It’s no secret that the housing industry drives the economy by providing jobs, growth and advancement of all economic sectors. However, the construction industry has faced several challenges with limited access to building materials, record high material price increases, labor shortages and new housing regulations. You can trust that your local, state and national HBA organizations continue to fight for the builders and consumers while providing you with a local resource that can assist you in finding quality contractors, subcontractors and suppliers to help with your home needs and wants.

Since 1958, the Home Builders Association of Southwest Louisiana has represented and served builders in Southwest Louisiana involved in residential and commercial construction, residential remodeling, land development activities and associated member businesses and professionals engaged in activities related to the building industry. It is with much pride and determination the HBA of Southwest Louisiana continues our mission of uniting and representing the building and remodeling industry to promote quality housing and providing our members with education and best practices to serve this community.

We believe the Home Builders Design & Build Guide provides residents and visitors alike, a glance into the architecture, craftsmanship and design that can only be found among the strong oak trees and serene waterways of Southwest Louisiana. Whether you are looking to build the home of your dreams, looking for a reliable and trustworthy source for hurricane repairs or simply looking for new ways to refresh or remodel your existing home, we hope the Design & Build Guide is your first step for finding ideas, inspiration and trustworthy contacts.

We believe you should feel confident that you’re working with someone you can trust, and that is why we make sure each contractor and remodeler member of the SWLA Home Builders Association are licensed professionals. Never Live Without Power Again!

Living in Southwest Louisiana we are no strangers to severe weather. Any home can lose power, especially when it comes to storms. Any kind of storm can knock out your utility power. Power outages can last from several hours to several weeks. Being prepared is the best way to keep your home and your family safe.

Who wants to live without power? Do you remember what it was like without power for many weeks after Hurricane Laura? Whole home generators hook up to your main utilities incoming service. Using portable generators requires refueling. With a whole home generator you can skip the long lines at the gas stations. Having a whole home generator gives you peace of mind even before power outages. A transfer switch recognizes when your powersource is interrupted and automatically turns on power to your home, and recognizes when power has been reestablished by your utility company, and will automatically turn off. Your whole home can be powered by a single generator.

If you or a loved one is reliant on medical devices such as a heart monitor, electric chair, or oxygen tank a generator could be the lifesaving tool needed during a power outage. Your refrigerators and freezers will continue to operate and eliminate costly spoilage.

A whole home generator can be installed with one simple call. There is no need to call general contractors, plumbers, or electricians to install your new whole home generator. One supplier can do it all. CAUTION: Improper installation may cause serious damage to your home including fires, which is why you must trust professionals.

Along with installation another vital service that can be provided by some suppliers is 24-hour monitoring and maintenance. Your generator levels and overall maintenance can be checked from multiple locations. Your provider will know if there is a problem before you do, reducing your wait time for repairs.

Protect Your Property from Termites and Pests

Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Now is the time to make sure your property is protected and that your pest control plan is in place. Louisiana is always ripe for termites thanks to naturally landscaped bayou and swamp areas. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Another newer industry alternative is to consider treated attic insulation for termite and insect preparedness.

Licensed pest control companies, now offer “professional-grade” progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. TAP is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises.

TAP is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. If your attic insulation was damaged in recent weather, it will need to be replaced to rid your home of any health risks. Properly insulating your attic can reduce your heating and cooling bills by up to 30 percent. Upgrading your existing insulation also adds value to your home.

For residents who need new-construction attic insulation, consider a type that is energy-efficient AND repels bugs. TAP insulation – a loose-fill insulation made of cellulose and recycled newspaper – is affordable, soundproof, energy-efficient and fire retardant. It also provides better protection against cold and heat – and insects.

Professional pest control companies battle a variety of pests year-round, including bed bugs, ants, roaches, fleas, flies, mosquitoes, beetles, moths and rodents. Hot and humid summer months of June through September are particularly ripe for mosquitoes. You should consider one-time, event treatments for special outdoor occasions, as well as

programs.

We’ve built our business with one thing in mind…You! As a design-build firm we focus on the details in every phase of design and construction. We believe in treating you like we want to be treated, and ultimately seek to glorify God in all that we do. With LaRocque Homes you WILL experience the difference you’ve been hearing about. What can we build for you?

Interior Brick and Stone Accents

You might ask yourself, why use brick or stone for the interior of my home? Besides the durability, natural material appearance and appealing aesthetics, these materials offer a plethora of design opportunities.

Interior accents are a great way to integrate texture and charm to your home. It can also offer a vibrant, attractive backdrop to showcase collector’s items, family photos, TV’s, prized possessions or anything that you would like to catch the eye.

No matter which look you’re seeking, be it contemporary, industrial, rustic or eclectic, brick or stone accents will capture the unique character and detail that will give your home that perfect, personalized style you desire.

You can use these products in your kitchen for your backsplash or island, for your living room arch or fireplace, your mudroom or ½ bath floors, barrel ceilings and more. The design opportunities are endless! Come see us for more ideas; we would love to help!

Minimize the Mosquito’s Breeding Habitat

All mosquito eggs need 2 things to hatch and become a biting nuisance: water and warm temperatures. Here in Southwest Louisiana, we normally have an abundance of both. We can’t control outside temperatures, and we can’t control rainfall, but we can control the presence of standing water around our homes. Many things found on our properties are notorious for collecting rainfall, and many of us are not in the habit of looking for and emptying these “man-made” containers after a rain event.

A homeowner’s diligence in emptying unnecessary collected water in their yards and around their property is key to helping minimize the mosquito’s breeding habitat. Just a quick walk around your property after a rainfall event to “tip and toss” unnecessary collected water will help you to enjoy your outdoor time and help protect your family, friends, & neighbors from the nuisance of biting mosquitoes, and the danger of mosquito-borne diseases. Take a quick look at this sketch and see how many of these “breeding sites” you may have in your own back yard.

You can also see in this sketch that there will sometimes be breeding habitats you are unable to eliminate on your own property, and, unfortunately, you can’t control the surroundings outside of your property. This is where a licensed mosquito control professional can help. They can offer a variety of solutions for your mosquito problems, so you can make the most of the time and money you’ve invested into your outdoor space. Take a look above to see some of the options available.

What’s Trending in the Brick and Stone World

Antique brick is recovered from historical buildings in many areas of the East Coast and Midwest. The rich texture of antique brick and the easy availability makes it a natural choice for your custom home or architectural project. Antique brick can be used as an exterior brick or on the interior in walls, archways, backsplashes and floors.

We stock authentic Old St. Louis, Old South Carolina, Antique Kansas City, and Old Birmingham Red. Other selections are offered as they become available. Antique Tennessee, Carolina Reds, Old Spartanburg, and Indiana Reds are some of the other antique brick we have provided to our customers.

Custom Blends or matching “the look” you have chosen are our specialties.

We want to be a part of your dream home project.

Manufactured stone products are increasingly being used by homeowners to construct architecturally interesting exterior entryways, fireplaces, interior archways and walls, and landscaping.

Manufactured Stone is created by master craftsmen who select the best textures, sizes and shapes from the finest natural stone. The colors and textures look and feel like the original. Manufactured stone can be installed without any additional foundation or support.

