1. Earn good returns from cash flows Income properties yield, on average, around 8 percent per year. You’ll be hard pressed to find a blue chip stock which can meet that rate of return. Walmart and Caterpillar have historically cozy dividends around 2.5 percent. At $1,000,000 invested with no financing and before tax, that’s the difference between $80,000/year cash flow (real estate) and $25,000/year (stocks) or roughly the difference between a new Porsche Cayman and a Honda Civic each year. 2. Protect against inflation Historically, property has protected better than stocks against inflation. In fact, over the past eight consecutive decades property prices have consistently stayed ahead of inflation. And with the housing market still sitting more than 5% below peak 2005 pricing, today’s market presents even greater opportunity to outperform than decades past. 3. Create value with a savvy market strategy Unlike a fractional stake in a bit of Walmart stock, when selling or renting a home you actually have significant control over the price. By utilizing market data and the right blend of promotional tools, you can dramatically impact the sale or rent price of your home. In “Inside the Sell” Steve & Hans Wydler write, “The more marketing being done, the more the perceived leverage for the seller.” Running a Walmart ad in a local magazine will likely have zero impact on the stock price, while running several local ads of your home can create immediate buyer frenzy (or at least the illusion of it) successfully elevating the price of your home.
4. Buy at a below market price Unlike with major stocks, information on individual residential homes is limited, creating even greater advantages for buyers who know what they’re doing (or have a Realtor who does). Through enough research online these days, you can find most anything you want on any blue chip stock and so can the millions of other investors out there. Houses are far greater in number and far lesser in competition and are full of sellers who are financially distressed, unknowledgeable, ill-informed or just want out in a hurry, creating several opportunities for the smart buyer. 5. Tax shelter your property income and capital gains Real estate provides more tax shelters than any other asset class: first-time home buyer credits, depreciation deductions, the section 1231 exchange, the $250,000 $500,000 capital gains exemption, etc. 6. Subdivide your bundle of property rights Perhaps an often overlooked benefit of real estate ownership is the opportunity to sell in parts. When you own a freehold estate in property you can sell off pieces of the property demanding much higher returns than you could command through selling the property as a whole. Water, timber, oil and gas, air, etc. can all be sold separately. Similarly in an urban property setting, parking space can be sold or rented out separately for a considerable profit. 7. Diversify away from financial assets Diversify, diversify, diversify! Everybody has heard it, but perhaps the strongest case currently going for diversifying into real estate investments is the ever increasing fear of inflation. Hyperinflation worries have been getting thrown around a lot since 2009, so who knows if 2015 will be the year low interest rates come back to haunt the market, but one thing is for sure, when inflation does hit, it’s nice to be invested in real estate instead of stocks.
