Hazon Master Plan Executive Summary Hazon’s master plan is a bold vision for the Isabella Freedman Jewish Retreat Center (Isabella Freedman), that demonstrates on every level Hazon’s vision for a healthier and more sustainable Jewish community. It is an iterative, phased plan that provides a model for growth and sustainability for the retreat center for the next 50 -100 years. Isabella Freedman is a place where participants have powerful, transformative experiences; where inspiration and life-changing programs happen on a regular basis. It is truly a jewel for the Jewish community both locally and nationally. Given the significant stakes, we embarked on a master planning process that contained three key goals: 1. Develop a facility design that is a model for an environmentally sustainable retreat center. 2. Develop a plan that aligns with a financially sustainable business model. 3. Expand overall capacity - both in occupancy and in programs spaces - so that more people will be able to experience and be transformed by Hazon programs and by Isabella Freedman. The master plan explicates a conceptual approach that includes both site and cultural influences. It organizes our essential activities thematically and logically together - arrival, community, farm, play, hub/eat, pray, retreat/learn, work, live, camp, and outdoor learning. These thematic groupings have helped guide our approach, and help to summarize the plan’s focal points: Increase Campus Capacity A key element of the master plan is to expand the capacity of Isabella Freedman, in order to enhance the impact and quality of our programming and strengthen our financial model. The master plan almost doubles guest capacity and triples the amount of program space, including our dining space. The plan provides for a range of accommodations for differing income levels and family structures. The expansion includes major infrastructure investment (water, power, septic) to support this growth in capacity. Pedestrian Friendly A critical value of the master plan is that guests are welcomed and experience campus in a warm and peaceful way. This is accomplished by providing a safer crossing at Johnson Road, and by establishing a corridor through the middle of campus that is only for pedestrians and cyclists. In addition, there is an expanded parking lot that moves the busyness of check-in/check-out off the main path through campus and directly into the Main Hall, thus providing a clear and welcoming entry sequence for the arrival of guests. There is a new road along the edge of campus with access to the new Main Hall for truck access and deliveries, and for drop off at guest buildings. We also included bike repair, bike rental and bike parking areas, highlighting our value of a campus intended for pedestrians and cyclists, rather than cars and trucks.

Sustainable Planning and Design As The Jewish Lab for Sustainability, Hazon’s master plan reflects our mission to create a healthier and more sustainable Jewish community, and a healthier and more sustainable world for all. Our commitment to sustainability is incorporated throughout the master plan and is represented in a variety of ways. This includes building design, where we seek to design and build state of the art facilities that are a model for retreat centers and camps through energy efficient systems for heating and cooling and green features such as lighting and building materials. It also includes the infrastructure, insuring that the systems to power and operate campus are as sustainable as possible. Finally, the master plan reflects the way that we approach land use, minimizing our collective footprint, and living and teaching sustainable ideas such as composting and using compostable products. Relationship with Nature Sustainability and land stewardship are core to the campus design approach, as well as to each individual component of the master plan. The plan emphasizes the relationship between the campus, the lake, and the mountains in a connected and integrated way - facilitating a deeper nature experience for visitors. Direct access to the lake through footpaths, sitting steps at the water’s edge, and multiple docks are intended to get people closer to, and into, the water. There are new spaces for outdoor learning and exploration, which access wooded areas and trails in an enhanced, intentional way. Spiritual Center A critical goal of the master plan is to provide multiple opportunities and spaces for worship. The spiritual center includes a cluster of three synagogues designed to provide areas for solitude, worship and social interaction, as well as a range of program space capacities. A central outdoor patio and fire pit give structure to our programmatic theme of inclusivity and Jewish pluralism, and provide opportunities for multiple uses, both as social and outdoor prayer spaces. Each synagogue has views of the lake and are oriented towards the East. Farm Expansion The Adamah Farm is one of the anchors of the retreat experience. We plan to expand access to and usage of the farm as key experiential and educational features by developing a classroom building on the farm. On central campus, the master plan provides an outdoor cooking kitchen area and expanded greenhouse as an opportunity for guests to be involved in the farm-to-table concept through learning and participating. The plan also expands the area where farm animals reside on campus, enabling greater guest engagement. The Hazon Master Plan Team, consisting of lay leaders, Hazon staff, Metcalfe Architecture & Design and Allied Engineering, and informed by key stakeholders, has worked closely over the course of a year to develop a master plan that we hope and believe reflects the values and dreams of our community. Isabella Freedman wants its campus to be visible and accessible to its surrounding Falls Village community-its location on a wooded site off a small road makes this challenging. We have concluded that providing a public face at the intersection of Johnson Road and Beebe Hill Road, immediately adjacent to the retreat’s entry, would provide an initial friendly connection and opportunity for community interaction. A farm stand, juice and coffee bar, and adjacent parking lot will make it easy for neighbors to run by the retreat to grab some pickled vegetables, honey, goat cheese and conversation (C2). Additional nodes of community engagement can be found at the adjacent bike share and repair, and bookstore (even though they are primarily dedicated for the use of the Isabella Freedman community) (C3). We imagine that these connections with the community will create a gateway and sense of arrival to the retreat, replacing its non-descript entry that is so easily passed by.