Enhancing Your Home’s Hardware

Homeowners are opting for bold shapes, intricate patterns, and even custom-made knobs and pulls to make a distinctive style statement. Gateway to Your Home

The garage door is the gateway to your home. By choosing a new garage door, you are doing more than making a home improvement investment, you are relying on it for safety, security, and dependable operation. Indulge your sense of design with a garage door that sets your home apart with style, appearance, safety, and comfort.

Location, climate, and building codes are just a few factors to consider when determining which type of garage door is right for your home. For instance, wind loaded garage doors help safeguard your home in high wind prone areas. With garage doors serving as the most significant and often primary entrance to the home, an insulated garage door may also be right for you.

To pick the perfect garage door, we have developed the DoorView garage door designer. This interactive visualizer tool helps you design your dream door and allows you to see how it will look on your home with just the push of a button.

A Paint that Looks Great – Morning, Noon and Night

There are many factors to consider when deciding on the right color for your space. According to Sharon Grech, Benjamin Moore Color and Design Expert, lighting is one of the most important. Here, she shares tips for finding a color that will look great at any time of day.

ASSESS LIGHTING. “Light has the incredible ability to play tricks on us, often changing the way we see a color and the mood it creates,” explains Grech. “This is why it can be so challenging to find the right paint color for a room. We have to consider lighting on so many levels, from the type of lighting, both natural and artificial, to the direction the sunlight is travelling, to the time of day.” She recommends deep, rich colors like Shadow 2117-30, Guacamole 2144-10, Gentlemen’s Gray 2062-20 and Dinner Party AF-300. “What I love about these bold colors is that their dimension and depth are really brought to life with light.”

TRIAL RUN. The most effective and budget-friendly way to choose your paint is to test out the color before committing. Go to your local retailer and purchase a sample pot. “Testing and enjoying the color in your space over a few days will allow you to see how the color evolves and adjusts to lighting throughout the day,” says Grech. “Morning light casts blue undertones while evening light is warmer, more red. It is important to look at colors at different times throughout the day as it may have a significant impact on the undertone of your chosen color.”

FINISH WITH A LASTING IMPRESSION. Just like choosing paint colors, there are several options when it comes to finishes. Grech says the higher the sheen, the more glare there will be from the lighting source. This can be a bonus if you want light to reflect around a room and bring a dark color to

When Selecting a New Range, “Let Your Cooking Style Be Your Guide”

Anyone who’s shopped for a kitchen range knows the choices can be overwhelming. Though there are definite pluses for each type and feature, Stine Pros Who Know say the best place to start decision-making is by asking how you like to cook, and how the range will fit into your space.

Getting Started

First things first: consider how the range needs to work in your kitchen design. Does it need to fit into existing cabinetry or work with new ones?

The GE Café 36” Commercial Style Range and Café 48” Commercial Style Range are chef-inspired appliances that are not only functional (cateringsize oven, versatile cooktops with multiple burners, WiFi-enabled smart cooking technology) but make a powerful impact stylistically.

GE Café’ 48” Smart Dual-Fuel Commercial-Style Range

Next, consider the type of power and cooking style you want: gas, electric, induction or dual fuel. What’s the difference? Much comes down to the chef’s preference, but there are pros and cons to each.

Gas

Gas ranges have long been favored for their fast heating and excellent temperature control.

The Stine Pros explains that if you’re interested in a commercial-style range, gas is the way to go. Café offers 36” and 48” commercial style ranges in multiple finishes. Other features of gas ranges include:

• Ideal temperature control

• Instant heating

• Sturdy metal burner grates

Electric

Induction

An induction range provides the clean, smooth cooktop appearance of the electric range with the fast, easy-to-control temperatures of a gas stove. When the power is turned on and a magnetic pan is on the cooking zone, a current runs through the coils creating a magnetic field, causing the metal to heat up by transferring the electrical currents to the pan.

Key features of induction ranges include:

• Smooth, sleek cooktop

• Ideal temperature control

• Cool-to-the-touch burner area for quick and clean up

• Efficient cooking and fast pan heating

Important considerations:

• Induction requires cookware with ferromagnetic materials, such as cast iron and certain types of stainless steel. Aluminum, copper, and glass cookware will not work unless the manufacturer has added a magnetic layer.

Dual Fuel

Dual-fuel ranges offer the precise control of gas on top with the consistent, even heating of an electric convection oven to make sure all your meals are cooked to perfection.

Café offers dual fuel options in both standard slide-in models and and commercial-style models.

Electric ranges are popular and for good reason – their smooth, glass cooktops are easy to clean, offer more usable cooking space and lend a sleek aesthetic to any space. Other basic features include:

• WiFi connection

• Radiant, induction and convection cooking options

• Electric ovens heat more consistently than gas

• Provides drier air circulation that is ideal for roasting and broiling

GE Café 30” Slide-In Dual-Fuel Double-Oven Range

Going Smart

All of Café’s ranges include WiFi capabilities and can be controlled through the SmartHQ™ app, or go hands-free with voice control.

The Importance of Blower Door Testing

Performing a blower door test on a newly constructed project can be a crucial part of the construction process. This test determines the amount of a building envelope’s air leakage, and amount of air exchanges per hour. While not yet mandatory in all Louisiana parishes, calculating air exchange is extremely important as it factors into a building’s energy efficiency, moisture control, and healthy indoor air quality. With all moving parts in today’s building and custom home construction, request your contractor hires a certified building analyst to perform this all-important test to protect you the owner, the contractor, and insulation and mechanical subcontractors as well. This simple test quantifies your project’s performance!

Choosing Your Paint and Drywall

Homeowners today are looking for paint and drywall options that are both stylish and practical. For paint, the trend is towards lighter, more neutral colors. Shades of white, beige, and gray are particularly popular, as they show a clean and modern look that complements a variety of design styles. Homeowners are also opting for matte finishes instead of high-gloss, which can be too shiny and make imperfections in the wall more visible.

When it comes to drywall, there is a growing interest in eco-friendly options. Today’s trends in drywall use textured finishes, which can add depth and interest to a room.

Overall, the latest trends in paint and drywall reflect a desire for simplicity, sustainability, and style. Whether you’re updating your home for your own enjoyment or preparing it for sale, these trends can help you create a space that is both beautiful and functional. So why not take advantage of the latest home design trends and give your walls a fresh new look today?

What to Consider When Buying Land to Build

Custom building means having total control over every aspect of a house. From the foundation, to the flooring, to the views, it’s all up to you. This kind of independence is enticing to many but can sometimes lead people to overwhelming regret. If you’re in the process of buying a lot or even thinking about building, this list can help you avoid some common pitfalls and educate you, as a buyer so you end up with a great piece of land with no surprises down the road.

LOCATION, LOCATION, LOCATION. Above all else, this is the most important consideration when buying a lot to build on. Choosing the right location for the side of town you want to live in is just as crucial as examining your lot in the bigger picture: for example, a nice view, nearby school districts, and near your workplace to avoid long commutes. Make sure where you build is in a location that conveniently fits in your everyday life.

NEIGHBORS. Be sure you’re buying a lot in a neighborhood that has similar taste, so your property doesn’t lose value. Know what is happening with the land near you, look for red flags that indicate the future of the area may turn your purchase into a bad investment.

PROPERTY SETBACKS & SURVEYS. Know what your setbacks are. Your setbacks will affect where you position the house on your lot and can dictate the size of the house you plan to build.

UTILITIES. Before you purchase a lot it’s crucial to know how you’re going to power your house, water, waste, gas, telephone, and cable services.

