Residential Spring Market Report

Amid COVID-19, certain states have started the re-opening process to stimulate the state’s economy, including Texas. In Houston, reports indicate that the residential real estate market seemed to fare well despite the economic impact of the pandemic. According to HAR, Houston has been in “seller mode” for several years, which is a trend that will continue into the latter part of 2020. Additionally, over the last twelve months, the Houston residential real estate market has appreciated by 2.6%. HAR also reports that 7,566 single-family homes were sold in March, compared to 6,995 the same time last year. Evidently, despite the start of the pandemic, a higher number of homes were taken off the market since last year. Average home prices for the past month in Houston are $236,000—a 3.2% increase since last year. The average price per square foot for a home in the area is $114, a 1.8% increase since last year, according to Redfin. However, a total of 2,159 homes were sold in April, a notable decrease compared to March. Taking a closer look at the pricier neighborhoods in Houston, certain areas seem to have a higher percentage price increase than others. In River Oaks, the median list price is $1.98 million and there are currently 141 active listings on the market, as reported by Redfin. Additionally, the average price of a home in the neighborhood is $1.94 million—a 304.2% increase since last year, and 7 listings were sold in the last month. As the number of homes available increases, the number of homes sold remains significantly lower. According to Redfin, the median list price of homes in Memorial Villages is $2.49 million and there are 39 active listings on the market. The average sale price this past month was $3.03 million and 2 homes were sold. Similar to River Oaks, it’s evident that in smaller and higher-priced neighborhoods, there’s a greater number of listings on the market than sold.

In the prestigious and desirable neighborhood, Tanglewood, the median list price is $2.35 million and there are 48 active listings. According to Redfin, the average sale price is $1.08 million and 3 homes were sold last month.

All in all, the residential real estate market in Houston continues to show a number of homes that have sold in the past couple of months, with an increase in the number of homes available on the market—leaning towards a buyer’s market.
