HOW OUR INDUSTRY CAN BE MORE EFFECTIVE IN REPRESENTING YOU

T

he 2017 – 2020 three-year strategic plan is about halfway to its completion. A Brian Miller new plan will become created by our Executive Vice Presifdent leadership in 2019 as we gather task forces of bmiller@buildersnky.com leaders, committee and council members to address our areas of focus. Those area consist of financial stewardship, communication, education, political action advocacy, membership and connecting you, our member, with your customer. Many things have been implemented so far and many are still yet to complete. At press time about 40 percent of the plan has been implemented or completed. What are those items you ask? Following is a list of items that have been completed to date: Financial Stewardship • Building mortgage refinanced at a lower interest and shorter term Membership • Address membership as #1 in every BIA meeting • Council Involvement in membership • Create an Emerging Leaders Committee • Grow the Commercial Council • Hold r3egular schedule of Commercial Council events • Use regular Commercial Council events for recruitment purposes Education • Articulate HVAC and Electric programs with Gateway Community and Technical College • Hold regular visits with high school students • Launch CEU courses that would be applicable to all builders • Launch entrepreneurship based CEU courses • Survey attendees of all CEU courses immediately after course • Launch leadership based CEU courses utilizing an outstanding third party Communication • Sustain Do Business with A Member messaging • Complete brand consistency strategy across all internal media • Strengthen external communication using systemic approach • Recognize members in a new and fun way including company name and BIA position • Launch a new Relocation Guide Political Action • Maintain the BIA as the “Go To” group for political appointments • Increase PAC participation using a three-tiered system approach, including recognition and rewards systems • Build coalitions other business organizations • Leverage members’ political connections • Publish endorsements of political candidates 4

The Legacy House project is a recent example of support from the Members of the Building Industry Association of Northern Kentucky. With your help and the many donations of materials, fixtures, labor, and more, we have a beautiful four bed room, two bath home with a two car garage. HONK’s program is about making affordable homes available to low income families. Many of those we serve are not only first time home owners but the first generation in their family to own a home. Expectations have been exceeded with The Legacy House. We here at HONK are very proud to have partnered with BIA on this project and very thankful for your support. H

ow to earn Spike credits: Members earn 1 Spike credit for each new member they sponsor. When that member renews his/her first year of membership the sponsor receives 1 retention spike credit. Every year the member renews thereafter, the sponsor receives a ½ credit. Sponsors of Affiliate members receive ½ credit for recruitment and ½ credit for their renewal. How to retain your Spike status: To retain Spike status, you must earn a minimum of 1 Spike credit (new or retention) each year until your reach a total of 25 credits at which point you are promoted to Life Spike. MEMBERSHIP AND COMMUNITY Welcome New Director of Professional Development Vickie Berling

V

icki Berling comes to the Building Industries Association after serving as the founding director of the Sullivan University Center for Learning – Northern Kentucky. Prior to Sullivan, she was the Executive Director of Educational Outreach at Northern Kentucky University. In that role she worked with adult and online students, dual-credit high school students, and students at extended locations. She also directed Norse Advising, a centralized advising hub, for three years. Before NKU, Vicki managed the TAP Program at Thomas More College. She came to higher education after a successful career in healthcare marketing. Vicki is heavily involved in the community. She is vice president of the Board of Directors of the Covington Ladies Home, co-chair for the Community Impact committee of the Northern Kentucky Chamber of Commerce, and a team leader for the Northern Kentucky Education Council, among other responsibilities. She’s a graduate of Ludlow High School and earned a bachelor degree in public relations from Western Kentucky University. She also holds a Master of Business Administration from Thomas More College and a doctorate in higher education leadership from Indiana State University. If she’s not working, she’s probably in a Jazzercise class, golfing poorly, cooking, or running after one of her three grandchildren. She is married to Bob Reeves and has three grown daughters.

Tell me how you first got involved in with the Building Industry Association of Northern Kentucky. I started going to events, like Table top, in 1999 as a Pella rep. I was very involved with the Remodeling committee in the mid-2000’s – specifically working with the team on the Tour of Remodeled Homes. What do you think will change about the Building Industry Association of Northern Kentucky over the next five years OR what would you like to see change? The school will be more and more a part of the opportunity for growth with this BIA. I feel the commercial presence has brought about great energy and will sustain. I would like to see more involvement by the remodeling community in Northern Kentucky. What might someone be surprised to know about you? I was born in Puerto Rico! Dad was in the Air Force until I was 10 – we moved a lot. Did not move my family to Northern Kentucky until 1998. What do you do when you aren't working or volunteering? I have become an avid Fly-Fisher! This is a new passion for me and I fish many local waters. What is your best tip to provide to our members about networking with potential customers and clients? Be genuine. You do not have to have a prepared speech or set of data points or even sound like an expert to network. People connect with people they like. Be likeable. 10

NEWSROOM New Home Sales Rise 3.5% in August Sales of newly built, single- family homes rose 3.5% in August to a seasonally adjusted annual rate of 629,000 units after down- wardly revised June and July reports, according to data from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. These downward revisions suggest softness in new home sales activity this summer. However, on a year-to-date basis, sales are up 6.9 percent from this time in 2017. “Housing affordability has taken a toll on new home sales over the summer, and there could be market volatility in the months ahead as communities grapple with the aftereffects of Hurricane Florence,” said NAHB Chief Economist Robert Dietz. “Still, we expect the overall housing market to grow this year as demand continues to increase among millennials and others.” The inventory of new homes for sale was 318,000 in August. The median sales price was $320,200. Regionally, new home sales rose 47.8 percent in the Northeast, 9.1 percent in the West and 2.7 percent in the Midwest. Sales fell 1.7 percent in the South.

Tariffs Could Be a $2.5 Billion Tax President Trump’s recent decision to escalate the trade conflict with China could wind up imposing a $2.5 billion tax increase on residential construction at a time when builders are already grappling with higher housing costs. Trump announced in September that he is moving to impose 10% tariffs on an additional $200 billion worth of Chinese imports, including $10 billion of goods used by the home building industry. This 10% levy represents a $1 billion tax increase on residential construction. Making matters even worse, the amount will rise to $2.5 billion on Jan. 1 when the president said the tariff rate will jump to 25% if the two nations have not resolved their differences by year end.

A

t press time we have executed the Kentucky Work Ready Skills Initiative grant and are setting up the system that will allow us to process funds in from the Cabinet for Education and Workforce Development. The building task force has been created and includes Jim Stegman, Stegman Brian Miller Executive Vice Presifdent Construction, Mike Kegley, The bmiller@buildersnky.com B.O.L.D. Company, Jim Cutter, Cutter Construction, Shad Sletto, EGC Construction, and Kevin Hemmer, Kevin Hemmer Construction. The task force released RFP’s for design/build architects and recently have selected Hub & Weber to fill that role. RFP’s are being drafted to be sent out to the civil engineers in our association as well are the same for general contractors. Permitting and planning will likely take us up to the end of November or the start of December. That puts our 6,000 square foot addition into winter construction time. At the end of the 2018-2019 school year our interior alterations will begin. Some items such as improved technology, mechanicals replacement and some furniture and fixtures can occur during one of our school years breaks this year.