ZONING AND RESTRICTIONS. It’s important to make sure your lot is zoned properly for any future plans you might have. Check with local authorities to determine zoning ordinances and whether or not you can build the type of home you want. Check for your subdivision or community’s restrictions. Many subdivisions require that your blueprints, designs, and landscape layouts be approved by a development committee or home owners association.

USE A PRO WHO KNOWS LAND AND NEW CONSTRUCTION. Working with a real estate agent when you purchase land is only beneficial to you. They can educate you on the market, navigate through the fine details, negotiate the best deal, and guide you through your due diligence. Hire an agent who has extensive experience in purchasing land. Most of the time, using a licensed real estate agent is free to buyers. Let them work for you!

COZY UP WITH THE COMFORT OF

A NATURAL GAS TANKLESS WATER HEATER.

You can count on the performance of a highefficiency natural gas tankless water heater to deliver a constant supply of hot water for a soothing, spa-like experience right at home.

Looking for even more from your water heater?

Tankless water heaters offer several advantages compared to traditional tank-style water heaters. Here are some other key benefits.

Energy Efficiency

Unlike tank water heaters that continuously heat water throughout the day due to standby heat losses, tankless units only heat water when needed – making them more energy efficient and cost effective for your energy bills.

Space Savings

Tankless water heaters are compact and wallmounted, saving valuable floor space compared to tank-style water heaters. They can be installed outdoors or between wall studs if an anti-freeze kit is added.

Longer Lifespan

With proper maintenance, natural gas tankless water heaters may operate for 20 years or more. They also feature easily replaceable parts that may extend their life by many more years.

How does a tankless water heater work?

1. Hot water tap is turned on.

2. Water enters the heater.

3. The water flow sensor detects the water flow.

4. The internal computer ignites the burner.

5. Water circulates through the heat exchanger.

6. The heat exchanger heats the water to the designated temperature.

7. When the tap is turned off, the water shuts down.

Straight Talk about Big-Box Store Chemicals

There is probably no question asked more frequently of a pool professional than what is the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is way too broad for a single article, but we will try to lay out the things that matter most to anyone who owns a pool.

You first need to intentionally set aside the single most valuable thing offered at a pool store that it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the Giant-Value-Box-Store, where they probably don’t employ anyone with a real understanding of the chemicals they sell.

What people really want to know is whether the chemicals that they sell at X-Mart are as good as those at a professional pool store. The answer to that is, well it depends. It is undeniably true that there are certain chemicals that are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example, Muriatic Acid is another.

These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference.

When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it, considering the national chain retailers don’t offer water testing, so lets skip those as well.

Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be broken down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.

The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple.

The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have different uses, and each have their own set of pros and cons. The big difference is the PH of the product, but even more so, is the chemical residual left over after it has dissolved.

Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock.

The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine.

High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need to run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls.

Working with pool store chemical suppliers, you will be pleased to know that some have just introduced the first highly effective Calcium Hypochlorite tablet feeder. This is a solution to a problem which has nagged the industry for years.

A great deal goes into identifying risks and bringing new technologies onto the market to resolve such issues. When it comes to a head to head comparison, professional pool stores are better at what they do than the big box stores. They build safety, beauty and value into everything they do.

From the Ground Up

START WITH A GOOD HOMESITE THAT SUITS YOUR FAMILY

Building your home from the ground up is no small endeavor but, with a good plan in place from the start and a team of experts to help along the way, the home of your dreams can be built, meeting your design and budgetary expectations. The single most important home build decision is choosing the right homesite. Not just any homesite, the RIGHT HOMESITE for your family’s home.

When reviewing lots, take a deep breath and avoid an impulse buy. A property’s incredible one-of-a-kind view, location, and/or a motivated seller often will sweep buyers off their feet and result in their tumbling into lot ownership.

Not suggesting you allow a good opportunity to slip by, but proceed with caution and be confident that the homesite you are considering will meet all your individual needs for your dream home.

Start by identifying generally what you want in a home. Do you prefer a one-story or two-story residence? How large a home do you want? How many garages? Do you want any auxiliary structures, i.e., a separate shop building? How large a yard do you need? Do you want a pool? This big picture will help you to determine the size needed for a homesite that will accommodate your home plan.

There are many beautiful communities to choose from, each offering a different lifestyle to residents. Once you have identified two or three communities where you think you would like to live, narrow your search to lots that are the minimum size necessary to meet your needs. These are the only ones you should review – in person, preferably with a knowledgeable building professional. This specialist will share their expertise, noting the site conditions, setbacks, lot development costs, access to water/sewer and electric, and buildable area (will your future home fit on the lot?). These are all items that can quickly turn a “value lot” into a large expense if additional site preparation is needed before you can begin to build. Discuss the home and special site features with the building specialist to attain a general estimate of building cost and lot fit.

After selecting your potential lots, have a real estate

professional compare land values from the past 6-12 months in the specific communities where the lots are located. Additionally, have them provide you with information about typical home styles, average square footage, home plans, features, and the average home sales prices for the past 6-12 months in these neighborhoods. Knowing the lot and home values in the neighborhood will provide confidence that your home will be a good investment.

The community homeowner’s association administrator can provide a copy of the covenants and design guidelines. Building cost can differ significantly between communities that are only a few miles apart if the architectural guidelines require more costly construction features. Additionally, the association administrator can provide an outline of community fees associated with the lot purchase / transfer, annual dues, and new construction. Often these assessments are overlooked when purchasing a lot but can unexpectedly add to the cost of your investment.

Armed with a clear understanding of what you want in a home, the community and lot restrictions and fees, and the estimated cost to build the home of your dreams, NOW IS THE TIME to invest in that RIGHT HOMESITE and begin to build your DREAM HOME from the ground up.

Navigating Flooring Choices

Choosing the right flooring for kitchens and bathrooms is a pivotal decision in any home design. These areas demand a delicate balance between style and practicality, as they experience high traffic, potential water exposure, and the need for easy maintenance. When deciding it’s crucial to explore various options, considering factors like durability, aesthetics, and lifestyle. Let’s delve into the nuances of ceramic, luxury vinyl tile (LVT), luxury vinyl plank (LVP), and stone flooring.

Ceramic Tiles: Ceramic tiles stand out as a timeless choice, offering a perfect blend of elegance and durability. With exceptional resistance to scratches and moisture, they are well-suited for the high-traffic and occasional spills common in kitchens and bathrooms. The variety in styles, colors, and patterns provides versatility, allowing clients to personalize their space. However, it’s essential to note that ceramic tiles can be cold underfoot, making them a great candidate for pairing with underfloor heating, especially in colder climates.

Luxury Vinyl Tile (LVT): For clients seeking a balance between practicality and style, Luxury Vinyl Tile (LVT) emerges as an excellent option. Its water-resistant properties make it ideal for moisture-prone environments, while the ability to mimic natural materials like wood or stone caters to diverse design preferences. LVT’s soft and comfortable feel underfoot adds an extra layer of appeal. While generally suitable for areas with moderate to high foot traffic, it’s essential to caution clients about potential damage to the subfloor if exposed to excessive moisture.

Luxury Vinyl Plank (LVP): Luxury Vinyl Plank (LVP) bridges the gap between the warmth of hardwood and the water resistance required in kitchens and bathrooms. With its wood-like appearance, durability, and easy maintenance, LVP is an attractive option for clients seeking the cozy ambiance of wood without compromising on practicality.

