What Challenges Must We Overcome to Get NKY Growing Again? Look No Further than Regulatory Reform... For years NKY has been at a competitive advantage to our neighbors to the North. Lower real estate taxes, better schools, higher quality of life, lower traffic and a thriving airport was enough to keep NKY ahead of the pack in our region. Absent the airport we still maintain an advantage to the region but are falling behind when it comes to the new reality of an overly regulated country and Northern Kentucky’s place in that country. Our natural resources and amenities make NKY a great place to live, that much is true. However, those same resources in a hyper-regulated world are a drawback. NKY is where the glaciers stopped and thereby our region is made up of beautiful vistas, green lush valleys, bubbling streams and ridge lines where you can see for days. There is an amalgamation of interests from the local level to the federal that regulate these features that make NKY a great place to live. The environmentalists automatically jump to a straw man argument that our industry just wants dirty air, dirty water and the loss of natural views. That’s simply a lie. What we want is a thriving economy that utilizes these features for man to enjoy. It’s our quality of life advantage that we have that other markets simply don’t. There are a constant barrage of efforts in local planning, preservationists, special interests, appointed officials and so on that are working every day to stop your industry from using our land to move the economy forward. On the state level there are agencies tasked with overseeing federal regulations in NKY. From stream mitigation from fees in lieu, endangered species rules and mitigation fees, statewide permits, individual permits, and so on. The cost to develop and build just heads skyward. While other states to our north have these same challenges they don’t have our natural features. They are flat and don’t have the streams we do. With the recent rule making by the EPA’s defining the Waters of the U.S. Our plight became that much more challenging. What the EPA now claims is multiplied in our NKY area compared to other more flat terrains to our north. Luckily the 6th Circuit Court has placed a temporary stay on the final regulation...for now. So what is there to do? Support NAHB’s effort in their suit against the EPA. Get involved and voice your concern to state agencies through the HBA that there is real harm being done to your industry. Join the Land Development Council and our new Commercial Council to help us bring these issues to leader’s attention. The more voices that join us the more we can achieve. By doing nothing we are only as strong as those that support us. An infamous quote comes to mind, “Every man owes a part of his time and money to the business or industry in which he is engaged. No man has a moral right 4

to withhold his support from an organization that is striving to improve conditions within his sphere.” ~Theodore Roosevelt. These important issues require your attention. Much more so than an annual dues check, an insurance program or a fun event can provide for. You need to have your voices heard and at times loud and clear. ea Amburgey joined the HBANKY staff as Administrative Coordinator three days prior to the opening of Homefest at Manhattan Harbour. She quickly joined the mayhem in the office to ready for this big event. Lea, pronounced Lee, will soon get in the swing of things once the office recoups from Homefest. Leeâ&#x20AC;&#x2122;s duties include office support including reception duties, conference center reservations, association building committee meeting reservations and arrangements, HBA building maintenance, Southern and Eastern Counties Council and the association calendar. Lea came to the HBA after working in the corporate world for many years. Most recently she worked for Asahi Glass, supplier for Toyota, Honda, Mercedes and others. She has brought her experience working with senior management from Chiquita, Toyota Motor Manufacturing, Toyota Motor Corporate and Ernst & Young to the position at HBANKY. The most interesting volunteer position she has had was quarantine stable Manager during 2010 World Equestrian Games. Lea attended Eastern Kentucky University. In her sparetime, Leaâ&#x20AC;&#x2122;s hobbies include UK Basketball, Keeneland, polo matches/tailgating at KHP, wine tastings, symphony, swimming, fitness walking, hiking and spending time at family home in Florida. Membership Pays for Itself Stegman emphasized the common sense reasoning of becoming a member. “The worker’s comp insurance alone is enough incentive for becoming a member. In addition, there are a lot of discounts with other vendors that make it an attractive investment. They’ll certainly save enough to pay for their membership,” she explained. Stegman said a major focus on recruitment is encouraging members to do business with other members. “We want builders to find out if their subcontractors are members of HBANKY, and if they’re not, to share all the advantages of being a member and let them know what they’re missing out on,” she said. “One of the biggest reasons I promote to prospective members is the AGC worker’s comp insurance,” Jones said. “It’s the best plan in the state. Also, advocacy is a huge reason. Our association is at the forefront of getting things done, or stopped if there’s a threat to our industry,” he added.

