The Place for Leaders Learning to work with groups of people, collaborate, share, generate ideas and see them through are the beginning traits of emerging leaders. Good leaders draw ideas out of those around them. They encourage others to participate in what life has to offer. Leaders listen as much, if not more than, they speak. As a person who stands out in the crowd they realize that the people they work with come to life with different situations, ways of communicating, reactions to stressful situations and goals they wish to achieve. A leader uses what they have learned about others to help others to reach their potential by raising them up, giving praise, encouraging good works and create systems that change an organization’s culture in order to collect the best from other’s individual talents. A leader learns these traits, changes themselves while at the same time improving their business as a result. This is the type of culture that the HBA promotes. It is also an opportunity for all members of this organization to follow the path that leaders travel to become leaders themselves. Working with groups is the hallmark of a relevant and vibrant association. Our many committees, working groups and task forces offer all members a chance to start down the road of leadership. Early leadership can begin on our many boards and decision making bodies. As you earn a place in our decision making groups you are learning the steps to influence others, to understand them better and provide a space where those around you can join in and participate. Eventually, and through hard work, effectiveness, contributing to conversations you will become noticed. Our nominating committee watches members as they become engaged in the HBA culture. They look to see how each and every member is participating. That doesn’t mean you just show up. It means that you engage in understanding our industry, our association and the issues that we all face together. The nominating committee also watches our members to see what they are interested in; making opportunities available where members that are focused in one area of our organization familiar with the issues facing other areas we work in. They analyze those that take roles on our committees, boards and decision making groups that understand our issues, help others and exhibit traits our industry deserves on our Board of Directors. Those Board members that rise above will be asked to serve in leadership capacities on our Executive Committee and may one day serve as our President or Associate President. The leadership model doesn’t stop there for our organization’s members. Our leaders of yesterday serve on Boards around the community and run for elected positions around our area and commonwealth. They are involved in charitable organizations. Many sit on decision making boards that affect Northern Kentucky’s economy, our transit system, economic development, political parties, our state and national associations and social groups. It is safe to say that the fibers of this HBA reach out and touch most, if not all, of Northern Kentucky, our Commonwealth and many parts of our Nation. We welcome you to take your leadership journey as far as you wish at our HBA and beyond. Take the time to talk with our leaders of today and yesterday and you will find you are welcome. If you are interested in beginning or enhancing your leadership waiting inside of you please contact us. Sincerely,
Brian A. Miller, Executive Vice President Home Builders Association of Northern Kentucky

AROUND THE HBA Bring Housing Home with Congressman Massie
T
he National Association of Home Builders (NAHB) created Bring Housing Home; a nationwide week where local and state HBA’s met with their Representatives. As NAHB promoted the event the visits across the country were designed to, “show federal lawmakers the ECONOMIC POWER of the housing industry where they live, work and play during this week-long event of congressional meetings in YOUR HOME district.” Gracious with his time as always for our HBA, Congressman Thomas Massie spent nearly two hours with members of our association. Issues discussed included tax reform and the mortgage interest deduction, labor shortages, immigration reform and the EPA’s proposed Waters of the U.S. rulemaking, wetland and wildlife mitigation issues, the state of the industry locally among other issues related to building and growth. We thank the Congressman for his time and look forward to many more opportunities to have the voice of our industry heard.

Janis Beard Retiring After 27 Years with HBANKY
By Stacy Smith Rogers
First-class... loyal... hard-working... a true servant leader... those are the words that come to mind for many HBANKY members when describing Janis Beard, who is retiring as Director of Membership after 27 years with HBANKY.
W
hat began for Janis Beard as a three-day assignment from a temp agency in 1988 evolved into a 27-year career at HBANKY, one that Janis said she has enjoyed learning and growing from. “I was like Gilligan. I never got off of the island,” she joked. “Every Friday they would ask me, ‘Can you come back on Monday?’ Finally, I suggested they hire me, and they did,” she recalled. When Janis came on board, HBANKY was a four-person office with approximately 400 members. During the early 1990s the association experienced tremendous growth. “At first I was sort of a gofer, but my role grew along with the association, and I eventually became membership director,” she said. Janis has enjoyed working with members on a day-to-day basis throughout the years, and she described, with enthusiasm, what she has liked most about her job. “I enjoy seeing 10