Emphasize the importance of a thick wear layer to enhance durability, ensuring that the flooring withstands daily wear and tear.

Stone Flooring: For those with a taste for timeless luxury, stone flooring, such as marble or travertine, presents an excellent option. Natural beauty, unique patterns, and exceptional durability make it an ideal choice for upscale kitchens and bathrooms. However, it’s crucial to emphasize the need for professional installation due to the weight and complexity of working with natural stone.

Final Considerations: As you look at your various flooring choices, consider your lifestyle, budget constraints, and installation preferences. Understanding how the flooring aligns with your daily routines and aesthetic vision will contribute to a decision that not only enhances the functionality of your spaces but also reflects your personal style. By taking the time to create a comprehensive view of each flooring type’s advantages and considerations, you will then be able to make an informed choice that stands the test of time in your kitchen and bathrooms.

Cutting-Edge Outdoor Kitchens

Have you ever visited an outdoor kitchen where you felt there was a lot left to be desired? Conversely, what about an outdoor kitchen where you felt every nuance of design and comfort was put into consideration? Here are a few tips and methods to help you achieve the latter.

WIND DIRECTION: Whether you are building a new outdoor kitchen with a new foundation and framing, or creating one on an existing foundation, cardinal direction and winds are always a major design consideration.

Typically, most designs want to take advantage of summer breezes while protecting themselves from the harsh winter north winds to maximize the comfort of the space. If at all possible, your design should have a solid wall or some type of barrier to the north of your space which will prevent those cold SWLA north winds from making your space unbearable.

MOTORIZED SCREENS: If you’re looking to take your outdoor kitchen to the next level, motorized screens are a must-have for any cutting-edge design. Today’s motorized screens can help block your space from the glare of the sun and keep bugs and mosquitoes out. Motorized screens can provide privacy from neighbors or be raised to allow natural light and breeze into the space.

Full Vinyl motorized screens are great for keeping dust and debris out of your kitchen. Vinyl screens are also ideal for keeping heat

in your outdoor living space. Vinyl screens are substantially more expensive than standard bug and sunscreens yet, they are a necessity for any high-end design, plus we love keeping our kitchen clean and shiny which is nearly impossible with an open wall design.

INFRARED HEATERS: No cutting-edge outdoor kitchen design would be complete without infrared heaters. Infrared heaters are the hands-down best way to keep your kitchen warm and cozy during those winter football gatherings.

Infrared heaters are typically installed with 240-volt electrical service (gas service units available upon request) and can be added to any existing space or design for a new build. Stop by our office and showroom at 5290 Common Street Suite B to see what type of Infratech infrared heaters fit your design best.

OTHER MUST-HAVE’S:

Transform your Outdoor Living Space with Landscape Features

As homeowners increasingly seek to maximize the potential of their outdoor living spaces, incorporating landscape elements has become a transformative trend. By combining aesthetics, functionality, and sustainability, these enhancements can turn your outdoor area into a beautiful, functional extension of your home.

ARTIFICIAL TURF This is a versatile trend gaining in popularity due to less upkeep required for maintaining a green lawn year-round, even in the worst of our Southwest Louisiana summer heat or drought. Turf also expands your usable outdoor living spaces – you don’t have to worry about the yard being too wet. People with pets love the built-in drainage and ease of clean-up. It can also be used to create a personal putting green or recreation area where kids can play year-round.

LOW-VOLTAGE OUTDOOR LIGHTING Landscape lighting has the power to transform your outdoor space, adding both functionality and aesthetics to your property. While there are various options available, low voltage landscape lighting stands out for its numerous advantages, including energy efficiency, versatility and durability. Professional landscape lighting goes beyond functionality to showcase architectural and landscape features, as well as improving visibility on walkways and steps, and adding security.

WATER FEATURES The soothing sound of running water can elevate the ambiance of your outdoor space. Whether it’s a bubbling fountain, a cascading waterfall, or a tranquil pond, water features add a touch of serenity to your landscape.

OUTDOOR KITCHENS A properly installed and graded patio of stone or concrete will provide a solid, lasting foundation on which to enjoy meals or just have a comfortable place to relax with friends and family. Outdoor kitchens, complete with a grill, sink, refrigerator, countertop and storage space, can also be built right into your outdoor living space.

FIRE PITS AND FIREPLACES Another popular trend is having a freestanding brick or stone fireplace near a seating area in your backyard. This can create a sense of privacy, as well as providing a welcome glow and warmth in colder weather. On a smaller scale, firepits can also be permanently installed as part of your backyard landscape.

MOSQUITO CONTROL It’s challenging to enjoy time outdoors when mosquitoes are rampant. Effective mosquito control can significantly reduce the nuisance caused by mosquitoes, allowing homeowners to fully experience all the benefits of their outdoor living spaces.

How to Choose What Type of Door is Best for Different Exposures?

When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure. Also which direction the door faces must be taken into account. Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each.

HIGH EXPOSURE

High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a high exposure area usually requires extensive maintenance sometimes as often as bi-yearly.

MEDIUM EXPOSURE

Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance due to the direct morning or evening sun, although it can be done. Fiberglass doors or aluminum clad doors are great options here as well.

MODERATE EXPOSURE

Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.

The Best Choice of Furniture for You?

WHY BUY SOLID WOOD?

There are innumerable reasons to buy solid wood furniture, starting with the fact that it holds up in all kinds of weather!

Particle board, composite wood, or lesser types of furniture made with little to no quality can, in the long run, end up costing quite a bit because of the replacement costs. As costs rise, we need to make investments in things that will last strongly through the years to come.

There are so many different options for your home décor, from unfinished, DIY furniture choices, to the quality, factory finished pieces in such a wide variety of finishes.

WHY BUY AMISH FURNITURE?

They offer a huge selection of wood types, custom made and hand crafted.

Amish furniture lends itself to top notch quality in the fact that each piece is a one-of-a-kind piece due to being hand hewn, hand built and finished to fit exactly what our customer orders.

Amish furniture is 100% solid wood, unique and rare, exotic wood choices and again…Made In America!

HOW TO FINISH FURNITURE

It only takes (3) main steps…Sanding, staining/painting and finishing.

To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly.

For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat. After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish.

There are a variety of ways to seal your piece of furniture. You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferably 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat.

Now step back and admire your handiwork!

Choosing the Perfect Front Door: Wood, Metal

Your front door is more than just an entry point; it’s a statement piece for your home. Choosing the right front door involves considering various factors, including materials like wood, metal, and fiberglass. Here’s a brief guide to help you make an informed decision:

Wood Doors: Wood doors are timeless and exude classic charm. They come in various wood species, such as oak, mahogany, and pine, offering distinct aesthetics. Here’s what you need to know: Wood doors offer a warm and inviting look. They can be stained or painted to match your style. They require periodic maintenance, including refinishing or sealing to protect against moisture and insects. Solid wood doors provide natural insulation, helping with energy efficiency. Wood doors can be on the pricier side, but their elegance and durability make them a valuable investment.

Metal Doors: Metal doors, typically made of steel or aluminum, are known for their durability and security. They suit modern homes well. Consider these factors: Metal doors are exceptionally strong and provide top-notch security. They are low maintenance, often coming with a durable factory finish. While efficient for security, metal doors may not provide the same insulation as other materials. Metal doors are usually budgetfriendly, making them attractive for cost-conscious homeowners.