This amplified entry to the campus will also provide an arrival for I/F visitors to the spa, cemetery and quiet retreat areas. These features are the most intimate components of this campus. The lake side of the community interaction provides a more sequestered and elegant area for arrival, where guests can register for the spa and the quiet retreat, use the wood shop for crafts, or visit the cemetery.

A major goal for this master plan is to provide a safe corridor for pedestrians and cyclists through the middle of campus. This safe corridor will begin at the intersection of Johnson and Beebe with the following changes to pedestrian and vehicle circulation:

•Vehicles entering the main campus will be directly fed into a new parking lot, adjacent to arrival/sign-in for the retreat (C7). This will clarify the current arrival sequence, creating an obvious location for check-in, while keeping vehicles off the main campus road. •Create a secondary path for cyclists and pedestrians to access the farm area at Beebe Hill and the Community Interaction area on their own dedicated path with a beautiful view of Lake Phil (C4). •Provide a safe pedestrian and bicycle crossing at the west side of the intersection of Johnson Road and Beebe Hill Road (C16). Johnson Road will be equipped with traffic calming devices such as signage, pavement texture and color change, encouraging drivers to slowdown (C9). Adamah workers on their way to work the fields and guests visiting the farm or viewing the sunset will be able to safely cross this sometimes-busy street. The slowing drivers will also become more aware of the retreat and tell visitors that they are about to Arrive!

The master plan addresses the following improvements to the existing Arrive! sequence: • Clear understanding of the sequence of arrival-parking, check-in and unpacking. The current arrival sequence for guests is confusing. With minimal signage and wayfinding, ambiguous marking at Johnson Road, undefined parking areas, and no clear indication for visitors of which building hosts the check-in process, new visitors start their stay with confusion. Our proposed entry off Johnson Road (see the Community Engagement plan) along with the new main parking area provides a clear understanding of an arrival sequence for guest vehicles arriving on site. As a visitor pulls into the parking lot there is an entry plaza, and welcoming building inviting new guests to check-in to an environment that lets them know they are entering a community of natural beauty and welcome. • Clear and separate navigation through campus for vehicles and pedestrians/bicycles. The current experience is confused. Our master plan proposes that when a guest is assigned a room, they will drive along dedicated roads for vehicles, parking near their room, dropping their luggage and returning their car to the main parking area (A26, A1). After parking their car, they can wander along a well-marked motor vehicle-free main boulevard through campus (A20). Pedestrians and bicycles will rule the road, moving safely along this path through connecting outdoor spaces to the buildings along the way where they will sleep, eat, worship, learn and play. • The campus does not utilize its relationship to nature. Everyone understands the power of the forest and water to rejuvenate the spirit. The greatest asset of this campus is its relationship to nature, yet it is sometimes hard to appreciate this asset as the campus is currently laid out. We are proposing to remove buildings that obstruct views of the lake and mountains so as visitors enter the campus, they can understand the beauty and character of I/F upon check-in. A large expanse of glass and high ceiling at the check-in building will make visitors feel immersed in the trees, mountains and water from the first instant they arrive. A1. SPIRITUAL CENTER

Isabella Freedman’s basis is in prayer and worship. A critical goal of the masterplan is to provide multiple opportunities for worship, accommodating the many variations found in the Jewish faith. The spiritual center is in a cluster of synagogues designed to provide areas for solitude, worship AND social interaction; where differences between worshippers dissolve with gathering and conversation. An outdoor patio and firepit provide opportunities for multiple uses, both as social and outdoor prayer spaces. While each synagogue has views to the lake, they are also oriented towards the east and double as flexible program spaces.

The spiritual center is accessible from the two paths that run through the main part of campus. This area is visible from all public/program components of the main campus, emphasizing the spiritual basis for the campus. Both the main and lakeside paths provide ADA accessible entry on multiple levels to each of the synagogues (S9, S10). Beit Midrash (S3) also includes an elevator for a shortcut to the lower level at mid-campus for those who cannot easily navigate the steps. This elevator will be accessible to non-worshippers while being used for services. The multiple synagogues, allowing for different forms of worship, provide the flexibility for many groups to use the campus at once, and to simultaneously worship. Isabella Freedman’s message of inclusive worship is embodied in this important and central part of campus – at the heart.
