AS JOBS CONTINUE TO BE AVAILABLE AND THE POPULATION INCREASES, DALLAS WILL CONTINUE TO BE AN AREA IN HIGH DEMAND.
The overall real estate market in Dallas is experiencing a cool off period as sales begin to level off. Yet, the resilient luxury market appears to be impervious to the same factors that affect the rest of the market. While mid to low markets experienced a flatline in sales and total home sales will grow at 4.3% compared to last year’s 5% year-over-year sales, the luxury market is continuing to face a surge in demand. By the end of 2018, there was a 30% increase in luxury home sales, homes priced at over a million, which Juli Harrison, Executive Vice President at Allie Beth Allman and Associates attributed to an increase in out-of-town buyers. “We’re seeing so many out-of-town buyers that are coming from California to Texas where there is no state income tax and these [home] prices look, generally better,” Harrison said. “I think part of it has to do with out-of-town buyers from markets that are more expensive than ours. You still see in-town buyers making changes but really it’s the out-of-town buyers who keep the luxury market up.” In Q1 of 2017, 5.5% of migrating Californians relocated to the Dallas-Fort Worth area. The robust job market and affordable housing compared to coastal California markets were a few of the top motivators behind the migration. As Dallas’ economy continues to grow and strengthen, the area is steadily becoming an attractive destination for luxury homebuyers. “There’s no secret that the luxury market has been doing well for the last several
years,” said Dr. James Gaines, Chief Economist at Texas A&M. “The surprise is it hasn’t let up much. That market tends to have some stability because the people in that market don’t tend to move around as much. Some people claim it’s recession-proof. It’s not as susceptible to short-term changes in the economy as the lower mid-markets are. It also doesn’t tend to be quite as sensitive to the interest rate.” While last year’s tax law stirred apprehension of what the financial impact would entail, the fears surrounding the law have since been abated as the effects have shown to be minimal. However, while changes in property tax affect the lower markets more heavily, luxury homeowners should be wary about their estate taxes. Although Texas doesn’t have an estate tax, individuals would still be subjected to federal estate taxes that apply to those with more than $5.45 million. Proper estate planning in advance can help minimize the outcome when passing along investments to loved ones. While Dallas’ housing market is expected to see a flatline in home sales this is not an indication of the city dying off as a top migrating destination but a lack of inventory. “The real reason the volume for the overall market declined was not because of a fall off in demand or people, or jobs but there are just not enough homes available for sale,” said Dr. Gaines. As jobs continue to be available and the population increases, Dallas will continue to be an area in high demand.

Andy & Ashley Williams Andy and Ashley Williams are veterans with extensive experience in real estate. They’re founders of Recon Realty and Veterans Buy America, and hosts of HGTV’s Flip or Flop-Fort Worth. Currently, they’re empowering veterans to not only successfully reintegrate into society, but do so in a way that leaves a sustainable impact on the economy, local communities, and the country. We sat down with them to hear more about how their passion for real estate, lifestyle, and design has empowered veterans to take ownership of their home.
What are some of the ways that you’ve created viable opportunities to create a sustainable impact in community revitalization and veteran reintegration? Recon is a partnered back public benefit corporation with a clear mission. How we operate we provide the veteran with unprecedented access to capital, people, properties, and training as they seek to pursue this industry. We allow selected veterans the opportunity to utilize our projects as a way to get exposed to the industry. Additionally, we have a workforce development component built into our practices. So each project, we learn a little, but we teach more. So it’s not just a transaction, it’s a transition. In early 2018, I ran a successful pilot empowering a dozen veterans to buy, flip and rent income properties. Taking that pilot

to market, I built it as partnered back organizations, looking at the recent press releases, you see we took RECON nationwide overnight, but it’s because we strategically understood the problem and created the solution. What drew you to real estate after you returned from war? Real Estate was a safe haven for Ashley and I. It was a safe investment vehicle and it allowed us to serve our community in a small way as building a portfolio of rental properties. After a few projects, we really realized impact investing was our calling and we would use it as a bridge to get from Iraq back home to start a family and ultimately build a business.
As a veteran what was the catalyst for you to start Team Recon and Veterans Buy America? “Today’s veterans are uniquely qualified to properly engage America’s communities to revitalize and rebuild as a continuum of service to our nation.” – Andy Williams We noticed all the initiatives surrounding veterans and housing was geared toward workforce development and or homelessness. Recon Realty is B-Corps. You see, “America runs on capitalism, not charity.” Veterans Buy America is an initiative to empower our fellow veterans with the tools, resources, training, within a community built on purpose. We noticed after being landlords for 10 years, it as a viable career path for those

It might look like it happened overnight, but we have been mission focused. That’s why we focused on the mission because that’s why we built it out. So we built out a fully functioning ecosystem where veterans can take their own individual journey to start and grow their business in and around their local communities. This is our way to continue to serve and pay it forward while continue to create independence. Any major goals for 2019? We have been busy with press releases that positioned us nationwide. Exciting partnerships with a unique capability to execute the mission nationwide TODAY! Andy and I will be busy focused on serving the community as we invest more time and resources in our veteran community as they began to serve. Ashley is dedicating working on designing more impact homes as we focus on the next community to serve. We have projects going on and are excited to see more veterans getting involved. Ulysses Nardin has released his most exclusive collection of watches yet and it’s crafted perfectly for the ideal yacht owner. At the most recent Miami Boat Show, which took place on February 14–18, Ulysses Nardin’s CEO, Patrick Pruniax, unveiled the timepiece line titled the “Marine Mega Yacht Watch.” The collection was intentionally held back from SIHH, the year’s biggest event for fine watchmaking until it premiered in Miami. This costly marine-style watch is offered at a whopping $310,000 and comes with a series of marvelous details, fit for someone who loves to spend time on their ship. Forbes reports that “the UN-631 caliber has 504 components - one-minute flying tourbillon at 6:00 on the dial with propeller motif, moon phase indication, tidal indication, ad coefficients, and power reserve system with 80 hours of reserve.” Other aspects include three - dimensional movement similar to that of a ship’s engines and reconfigured tidal indications (for a location that the owner sets once they have they acquire the piece). More specifically, the luxurious timepiece has a diameter of 37mm, features 504 components, and is wound by hand. The watch also comes with a 3-D represens the moon’s surface, with one half of the sphere in blue PVD for the period of the new moon and the other “rhodomized to simulate the illuminating effects of the sun,” as stated in press materials.