Fiberglass Doors: Fiberglass doors offer the aesthetics of wood with added durability. They’ve gained popularity in recent years. Here’s what to consider: Fiberglass doors convincingly mimic wood, with realistic grain textures and various finishes. They are highly resistant to moisture, warping, and cracking, making them a durable choice. Fiberglass doors require minimal upkeep, typically only needing occasional cleaning and sealing. Many fiberglass doors feature foam insulation cores, providing excellent energy efficiency. While pricier than basic metal doors, fiberglass doors offer a balance between cost, aesthetics, and durability.

In conclusion, choosing a front door involves finding the right balance between aesthetics, security, maintenance, and budget. Wood doors bring timeless beauty but require upkeep. Metal doors prioritize security and affordability but may lack insulation. Fiberglass doors strike a balance between aesthetics, durability, and energy efficiency. Your choice should align with your home’s style and your priorities. Ultimately, the perfect front door will welcome you home while providing peace of mind and energy savings.

THe “Well” Home

Creating a

healthy

lifestyle in your home

Homebuilders have taken on new challenges in the post-pandemic years. Today’s homeowners are prioritizing their health and wellness, an interest they have extended to their new home’s construction and features, as they make the connection between their home and their health. Floorplans, finish selections, and building/mechanical systems are some of the key elements that promote a sense of well-being in the home.

The “well” home is not to be confused with the “green” home. While they may work together, the “well” home promotes health while the “green” home promotes energy efficiency. Understanding a client’s goals for their home is one of the most important details of a new home build. While some clients focus on a home’s energy efficiency for utility savings down the road, others are concerned about how their home will help support a healthy lifestyle. In a perfect world, clients care about both, to be guided in designing and a building a home that will meet all these needs.

The “well” home’s floor plan promotes a sense of wellbeing by capitalizing on the human biophysical response to the environment. The floor plan should reflect how the residents

will live in their home, identifying rooms for public vs. private entertaining. While some occupants may thrive on noisy spaces, others may need quiet, devoid of appliances, television, and other stimulants. Designing these lifestyle preferences into the home plan will benefit everyone’s long-term mental and emotional health. One of the most popular floor plan trends is integrating screened porches, open-air courtyards, and sunrooms into the home, connecting nature to the built home. Oversized windows maximize natural light which promotes better mental acuity, mood, and sleep patterns. Also re-emerging in many homes is the mud room. Used as a transition space between outside and inside, the mud room is a place for dirty shoes, backpacks, and jackets to be stored, keeping dirt from being dragged throughout the home.

Finish selections for the “well” home are numerous. Reducing VOCs, volatile organic compounds, is a key ingredient to the healthy home finish. Manufacturers of gypsum wall board, interior paint, flooring, and cabinets have responded to consumer requests for products and materials that are attractive, non-toxic, and easy to clean.

The most touched surfaces in the home are the kitchen

and bathroom counters. New advances in counter material incorporate natural stone with antimicrobial synthetics. When partnered with hands-free faucets which automatically turn on with a sensor, germs do not have a chance! Appliance manufacturers have also embraced consumer’s healthy initiatives by offering washers, dryers and dishwashers that meet a higher standard for their sanitizing cycle to make sure that they eliminate bacteria, allergens and microorganisms that could be harmful.

The most important features in a healthy home are the building products and mechanicals as they create a dry, clean, pest-free, and thermally controlled envelope for the home. Our area’s wet, humid environment is a breeding ground for mold, so building a well-sealed and waterproofed home is a primary key ingredient. The exterior envelope of the home is a layering of materials that provide protection from the natural environment, house wrap, siding, and roofing to weatherproof, Low-E2 windows to filter UV rays, and insulation to provide a thermal barrier. This envelope tends to create such a tight shell that builders striving for a “well” home will need to integrate an air exchange system into the heating and cooling system. This

allows for any off gassing to escape and for fresh air to enter the home, providing better indoor air quality. Controlling the air quality is also achieved through vented stovetops and bathrooms. Additionally, some homeowners will upgrade their home with a water purification system. These systems have become more common in the marketplace and are available for the wholehome or for single appliances and plumbing fixtures.

While each homeowner’s definition of a “well” home may be different, a “well” home is attainable for everyone. Partnering with a reputable builder who provides a well-built home and who can understand your healthy lifestyle goals will ensure success. It is an exciting time to build with professionals who are building homes that truly reflect the individual style and priorities of the people who live there.

Ideas Start Here

2024 Kitchen Design Ideas You’ll Want to Nab

The hottest design ideas cover all aspects of the home, but are especially prevalent in the kitchen. While trends tend to rise and fall, there are some groundbreaking ideas that will stick for a while, if not decades. Fortunately, many of the trends for 2024 are timeless and will work in any setting. They also tend to rely heavily on neutral colors and comfortable furnishings–two things that work for years to come. Here are a few of this year’s best ideas.

EXPANSIVE WINDOWS

Kitchen trends are moving toward lighter and brighter spaces with large windows often replacing walls of cabinets. Maximizing light not only provides a better work space, but also lends itself to a connection with the outdoors supporting other current trends like biophilic design and organic modern style. With this trend, bigger is better. Extra large windows along with light hues and reflective matte materials boost a

kitchen’s glow and make the space feel larger..

STATEMENT RANGE HOOD

Range hoods offer a huge design opportunity, think art for your kitchen, that sets the tone for the whole space. Whether minimalist or traditional, range hoods can utilize a variety of materials and styles bringing fun and creativity to the kitchen. Also becoming integrated into the kitchen design where they almost seem invisible, especially in forward-thinking traditional and modern kitchen designs.

SIMPLE CABINET DOORS

Shaker-style cabinetry is known for its simplicity, but many designers anticipate even more simplistic designs that are sleek and modern to compliment the design style in other parts of the house.

WARM INVITING COLORS

While white remains a top pick for kitchen colors, warmer, neutral shades and playful spots of color are trending replacing the cool gray tones of recent years. Expect colors like warm beige, olive green and milky latte set the base tone of the kitchen with accents in brighter shades like orange, aqua or jewel tones. These soothing, earthy colors provide a sense of peace and calm, which homeowners gravitate towards for familiarity and normalcy. Warm colors can also be represented by wood tones, so expect to see strong accents of wood in cabinets and feature walls. The warmer, optimistic colors can be paired with greenery, gold accents and woven textures for a natural look. And don’t underestimate black as an option. Matte blacks paired with warm neutrals can be just as grounding.

NATURAL COUNTERS

Non-toxic surfaces are imperative to a healthy kitchen environment. Favorite countertop choices range from solid natural stone, marble, wood, and metals because consumers want a “wow” factor. In a recent Houzz study, over a third of homeowners chose to splurge on countertops, with quartz and granite at the top of the list. Statement stones with unique marbling, jewel box terazzo, waterfall edges and large backsplash slabs are all in order for 2024.

CONCEALED STORAGE AND APPLIANCES

Designers are focusing on crafting spaces that are both creative and utilitarian with organization in mind. Specialty built-in storage solutions are on the rise because they keep the kitchen functioning properly and still look good. Homeowners are also seeking solutions for countertop appliances, including undercounter stand mixer lifts and spaces for coffee machines and toasters that can be concealed with cabinet doors when not in use.

Walk-in and built-in pantries are another popular way to keep storage out of sight. Integrated, paneled appliances fit right in with this trend, too, hiding boxy stainless-steel refrigerators and dishwashers. The result brings a sense of calm and order to a home.