If they aren’t, they’re simply riding someone else’s coat tails,” HBANKY Executive Vice President Brian Miller said. “We’re in the media at least 30 times a year. If it wasn’t for all the advocacy work we do on the local, state and national levels and our focus on keeping growth initiatives at the forefront, and working with elected officials and utility companies, the Northern Kentucky economy would look very different than it is now. It’s incumbent upon our members to help us grow, and we encourage them to join us in recruitment efforts by keeping membership top-of-mind with everyone they meet. We represent anyone who moves dirt and puts things on it, whether that’s residential, commercial or industrial building. That’s more than 15,000 people locally,” he added.

he Sales & Marketing Council invited all HBA members to the September Mix & Mingle at the Drees Homes new Design Center. The Design Center recently opened offered an excellent venue for the event. There was a great turn out to network and mingle with others in the industry.

Obama Signs Bipartisan Tweak to Health Care Law Preventing Premium Hikes

resident Obama on Oct. 7 signed into law bipartisan legislation supported by NAHB that will help protect many businesses from rising health care costs. The Protecting Affordable Coverage for Employees (PACE) Act alters the Affordable Care Act (ACA), Obamaâ&#x20AC;&#x2122;s signature health care law. The ACA stipulated that the definition of a small employer was set to expand from one with 50 employees or fewer to one with 100 employees or fewer on Jan. 1, 2016. The PACE Act keeps the definition of small employer at 50 or fewer employees and leaves it up to the states to increase the number if they choose. By ensuring that employers in the 51-100 employee range will not be classified as small businesses for insurance purposes in 2016, the PACE Act will help to prevent higher premium costs for these businesses. NAHB fought hard for this bill, working independently with lawmakers on Capitol Hill and with a coalition of other business groups.

NAHB Study Reveals What “Green” Means to Home Buyers

hat do consumers think of green homes? And, what are the most important elements of a green-built home? Builders and other industry professionals now have an opportunity to find out what green means to home buyers with a new publication from the National Association of Home Builders (NAHB). NAHB’s publishing arm, BuilderBooks, recently released What Green Means to Home Buyers: Perceptions and Preferences, (https://builderbooks. com/what-green-means-to-home-buyers-perceptions-preferences.html), a study of consumer preferences focusing exclusively on green/high-performance features in the home and the community. The study was conducted by NAHB in 2015 and is based on a survey of home buyers nationwide. Results from the study are available by age, income, race and Census division, among other demographic characteristics. “This new study is an incredibly useful tool to help builders and remodelers determine not only consumer attitudes towards green homes, but also which green features consumers care most about,” said NAHB Chairman Tom Woods, a home builder from Blue Springs, Mo. “We have seen incredible growth in green and sustainable building over the years, and the results of this survey only further solidify the continued consumer interest in green building, and which attributes matter most these buyers.”

or the second straight year, the U.S. Department of Labor (DOL) is awarding grants to several states to implement or improve worker misclassification programs. This year, DOL has granted $10 million to 23 states, ranging from $191,036 for Idaho to $500,000 each to another 10 states to help them identify instances where employers improperly classify employees as independent contractors or fail to report the wages paid to workers at all. Last year, the agency awarded misclassification grants totaling $10 million to 19 states. Several states already have existing programs designed to reduce worker misclassification. NAHB is concerned that DOLâ&#x20AC;&#x2122;s actions could create an incentive for a state workforce agency, when making a worker-status determination, to find misclassification where none exists. Further, NAHB believes that

Government Steps Up Worker Misclassification Enforcement state workforce agencies should focus on educating their employees about the laws regarding independent contractors rather than appropriating money incentivizing a worker misclassification finding.
