Yorkville Report 2019 Yorkville‘s condo market has seen interesting activity over the past year. A number of buildings are under construction and almost complete on Yorkville and Cumberland, between Yonge Street and Avenue Road. These are all tall towers, with the majority of suites pre-sold to the investor market. This means an impressive increase over the next few years of rental condos becoming available. Some of these buildings pre-sold as long as seven years ago, while there are several in the presale stage now. Prices have ranged from $600 per square foot (7 years ago) to, currently, as high as $2000 per square foot. Rental rates are ranging between $4.00 to $6.00 per square foot, subject to size, amenities, and quality of the building. Yorkville has seen very limited new construction that is focused on the high end luxury market, designed for end users. Several projects are currently in the presale stage, with mixed developments, meaning the suite mix includes both large and small suites, not necessarily a homogeneous mix of luxury suites. We are seeing sales prices for this kind of building in the $1800 - $3000 price per square foot range.
Yorkville Resale Market There has been a big uptick in pricing for resale condominiums within the Yorkville boundaries. Buildings offering full services, including valet parking and full concierge services, are starting in the $1400 per square foot range and are selling as high as $3000 per square foot. Quality of finishes, views, and building amenities all contribute to the price variations. The scarcity of large condos in buildings that are of a similar size and quality ( ie: not a great number of small rental suites within the building) has driven the price up significantly. Buildings in the area that comprise a majority of smaller suites with a large percentage of rental options are selling between $1000 per square foot and $1400 per square foot. More recently built buildings are commanding the higher end of this price range.