MAKE IT QUIRKY

Kitchens get a playful touch in 2024 as homeowners experiment with out-of-the-ordinary kitchen materials and accents, and we can expect to see a lot more this decade. Think brass sheets applied to countertops, unique backsplashes, or leather furnishings. Design accents might include curved cabinets, spots of bright color, oversized art, striking light fixtures or spritely bonsai trees. Whatever puts a smile on your face can have a spot in the kitchen.

Keeping Your Home’s Electrical Infrastructure Safe and Efficient

Provided by Lake Area Electric

Your home is your sanctuary, and its electrical system plays a vital role in making it a comfortable and secure place for you and your family. As an established electrical company, we understand the importance of keeping your home’s electrical infrastructure safe and efficient.

Routine inspections are the foundation of electrical safety. We recommend scheduling an annual check-up with skilled professionals. This will help us identify any potential issues before they escalate into costly or dangerous problems.

• Older homes may have outdated wiring systems that are no longer safe or efficient. Modern wiring can not only improve safety but also accommodate the increasing electrical demands of today’s households.

• Overloaded outlets can overheat and pose fire hazards. Avoid daisy-chaining multiple extension cords and power strips, and instead, consider adding extra outlets to distribute the load evenly.

• GFCI and AFCI outlets are essential safety features. GFCIs protect against electric shocks in areas where moisture is present, such as kitchens and bathrooms, while AFCIs prevent electrical fires in living spaces.

• Outdoor electricals systems require special attention. Make sure all outdoor fixtures and wiring are weather-resistant and properly installed to withstand the elements.

• While minor electrical projects are feasible for some homeowners, major tasks should be left to the professionals. An electrician can assist with complex projects, ensuring they are completed safely and up to code.

• An efficient electrical system not only saves you money but also reduces your environmental impact. Consider consulting our experts for energy-efficient lighting solutions and other upgrades to make your home more eco-friendly.

• In case of electrical emergencies, it’s crucial to know how to shut off your home’s power. Familiarize yourself with the location of your main circuit breaker and how to turn it off safely.

For any questions or concerns about your home’s electrical system, do not hesitate to reach out to a skilled electrician. They can power up your home safety and keep the lights on for many comfortable and worry-free years to come.

How to Boost Your Home’s Curb Appeal

If you’ve been thinking about making a few upgrades to your home recently, you’re definitely not alone. (We for one, have been itching for a change.) Maybe you’ve been working remotely and need a fresh perspective. Maybe you recently moved in and want to make the new place your own. Or maybe you’re into adding something that’ll give your house that certain je ne sais quois to make it stand out (in a good way) from everyone else in the neighborhood. But let’s be real: You don’t want to spend a ton of money or a ton of time. Which is where Trimlight, a patented lighting system you can have installed on your home for permanent year-round lighting, comes in.

TELL ME MORE Here’s the deal: Trimlight’s programmable, customizable and weather-proof lights can be installed not only along your roofline, but also on your patio, gazebo, pergola, deck, or for security lights. Their brilliant, beautiful color will light up your house at night, but they’re barely visible during the day because of a color-matching channel that blends in with your unique roofline, hiding the wires from view and holding the lights securely in place. That way you can leave your lights up all year (no post-Christmas rooftop acrobatics necessary). Plus, they use proprietary LED technology that’s both durable and energy efficient enough to last 20-30 years, and they back it up with a lifetime product warranty.

BUT HOW DO I ACTUALLY USE THEM? There’s an app for that. It’s called Trimlight Edge and it lets you program up to 16 million different color combinations and patterns. Set your lights on a timer function so they come on and turn off at the days and times you specify, or use the calendar feature to pick your patterns months in advance. You can quite literally set it and forget it. We suggest you get creative and celebrate every single holiday from Valentine’s Day to Fourth of July, every sporting event, think: Super Bowl, March Madness, the Masters, and any other special occasion you and your family can dream up. (Your kids will love coming up with new combos.) And you can even flex your maestro muscle: Trimlight comes with music capability so the lights will play along with your tunes using your phone. Plus, it’s Alexa and Google Home compatible and uses cloud-based technology so you can connect to your system wherever you are.

SO, HOW DO I GET IT? It’s super simple. All you have to do is contact a Trimlight dealer near you to get a quote and set up the installation. An experienced crew will help on-site with initial setup support and then you’re on your way to being the coolest house on the block. Check out some of our favorite Trimlight patterns below to celebrate all life’s moments, all year long.

Benefits of Trimlight

Designing Your Home with “C-F-L” in Mind!

When building a home, ideas are flowing from every direction and can be overwhelming! Many people wonder “where to start” or “what is most important?” Well we are here to give you the details! Let’s talk about the top three most important things to focus on when designing a home for your family. You want your home to be a place of comfort. Creating space that feels luxurious and livable all at the same time!

Colors! The “C”

Interior paint colors are the backdrop of the home! We like to stick to one main color or very few colors allowing more creativity for furnishings & accessories. When selecting colors, we typically have three main categories... whites, neutrals & colors! Our favorites for whites are Benjamin Moore (BM) Chantilly Lace, White Dove (BM), and Sherwin Williams (SW) Swiss Coffee making the home appear light and airy. If you are looking for a moody & cozy feel then we suggest trying Flint (BM), Rosemary (SW) or Urbane Bronze (SW). These bold colors work great on cabinetry as well. Working with a neutral color palette allows you to add layers without getting too fussy! Give these neutrals a try: November Rain (BM), Gray Owl (BM), Natural Cream (BM) and Drift Of Mist (SW) are some of our favorites!

Lighting! The “L”

Lighting is the “jewelry” of the home and gives personality to any home! Mixing metals & textures is one of my favorite parts of design. However, you must be cautious. It is important to make sure that the flow is cohesive & sound throughout the home. Proportions are key to making sure your lights are not only beautiful in the space but also have function and purpose. A simple way to choose the width of your light fixture is to start by measuring the length (in feet) and the width (in feet) of the room. Adding these together will give you the number to stay near for your light (in inches). Example: If the room is 10ft x 10ft we can aim to pick a 20 inch fixture!

Flooring! The “F”

This is the big one! Not only does it create character in your home, but it also receives the most wear and tear on a daily basis. When choosing your flooring, durability and maintenance are top priority. Floors can add dimension, pattern and texture to liven up any space. Wood floors flowing thoughout the home (except in the “wet” areas) helps the space to seem open and grand. Remember if you are making a pattern with the wood (i.e herringbone) then it is best to wrap a border to frame it out. Tiles with patterns and colors are always fun to add personality but we suggest doing these in smaller areas (powder bath or laundry room) so you don’t get tired of them! We love mixing natural stones both polished & honed with porcelain tiles. While natural stone requires maintenance, porcelain tiles are durable and cost effective. Keeping natural stones off the floor will help you keep your sanity & allow you to use them in splashes, counter tops, or even the ceiling!

Thoughtful design always elevates the aesthetic of your home and can shape the way you feel. Don’t be scared to take risks & make your house uniquely yours! Sentimental items bring character and charm to any home!

