goal in a very livable sense. It’s clean lines, a soft palate, and as far as color and concern, I create very livable spaces that will stand. My goal is that they never really look dated. What’s typically your process for staging a listing?
South Loop? Honestly, the proximity to parks and downtown. What’s your favorite restaurant and/or coffee shop in the area? For my favorite place for a coffee shop or cafe, I would go to The Spoke & Bird but for a restaurant, I usually go to South Coast Sushi. How would you describe your interior design style? I’m pretty transparent. You know, I try to be very transitional and not super contemporary. I’m appealing to the majority of the buyers that are coming down there. I go for a very clean look that can also be transition so that it appeals to a lot of people. That’s my

If I stage a listing, it obviously depends on the size of the property. Sometimes I use an outside stage or when I have a big place, we sometimes will augment with our inventory. I work with the owners very closely to make sure that it’s what I’m expecting as far as the overall appeal. Staging could cost anywhere from $500 by just taking what the owners have and making it better to $5,000 by augmenting it.
Do you have a typical buyer in mind when designing the space? Usually the typical buyer is a parent. We do a lot of townhomes and townhome rehabs. We’ll do condos as well, but we do a lot of townhomes, particularly in the South Loop. We’re going to be doing a lot of townhome rehabs because those units are 20 to 25 years old now. I just finished one at 319 E 18th St. and then I’m probably going to do another one very soon for another buyer of mine. I always describe myself as the property brothers, but I don’t have a twin and I’m a girl. I determine what needs work and bring it up to standards.
What are some of your favorite decorating tips?
How would you describe the homes in Chicago compared to other major cities?
I think the tip is to start by asking questions like how are we using the space? And how will an individual be looked up? It’s important to keep that in mind with whatever you’re picking it out. You need to determine how you’re going to live in this space, what’s going to go in there and what the individual sees themselves doing in the room. Once that’s determined, we kind of work backwards from that.
I think the benefit of the South Loop in particular is that the townhome market has really good spaces. They’re wider than a lot of other places. They have a kind of classic look so they’re not going to get dated. You can certainly update interior finishes, but the exterior of every building is very classical. Again, they stand the test of time and appeal to a majority of buyers.

Homeowners in Chicago pay higher property taxes than 93% of the U.S. Since 1990, residential property taxes have grown 3.3 times faster than state’s median household income, as reported by Illinois Policy. In Chicago area counties, the effective tax rates are: McHenry County: 2.82 percent, Kane County: 2.76 percent, Lake County: 2.70 percent, Will County: 2.38 percent, DuPage County: 2.17 percent, and Cook County: 2.10 percent, according to Crain’s Chicago Business. Nationwide, the average property tax was 1.17 percent in 2017. 18 U.S. counties had tax rates over 3 percent, two of which were in Illinois: Winnebago County, which was 3.19 percent, and Bureau
REASONING One explanation for this could be the large labor pool that has grown in Chicago, with 36 Fortune 500 companies headquartered in the city. Another reason that could explain why the tax amounts are so high is because there are so many taxing authorities in the state. There are more than 8,000 authorities that give money to city & county governments, as well as school districts. Fire departments, libraries, and parks are only a few of several areas that beneďŹ t from property taxes. Relative to neighboring states, Illinois remains one of the highest but is still surrounded by some states with equally high tax rates. Some of the states include: Wisconsin which equates to 1.95 percent and Michigan which is 1.71 percent. Other states that have much lower rates include: Iowa with 1.50 percent, Missouri with 1 percent, and Kentucky, which is one of the lowest, with 0.85 percent. Even though the tax rates have skyrocketed, there are a variety of ways that residents can attempt to lower their taxes.

While taxes have rapidly grown, average salaries have remained relatively the same, therefore, forcing residents to move out-ofstate. In 2018, Illinois implemented a at income tax rate. As of this year, the top corporate tax rate was 9.5%, according to the Tax Foundation. In addition, residents had to pay 4.95% of their net income.
SOLUTIONS One way Chicago residents can signiďŹ cantly lower their taxes is through House Bill 4224, which if passed, would stop Illinois’ tax rates from climbing even higher. HB 4224 is part of Governor Bruce Rauner’s turnaround agenda and in order for the bill to work, property taxes would have to stay frozen for the next 28 years, according to Illinois Policy.

Other potential ways to lower the amount is through forceful consolidation and going through the appeal process, which is designed to modify assessments when necessary. Once residents get their new assessment, they have 30 days to ďŹ le an appeal to the Cook County Assessor’s Office.
Assessments are typically based on the market value of an individual’s home. For someone’s home, their property is 1/10th of the market value. For businesses, it’s 1/4th of the market value. Prior to making an appeal, it would be smart to research similar homes in your area with sales that were in the same range as your own, and then use that data as evidence for when you argue for a lower price point. Appeals are intended to reduce the Assessor’s valuation of a property. What’s important to note is that an appeal doesn’t automatically lower a future tax bill and most tax revenue goes toward public schools. The value of a home is determined by the Assessor’s Office analysis of the previous three years of sales and marketing conditions for similar homes in the neighborhood, according to ABC7 Chicago. If you’re successful in your appeals, the lowered rate would be reected in second-installment tax bills.

The Chicago City Council has officially approved Mayor Rahm Emanuel’s ďŹ ve-year housing plan for 2019.
Mayor Emanuel went before the City Council on December 11 to propose his legislation to integrate lower-cost housing into neighborhoods that are mainly single-family homes in Chicago. On the aim of his proposed legislation, Mayor Emanuel commented,“This plan is more than goals and strategies. It’s a vision for a more equitable city where every resident has access to a safe, affordable home that meets their family’s needs.�
“From West Englewood to the West Loop to West Ridge, we will continue to work with elected officials and communities to help residents stay in their homes while expanding affordable housing options.� The initiative is a $1.4 billion framework for a major housing plan from 2019 to 2023,

and will coordinate support for 40,000 residential units, as stated by the Chicago Government for Planning and Development. In Mayor Emanuel’s ordinance he notes that since the economic collapse of 2008, there’s been a shift in the Chicago housing market from a decrease in housing prices to “large-scale demographic and economic forcesâ€? that are massively changing the city. One notable feature of the mayor’s legislation is his demand for legalizing new coach houses, which have been banned since 1957. Coach houses, also known as granny ats, were typically a second outdoor building that was used to house horse-drawn carriages.
More recently, they’re buildings that have been converted into secondary suites, guest houses, or garages. Some advocates say that the accessory homes could drive down rent, while others believe that the construction could have consequences. Crain’s Chicago reports that Steven Vance, an urban planner with MAP Strategies and founder of Chicago Cityscape, said, “Current zoning says that if you don’t have a renter in the coach house for a year or longer, you’re not allowed to rent it out again, ever.â€? Advocates hope that by eliminating the one-year rule, residents will have the time and opportunity to bring their granny at up to code.
