Additionally, select penthouses will feature outdoor kitchens with gas grills and refrigerators. Rent is set to average more than $3 per foot, with the average 1,249 square foot unit costing a minimum of $4,000 per month. Construction has been underway with the project set to be finished by the second quarter of 2021. Pre-leasing will begin in the fall of 2020.

What are some of the most significant changes from the renovation? Probably the most significant change would be the reorienting of the study to the formal living room. Initially the study opened on to the “grand hallway” which leads to the master and two of the secondary bedrooms, which completely closed the room off to visitors of the home. A study/library can often be one of the most important areas of the home to display the craftsmanship skills of the trim carpenter, and set the overall tone for the home. In this case, we brought light into a formerly dark room by flanking the french doors with side lights and an eyebrow transom above. Furthermore, we lightened the finish with a painted wainscoting as opposed to the dark cherrywood stain applied to the old cabinetry and trim. Drama is added by the dark finish on the hand scraped hardwood flooring and dramatic lighting chosen for the room. What was your process for redesigning the floor plan of this home? The original homeowners had decided to enclose a large covered patio area during the building phase. Unfortunately, their builder did not advise them to correct the slope of the floor, or to reset exterior doors and trim. This resulted in an awkward large room with no particular purpose, that felt removed from the rest of

the home because of exterior french doors left in place on walls which would become interior walls based on this change. My goal was to completely change the “feel” of the veranda room to make it flow as if it had been designed for interior living from the beginning. The interior design has several stunning details, what are some of the finishes that you chose for the renovation? The home was initially finished with ceramic tile on the floors that covered virtually every inch of livable space. Although an expensive and time consuming process, we elected to take up all of this tile and install beautiful hand scraped hardwood flooring in all of the public spaces and master bedroom. The veranda room floor was floated to be level with the flooring of the rest of the home, and doors and trim properly reset. We also eliminated the exterior french doors on interior walls and adjusted openings between the original foot print of the home and the veranda room to allow for definition of rooms and traffic flow. We relied on the relaxed elegance provided by honed limestone and marble, and high end black iron decorative light fixtures to contrast with glossy dark wood flooring, pale wall color and white trim.

Did you have a specific interior design style in mind when you planned the renovation? The exterior of the home and interior millwork suggested a traditional finish out. The goal was to remove any millwork details that were overly fancy and keep the design simple, elegant and cohesive from room to room. What are a few of the luxurious amenities that were included in the remodel? Two fireplaces were added. A seethrough fireplace separates the formal living from the veranda room and is finished on all four sides with beautiful soft grey honed limestone. In the master bedroom, a contemporary linear fireplace was added and accented by a soft contemporary cast-stone mantel. The mantel over the original fireplace in the breakfast area was replaced with a more contemporary design and finished with reclaimed wood for more of a casual, rustic feel. Also, we didn’t skimp on decorative lighting which is so important in making a bold statement and linking areas together.