Color Shown: Rosemary by Sherwin Williams
Foyer: Alabster light, patterned wood floors, bold black door, mixed with antique furniture.
Butler pantry: Marble ceiling with gold inlay

New Cabinet Doors... Biggest Bang for Your Remodel Dollar

When you are planning your kitchen or bathroom remodel, simply changing out the cabinet doors makes the whole room look brand new. This single step offers a cost-effective makeover to create a modern or traditional look without tearing things out and starting over. If you are basically happy with the floorplan, why change a good thing if a simple change offers a refreshing transformation to your kitchen?

The latest trend in cabinet doors among local designers over the past couple of years is the move toward “mitered doors.” Think of mitered doors as a picture frame around the edge of a cabinet door panel.

With state-of-the-art CNC technology and specialized mitered door clamping machinery, the 45-degree joints of the frame are fused stronger than ever taking advantage of a tightfitting mortise and solid tenon constructed with extra surface area for wood glue bonding. Mitered cabinet doors that are crafted this way by qualified professionals are both durable and beautiful while displaying unique design elements for a polished look.

When planning your mitered cabinet doors, here are few considerations:

• Abundant design choices - More decorative profile options mean more beautiful cabinets. Frame profiles can be wider and more decorative with simple beads, curves, steps, or raised details.

• Wood species – Painting or staining? Quality hardwoods make a better mitered door.

• Tight Tolerances – Mitered doors made with new technology are within 1/32” – ideal for inset door installations.

• Qualified Craftsmen – Seek help from reputable interior designers, cabinet builders, and proven cabinet door manufacturers for best results.

Custom mitered cabinet doors made just for you will make your home look brand new, and won’t break your remodel budget. Open up those new cabinet doors!

Project Build a Future is local pathway to American Dream; more homes ahead

More than 100 local households are living the American Dream of homeownership, thanks to Project Build a Future — an organization that builds quality, affordable housing and helps people toward a path to financial success.

Project Build a Future is now looking forward to 2024 and its first-phase launch of the most ambitious project in its history.

About PBAF

The not-for-profit Project Build a Future builds homes in areas north of Broad Street in Lake Charles and helps people qualify to own them.

“Our mission is simple — engage in quality, affordable homeownership initiatives that will revitalize and beautify our target area,” said Charla Blake, executive director. “Affordability is a cornerstone of our mission, but that’s not what solely defines our work. We also pride ourselves on providing quality services to the community and building quality homes for our clients.”

Quality, affordable homes

Project Build a Future homes provide pride and hope for potential homebuyers as well as an opportunity for a stable financial future.

The agency’s homebuyer counseling program and other financial education programs are intended to lay a solid foundation for financial success for its clients. In that regard, not a single home has gone into foreclosure since the agency’s efforts began in 2001.

Comprehensive services

Project Build a Future is a nonprofit organization committed to revitalizing our target area — the sections north of Broad Street in Lake Charles — through quality, affordable home-ownership initiatives.

Its programs include:

• Home-buyer counseling.

• Home-buyer education classes.

• Lease-to-purchase arrangements.

• New construction of high-quality homes.

The agency’s New Construction program builds homes that are intended to be an asset both to the neighborhood and to the homebuyer. Homes are generally three bedrooms and two baths. They are built to hurricane standards and include energy-efficient features, crown molding, ceiling fans and open floor plans. Client homebuyers can help pick flooring, interior paint colors, the finish on electrical fixtures and other details.

Personal finance coaching

Program participants begin the path to home-ownership with the Homebuyer Counseling and Education program. Homebuyer counselors meet individually with homebuyers to work on budgets, examine income and determine how much home a family can afford. For participants with credit or debt issues, homebuyer counselors work closely with the homebuyers to help them repair their credit, reduce their debt, start saving—and ultimately get into a position to obtain mortgage approval and to purchase a home.

Next: ‘Even more homes’

Next up is a development of multiple adjacent homes.

The agency will make a major announcement about this effort at the turn of the year — but so far, Project Build a Future has already suggested that this will be the most ambitious undertaking in its history.

“We’ve set our sights on growth,” Blake said. “We’re planning to build even more homes in 2024 and help even more families achieve the American Dream of owning their own home.”

The centerpiece of the year ahead will be the first phase of an eventual neighborhood of homes off Fitzenreiter Road.

The effort will start with building three to four homes in 2024.

Overall, the sweeping initiative effort entails:

• Building quality, affordable homes of 1,000 square feet (two bedrooms), 1,400 square feet (three bedrooms) and 1,800 square feet (four bedrooms).

• Ensuring they are fortified and resilient against hurricanes.

• Deploying environmentally conscious development.

• Using multiple exterior styles.

• Securing construction gap funding through private and business supporters.

• Gathering subsidies by government, city and parish grants, and financial lenders.

Post-purchase program

PBAF has a post-purchase program for homeowners that centers on financial management and independence. It includes initial meetings with a topic specialist and PBAF’s program contact who coaches the post-purchase journey.

The topics include insurance needs; savings; retirement planning; equity, escrow and borrowing power; refinancing; remodeling and additions; wills, successions and funeral planning; and homeowner rights.

Call to community

There are multiple ways the community can help meet the challenge of offering affordable homes:

• Some givers help directly with generous donations to the program — and some of these are matched by employers’ matching gift programs.

• Others help by donating building materials, equipment, furniture, appliances or professional services related to homebuilding.

• Land for new homes is always needed, of course. The agency acquires property by fair-market-value purchase, donation, or a combination of both.

Project Build a Future has built and developed 117 homes and given $500,000-plus in assistance in Southwest Louisiana. To learn more, visit projectbuildafuture.org and its Facebook page.

A Few Friendly A/C Tips

It’s a good practice to have your HVAC system serviced annually. This will insure the life of your system. It will also help maintain the performance during the hotter months. Regular HVAC system servicing is essential for several reasons. First, it helps improve the efficiency of the system. When your HVAC system is properly serviced, it runs more efficiently, which means it uses less energy to heat or cool your home. Second, regular servicing helps prevent breakdowns and extends the lifespan of your system.

HVAC systems that are not regularly serviced are more prone to breakdowns, which can be expensive to repair. By having your system regularly maintained by a professional, you can catch small problems before they become big ones. This can result in significant energy savings over time especially with electricity bills on the rise.If you haven’t had your system serviced don’t wait, call today.

The Lord reigns, he is robed in majesty; the Lord is robed in majesty and armed with strength; indeed, the world is established, firm and secure. Your throne was established long ago; you are from all eternity. The seas have lifted up, Lord, the seas have lifted up their voice; the seas have lifted up their pounding waves. Mightier than the thunder of the great waters, mightier than the breakers of the sea the Lord on high is mighty. Your statutes, Lord, stand firm; holiness adorns your house for endless days. POLE BARNS AWNINGS

RED IRON HOUSE ROOFS

Why Choose a Pole Barn?

Pole Barns and Barndominiums have become highly desired over the years. Pole barns aren’t just used for farming purposes anymore. Generally speaking, pole barns are the solution for many people. For example, small to medium sized barns can be great for storing and protecting atvs, boats, tractors or campers. Additionally, larger pole barns can be used for housing livestock +, feed and equipment. Pole barns are great for personal use as well, they can be transformed into a man-cave, or she shed. They can also double as a residential home!

You can design your building and shape or size you would like. We have a wide variety of color options for walls, roof and trim! You can design and follow along with your 3-D build on Pole Barn software. Most pole barns are built with 26-gauge metal, with a 40-year manufactures warranty! The 26-gauge metal is a thicker and commercial grade metal. You don’t want to cut corners when it comes to any project that requires metalwork!

