management Committee (CCMC), this fund-raising gala dinner was in support of the CCMC’s objective to “promote racial harmony and social cohesion through the various cultural, educational, recreational, sporting, social and community-based activities organized specially for the residents in the neighbourhood”, on behalf of the People’s Association of Singapore. The Community Club’s building, in other words, serves as the heart where communitybuilding activities are conceived.

It is our hope that as our organisation grows larger, we may leave more footprints in the lands that we touch.” said Datuk Wira Eric Tan.
The well-attended fund-raising gala dinner was a roaring success, and ended with a finale toast where the jubilant Prime Minister announced that the fund-raising dinner had exceeded prior expectations to raise a whopping S$2,245,000.

Cascading rooftop jogging path with 360° views of the coast
Innovation is arising soon in Melaka - Imperio @ Hatten City - the highly-anticipated luxury waterfront mixed development is set to illuminate and redefine the historic city skyline.
The natural ‘flow’ concept bleeds into the façade. The combination of different sized units literally creates a façade pattern with a distinct zigzag movement effect. At night, the movement will be enhanced with external lighting. Here we see the flow of light, in zigzag pattern along the building façade.
ECO DEVELOPMENT
Designed to blend harmoniously with a stunning backdrop overlooking the sparkling waters of the Melaka Straits, Imperio is an iconic development, both visually and contextually. Rising to a height of 33-storeys, this spectacular composition of retail experience, vibrant lifestyle and premier home living is wholly integrated under one roof.
LOW-E GRADE GLASS, CONCRETE HOOK, FINS AND LOUVERS SHADING
What sets it apart from other luxury developments is the practical yet highly-futuristic design and layout. Instead of the conventional square block design, Imperio is made up of cascading U-shaped towers to emulate the feel of living in a mountainous region by the seaside. In terms of function, this allows residents to enjoy their own private sky terrace in different latitudes along the edge of the cascading towers. The cascading towers also form a stepped, openair jogging path enabling residents to exercise surrounded by the beauty of nature with 360° views of a vibrant coastal city.

BYE-BYE
HELLO
GST.
SST,
Contributor: Edmund Lou
GST: A BETTER UNDERSTANDING FOR RETAILERS (AND CONSUMERS) When Budget 2014 was tabled on 25th October 2013, Malaysians finally were introduced to the Goods & Services Tax (GST) for the very first time. The first time GST was presented in 2011 to replace the existing Sales Tax and Services Tax (SST); it faced much resistance from the public at large. Partially, it was due to the lack of clarity about the current tax systems that left a titanic of an ambiguous mind on Malaysians. Furthermore, the implication of price hikes on goods and services didn’t help neither parties – the Government and the consumers. Now, GST has been approved; signed and sealed. While Malaysians stand to reject the new taxation system, majority of us are still clouded by ambiguity about it. And that is simply because there are not enough education on such a largescale application.
HOW DOES GST WORK? At present, the 10% Sales Tax (on manufacturing and imports) and 6% Service Tax (on professional services industry) is collected by the seller or provider and the charges will be passed on to the tax authorities. With GST set at 6%, wholesalers and providers will pay off taxes at their own expense, making transaction more transparent and straightforward.
HERE’S A SCENARIO. At present, the Service Tax is set at 6%. When you buy a cup of coffee at Hatten Coffee priced at RM15, you pay RM15.90 (incl. Service Tax). Hatten Coffee will keep the RM15 and pass on RM0.90 to the tax department. In the future with GST set at 6%, the system differs. Hatten Coffee buys coffee beans from a wholesaler to make a cup of coffee for RM10. Include 6% GST, the wholesaler keeps the RM10 and passes on RM0.60 to the tax department. As a consumer, you buy purchase the cup of coffee from Hatten Coffee and pay RM15.90 (incl. 6% GST). Hatten Coffee keeps the RM15 and passes on RM0.30 to the tax department (RM0.90-RM0.30). Why RM0.30? Because Hatten Coffee has effectively already paid RM0.60 in tax earlier through the wholesale purchase.
6% Service Tax & No GST
GST Goods & Services Tax (GST), also known as Value Added Tax (VAT) globally, is a consumption tax that affects all parties from manufacturing to sales; a concept that avoids duplication of taxes.
Manufacturer
Sales Tax and Services Tax (SST), is a combination of two indirect taxes currently implemented in Malaysia. Both are different in nature, as the Services Tax is commonly charged at 6% in the professional services industry. Sales Tax is set at 10%, but has no reference to the GST.

