The arduous undertaking of remodeling can be accomplished without the pitfalls of mismanaged expectations, project delays and unplanned costs if tackled correctly. Especially for rooms central to the home like the kitchen, staying on schedule and receiving a final product that meets your vision is key to a positive experience.

We see the need to incorporate feeding and storage areas for the homeowners pets being a desired feature. Technology in the home but especially in the kitchen has become a major remodel consideration. Busy families are using home delivery meal kits to cook more at home and create a cooking experience and enjoying a homemade meal together.

We chat with Kim Bailey of Kim Bailey Interiors, a storied veteran in the kitchen design industry, about navigating towards a successful remodel and how to create a fresh space with effortless changes. Whether you’re looking for a major kitchen rehaul, or a few minor changes, we’ve covered everything you need to know before you start your next project. So save the heat for whipping up your favorite dishes and come out cool and on top with your next kitchen renovation.

Almost all clients now request an eat-in kitchen area usually with counter stools or bar stools providing a more casual dining area that is now used as the primary eating area in the home. This in turn is impacting home design to only offer one “official” dining room in addition to the kitchen eating area instead of the traditional breakfast room and formal dining room.

What are some of the main complaints you run into with your clients looking to renovate their kitchen and how do you go about addressing them?

For individuals with limited kitchen space, what are some obstacles you run into and what are a few tricks to create the illusion of a larger kitchen with it still being fully functional?

Most clients are concerned about the amount of time they will be without a kitchen during the actual renovation. Working with a professional can streamline this process and ensure that the amount of downtime is limited. With the KBI process, much of the time consuming work for a kitchen renovation is done before any demo begins. We provide detailed designs drawn in CAD and 3D, finalize all material selections, and order all materials before demo begins. We also coordinate with all the trades involved to develop a comprehensive project calendar so the scope of work, cost and estimated timeline are defined before the process begins. During the actual renovation process, communication with trades and the client is key in meeting expectations and keeping everyone on schedule. With almost 15 years in the industry, what are some of the major design shifts you’ve witnessed? Kitchens have migrated from a utilitarian part of the home to now being the main hub of the home and the number one return on investment when remodeling. Attention to the overall design aesthetic for a kitchen is now just as important (and sometimes more important) than the function.

For most consumers with limited kitchen space, the main obstacle we work with is them feeling that they simply do not have enough room. As a designer, we work with our clients to inventory what is really needed in the kitchen and what is used on a daily basis. Identifying everything that is important to our homeowner and then designing a kitchen with custom cabinetry to accommodate not only the storage of the important items, but the function of where they are placed in the kitchen so the overall workflow of the kitchen is improved. One of the best ways to create the illusion of a larger kitchen is to have adequate lighting in the space. Use paint and finish colors for your kitchen that are light and neutral because they will act as space expanders. Keeping countertops uncluttered and using cabinetry panels on large appliances, like refrigerators keeps the eye moving across the room with fewer visual disruptions and thus feels larger. Also, using the same flooring in the kitchen as what is in the adjoining rooms will also make the room feel more expansive.

RoseMarie LaCoursiere We heard from one of Dallas’ top realtors, RoseMarie LaCoursiere of ENGEL & VÖLKERS, about the typical buyer for the area, her outlook on the current market, and much more!

How would you describe the typical buyer profile in Dallas? There really isn’t a typical buyer per se, in that our pricing bands and neighborhoods span many different mindsets and lifestyles. Motivation drives results for buyers more than anything else. By motivation, I mean being ready for having been pre-qualified or even better pre-approved, and have a particular month in mind they want and may need to close on a home purchase. This ‘goal month’ can be lead by having a current home listed in the marketplace with an anticipated period it will take to sell, or a lease term a few months out, or perhaps their motivation is driven by an upcoming start date to a new job or a transfer into Dallas. Some may say the typical buyer is savvy, and while that is true given the apps available, and popular reality tv or real estate themed shows, when prospective buyers are bitten by the bug, they may appear to be well versed, yet the reality is they are more informed than ever before though needing proper guidance of a real estate professional to protect their fiduciary interest. The number one mistake buyers in general make is they say too much, too soon to every agent they meet at open houses, or who show them properties without a buyer representation agreement. They rarely ever know that every agent out there is a sub-agent to every listed property whether it is their broker’s listing or not until the buyer asks themselves ‘WHO represents me/us and my/our fiduciary interest’. At a minimum, they would need to have an implied buyer representation agreement with a licensed real estate professional. Regretfully many agents sidestep the importance of explaining the different agency relationships with new prospective buyers out of concern they may scare them away. That in and of itself is a disservice to consumers. When you have representation as a buyer, ethically agents are not permitted to ask a prospective buyer questions. Buyers can ask questions however, and that is very much walking into a wolf’s den because it is every listing agent, and sub agent’s job to look out for the seller’s fiduciary screening potential buyers and through conversations, as innocent as they may appear, an interested buyer excited about a property most always says too much attempting to position themselves as the perfect buyer or strong buyer and inadvertently affect eventual negotiations strengths for having shared too much with ‘the other side’ unknowingly. I will say buyers in today’s market have very high expectations overall and have different definitions of luxury. In the luxury market, it isn’t uncommon for a property to sell a few to several hundreds of thousands of dollars below tax assessed values, some even a few million below. Luxury buyers have tremendous choice for the number of properties available. Regardless of what is the ceiling instead of what in the ceiling of a buyer’s budget, they will consider homes well above their ceiling knowing that in finding the property poised to sell for being perhaps vacant, with the seller(s) motivation growing to get their property sold, there is formidable real estate to be made theirs in working closely with their chosen real estate advisor.

For someone looking into the area for the first time, what are a couple of your favorite restaurants and things to do in the neighborhood? I am a Foodie and always say, if you were to dine in a new restaurant nightly, you’d have a new favorite every evening and not make it to every great restaurant we treasure. My favorite is a hidden gem, tucked away in Highland Park Village, it is Fachini, you’d need to know the staircase to this 2nd level find is directly next to the movie theater bracing an old brick wall leading to a posh ambiance and great open air terrace above the entrance to the movie theater. A close second is Bistro 31, and Al Biernats. The Dallas Arboretum is a must to walk during holidays and taking in summer concerts there as well.