new members come in and get involved with committees and watching their businesses grow. I’ve had the pleasure of developing many friendships over the years, working with members on different events and initiatives,” she explained. “I’ve really enjoyed the inaugural dinners that I’ve been instrumental in planning. We’ve produced videos that pay tribute to members and it’s been exciting to see their reaction to them. It makes you feel like you’ve accomplished something,” she explained. Janis said that she learned early in her career to put members first. “Don (Wiedeman) and Nancye (McClanahan) taught me early on that members were the heart and soul of our association. They made sure members were promoted and worked to help them achieve success. I learned from them that it’s not about me, it’s about our members, and that by guiding them, hopefully, I can contribute to their success,” she added. HBANKY Executive Vice President Brian Miller noted Janis’ obvious passion for her job over the years, “One of the first things that struck me when I began working with Janis was her care and love for our members. No matter what endeavors she takes on, it is with their best interest at the core of her work. She has been a touchstone here for many members for many years. The staff and the members will miss her greatly.” A Few Members Share Their Experiences Working With Janis ... Jim Stegman, Jim Stegman Construction, described his experience working with Janis over the last 20 years. “She’s very loyal and hard-working. She would always jump in and do what needed to be done. She’s brought a
sense of consistency and has been a stabilizer through our transitions with the association. The members have regarded her as our mainstay. It’s been good to have someone who knows our history and is able to give that perspective. She’s very friendly and continually demonstrates professionalism.” Jason Yeager, Ashley Builders said, “Janis has been the heartbeat of the HBA for many years. Her passion and advocacy for both our organization and its members is unparalleled.”
“First-class, from top to bottom, is the best way to describe her. She’s loyal and authentic. The better you get to know her, the more you like her.” Anita Kosco, Drees Homes, said Janis has left a mark on the HBA. “When it comes to work ethic, she’s top-of-the-line. You can’t beat it. Whether it’s a HomeFest or Christmas party, she’s there until it’s over. She also has the highest morals of anyone around,” she said. Anita highlighted Janis’ contribution to the association, “She has put in a lot of hours and I absolutely love her. She has contributed a sense of stability to the association, and she’s been through all the high’s and low’s. When you’ve been in a job that long, you know what works and what doesn’t work. I think she’s a great person,” Anita added.
Vice President Tom Spille, Spille Builder and Developer and Past Associate President Jerry Moser present Janis Beard with the Donald M. Wiedeman Lifetime Achievement Award during the retirement luncheon.
Jim Cutter, Cutter Construction, said he has known Janis for over 20 years, and he regards her devotion to the association as a critical factor in it successfully weathering some tough times. “Without her, we would not be the association we are today. She is what held the association together during some dramatic changes and stabilized our organization during transitions,” he said. “First-class, from top to bottom, is the best way to describe her. She’s loyal and authentic. The better you get to know her, the more you like her,” he added. Jim elaborated on Janis’ style of leadership, “She is a true leader. Most people outside the association don’t see that, but her style of leadership is more as a servant than anything. Whether she is in the office, running an event or speaking to a disgruntled homeowner as part of our Registered Builder conciliation process, she handles herself with professionalism and grace.” Jo Ellen Thompson, Star Building Materials, commented on her perception of Janis. “She
is just a very dedicated, loyal person. She cares a lot about the association. She’s onein-a-million, and the association was lucky to have her all these years. She’s worn a lot of hats, and she’s always happy to see everyone. She’s like family and she’s going to be missed.” Cheryl Stegman, Legacy Kitchens, has known Janis for over 15 years. “She has always represented the HBA well and in a positive way, working tirelessly for the association and our members. She is truly a gifted person with an ability to work with all of our various personalities. I have had the privilege of working with her on numerous committees over the years and have enjoyed every second. She always did whatever work we asked of her, happily and without question.” Cheryl summed up what many people say about Janis, “What I love the most about Janis is that she is such a wonderful ‘people-person.’ She has always made us feel welcomed and seemed grateful for us. It was always so refreshing and uplifting how
excited she would get for each of us with every milestone we achieved. She is loved by so many and will be missed by all.” Janis’ retirement plans include “kicking back and enjoying life,” traveling with her husband of nearly 48 years, Larry, and spending time with her family. She and Larry have two sons, Jason and Andy, who is married to Amy. They have two children, Alli and A.J.. She also plans to work in some time fishing and gardening. With her experience helping things (and people) grow, there’s no doubt that Janis will nurture many more wonderful experiences in her future. Diana DeVore, Guardian Savings Bank, described Janis as very fair, kind and soft spoken. She’s known Janis for 27 years and said their professional relationship quickly evolved into a lasting friendship. “She’s very gracious and she carries herself like a true lady. In her job, she always had to jump from one thing to the next, but she always seemed to get it done.” 04/2015