WHY REMOVE SST? Simply because the GST is a healthier and fairer tax system because the Government will not collect any more or less taxes than they before. At a glance, GST will:
Enhance compliance The GST system helps businesses improvise on tax administration by encouraging the implementation of a solid cost structure.
Retailer
Consumer
Low business cost Businesses benefit from recovering input tax on raw materials and incurred expenses after the removal of multiple taxes (cascading tax) under current system.
Reduce red tape Under the current SST, businesses must apply for approval on getting tax-free materials and special exemptions for capital goods. With GST, this system is removed as businesses can offset automatically the GST on inputs in their returns.
Create fair pricing for consumers
Provide greater transparency
Create fair pricing for consumers Consumers will pay a fair price for most of the goods purchased and services acquired compared to the SST as the GST will eliminate the double taxation formed by the SST.
The greatest thing about the GST is that consumers will benefit from the transparency it generates. Consumers will now know the goods or services they consume are subject to taxation.
Create equity
Increase global competitiveness
With GST, taxes are treated fairly and impartial amongst all businesses involved, whether they are in the manufacturing, wholesaling, retailing or service sectors.
HOW DOES GST AFFECT SMEs? Inevitably, GST will affect SMEs and retailers when it is enforced. It is important for business owners to fully understand the new system to allow a smoother transition and better tax administration. Thankfully, businesses with an annual turnover of less than RM500,000 are exempted from being GST registered. Hence, will not be required to collect or pay GST. However, business owners should practice honest business etiquette by not taking advantage of the fact that GST has been implemented, to raise prices of their products and services. However, business owners should practice honest business etiquette by not taking advantage of the fact that GST has been implemented, to raise prices of their products and services.
Prices of export goods will become more competitive in the global market because no tax is imposed on exported goods and services.

What do you foresee will be the trend in hospitality in the near future, especially in the ASEAN region? With 265 million tourism movements recorded in 2013, ASEAN is one of the highest development regions for tourism. This figure is set to increase every year by 20-25%. Directly impacting the hospitality sector, Melaka for example, houses over 7,000 hotel rooms within the city centre alone. To sustain the rise in tourist arrivals, we will need to increase the number of hotel rooms to 14,000 - 16,000 in the next four years. This in itself will lead to the rapid development of urban facilities and large-scale projects in Melaka.
Who is your biggest Role Model(s)? Working in this unique and fulfilling industry since the age of 13, I have been lucky enough to experience guests and team interactions in 18 hotels, exposed to the culture and customs of 11 different countries across Europe, Africa, Middle East and now Malaysia. I find role models in every country I have worked. To this day, I am influenced by positive fellow colleagues, guests and stakeholders in general - irrespective of their position or seniority, I hope to continue to learn from them, no matter who they are.
Describe the corporate culture & work culture/environment at Hatten? Our culture is continuously shaped by the past, present and aspirations for the future. We are a dynamic, entrepreneurial, challenging and creative place to work where employees are encouraged to thrive on innovation and creativity by pursuing new ideas and initiatives.

At Hatten, we work in a fast-paced and highenergy environment. We trust our employees to work independently with minimal supervision, empowering their ingenuity while developing new skills and increasing job satisfaction. We are also a close-knit family with fun, friendly and energetic people working in an “All Hands on Deck Culture” - everyone works as a team no matter their title or position while remaining respectful to one another. The focus is working together to get projects done with excellence. Each and every one of our employees is well taken care of in terms of welfare, safety and happiness. We help them build and achieve a successful and rewarding career with Hatten. We offer a dynamic workplace that is resultoriented, appreciative and energizing which inspires employee commitment, team spirit and motivates them to repeat good performance and correct workplace issues when they arise. Added motivation is through our competitive salaries, rewards and benefits packages. Keeping momentum high, we offer opportunities for professional development, expanding employees’ skills through frequent workshops and learning sessions that cover topics ranging from new technology to savvy business tools. We also foster a culture of integrity. Our codeof-conduct ensures our employees maintain the highest standards of honesty, personal conduct and business ethics. However, we know that a fun working environment helps creativity and strengthens relationships. Therefore, fun is an important part of our culture which encourages a positive energy in the workplace.
How does Hatten develop talents within their employees? At Hatten, we begin by assessing our existing business needs and strategies. We align talent development with our current and future strategies by reviewing our businesses’ goals, clarify the demands placed on employees’ skill sets, the competencies needed to drive the businesses forward and we look for “talent gaps” in our current work force. This way, we can define the resources needed, devise a plan to develop internal talents or we source and hire new talents. To develop talent, we send our employees for internal or external training programs as well as providing on-thejob training (shadowing a co-worker, mentoring and coaching). We also organise internal development programmes such as “Collaborative Sharing & Learning Workshops” to encourage the sharing of knowledge, experience and skills while “Watch and Learn Workshops” focus on specific work related topics. At Hatten, we are committed to talent development. We aim to nurture future leaders by developing a talent and leadership pipeline which identifies high performers and high potential employees to further groom, support and accelerate their careers. Looking forward, we will establish a suite of development programmes aimed at training employees to assume middle and senior management positions as we are committed to “growing our own talent and leaders”. We will tap into the quality of employees already in our organisation, thus growing and retaining our best and brightest employees.