Unlike many other buildings that use a traditional stickframe method, post-frames have higher wind resisitance and sturdier hinge joints. Post-frame buildings do not rely on interior walls to do the heavy lifting. The clean design uses less materials while adding a hefty amount of durability. Many perks come with building a pole barn including faster construction time. Since it requires less materials and labor, the building process is usually faster than typical construction methods. Pole Barns can be built in any season, including the winter months.

One major benefit is the cost savings that come with buying a pole barn rather than a tradition framed structure. Since pole barns require fewer materials and less labor to build, they are more affordable compared to other structures. Pole buildings don’t require traditional foundation so that can cut the cost a good bit!

How to Handle Home Renovations

by Southern Bath & Kitchen

The majority of homeowners in the Lake Area are going through some form of home renovations. Home renovations can be overwhelming. Where to start? What rooms should you tackle first? Should you do a complete overhaul, or just a few updates? Can we do it ourselves, or should we hire someone?

First thing you should come up with is a realistic budget for your family’s needs. For most people, the kitchen is the hearth of the home. Maybe you are a large family and you need more room for your family dinners. Maybe you’re a family that likes to host events and holidays, and needs a large buffet area for all of your dips and desserts. Or maybe you like the way your kitchen is now, and all you want is a new sink and faucet to add a new spark of life to it.

What about that bathroom remodel that always seems to be pushed onto the “around to it” list? One of the best ways to increase a home’s value is to remodel a bathroom, but we all know what kind of pain that can be, and it can end up costing much more than you anticipated. New bathroom fixtures, a new freestanding bathtub, a walk-in tile shower, and before you know it you’ve exceeded the budget you had planned. Maybe all your bathroom needs are some new faucets, towel bars, toilet paper holder, and a new vanity mirror to improve the space.

No matter how big or small your bath and kitchen renovation project or budget is, we can help you turn those ideas into your new favorite rooms in your home. Stop by our showroom and realize just how easy a bath and kitchen renovation can be.

Choosing the Best Countertop for Your Home

Ready to pick out new countertops? We’ve got just the information that you need to know exactly what is best for you and your home.

Whether you are updating your countertops or designing from scratch, your choice of counter can be the thing that pulls all of the aspects of your room together. The four types of counters we see the most of are: quartz, marble, granite and quartzite. All of these are natural stones except for quartz. Quartz is man made and the other stone options are mined and processed into slabs.

Quartz is an engineered stone. It is made from 10% synthetic and 90% natural stone like materials. One thing to remember in keeping your quartz in perfect condition is that it is heat sensitive. Heat can discolor or change the luster in the stone. Being a man-made stone, the variations in color and options are vast. True, bright white quartz counters are incredibly popular right now. These counters are non-porous and never need to be sealed. Quartz is incredibly resistant to spills and staining. It is also highly durable and scratch resistant. For the low maintenance fan, this is a favorite.

Granite is a surprisingly durable stone. It is heat resistant and this makes it a great option for any busy kitchen. It’s also scratch resistant but does have some regular maintenance that will go along with upkeep. Since granite is porous, sealing your counters every other year will help prevent them from absorbing liquids and staining. If you want to keep up the stone’s natural luster, oiling the counters from time to time will keep them looking brand new. Granite is a great option for anyone looking for a lot of color and movement in their stone. The patterns tend to be busy and are one of a kind.

Marble is a great option for someone who wants a luxurious looking stone that makes a statement. Its hues range from bold and dramatic to subtle and delicate. Marble has a softer look. However, it is a softer stone, so it is more prone to scratching. To better hide scratches, a lot of people will choose a honed or matte finish for their counters. Even with a honed finish, these counters can sparkle. This stone is also not heat resistant. Be sure to have trivets for hot items to prevent discoloration. Just like granite, marble will need to be sealed from time to time to prevent water marks and staining.

Quartzite is the choice for you if you want a stunning natural stone that is low maintenance. It is the most durable of the natural stone options. It’s harder than granite, making it resistant to stains, scratches and etching. Heat resistant and even durable against harsh chemicals. It has beautiful veining that can make a statement in any room. The colors can range from off white and muted to bold and heavy veining throughout.

Regardless of your choice in countertop selection, there are options that will fit your lifestyle and taste. The staff at Granite Outlet Designs welcomes you to our shop to see the difference for yourself.

Enjoy Your Exterior Living Space Year-Round

You have a beautiful home with a gorgeous patio and porch. Unfortunately, the weather in Southwest Louisiana and Southeast Texas is certainly unpredictable limiting how many days you can enjoy your exterior living space. What’s worse are the mosquitos who seem to take over your outdoor fun.

Many homes are now designed with an outdoor kitchen but are not used year-round due to changes of weather. With motorized retractable screens you’ll no longer lose the use of your patio. They offer a variety of options for any season. Use them to enjoy the summer breeze without irritating mosquitos and wasps. Lower them to protect from autumn winds and spring showers. Employ them for privacy during your soak in the hot tub on cold winter nights. Retractable screens are as close as you can get to being able to control Mother Nature. Control the comfort of your home just by pressing a button. For added convenience sun sensors can be installed to automatically adjust to the changing

angle of the sun as it moves over the course of the day. Add versatility to your garage with a motorized screen. Work on those home improvement projects in privacy or air out your garage after a long winter without leaving it open to the elements. You can even turn your garage into an enclosed leisure space for family fun by leaving your garage door wide open with superb ventilation and protection from pesky insects.

Whether you are looking for pest protection, shade from the sun, or privacy, Motorized Retractable Screens from Louisiana Radio Communications can be installed in a matter of days. These multi-purpose screens are versatile and can transform any architectural opening into functional living spaces.

Give your home an upgraded and stylish feature that will be the envy of your friends and neighbors which will add value and comfort for many years to come.

Transformed to Perfection: Way Construction

THIS HOME FEATURED ON THE COVER

If we could bring back Frank Hereford, the original owner of this home built in 1934, it would be quite the experience to watch as he walked through the foyer into a place he would be hard pressed to recognize. While the exterior from the front probably looks much the same, the inside has definitely evolved into an area he wouldn’t recognize. The home, owned by Charlie and Katie Thompson, was recently transformed into their vision by Way Construction, a local family owned business operating since 2004. After their former home was damaged in a fire, the Thompsons found this historic Lake Charles home on the market and purchased it. Over the years the home has been added onto several times as each new owner added their personal touch. The Thompsons were no exception. Katie made most of the design decisions. Plans were made to add plenty of light, and with a downstairs north wall existing almost entirely windows, this was easily accomplished.

The home flows easily from one area to the next. Wide, open entrances accomplishes this. The original north wall of the living room was breached and a set of French doors added to give access to a sunken family room that had been added at some point. A copper topped wet bar with glass shelving in front of a mirrored wall add depth and freshness to this area.

But like most homes, the kitchen area was a main focus for renovation! A new wooden top for a massive island was installed. Other island changes were a mini double drawer refrigerator, new drawers and enclosed storage on the backside. New lighting enhanced the natural light brought in by floor to ceiling windows. A double oven was added in new cabinetry. The wooden floors were retouched and add warmth and contrast to the light finish of cabinets and walls.

It was a joy working with the Thompsons to bring their ideas to reality. While the whole home was updated, some areas just required painting changes. As with most older homes there were challenges to be met, and these were accomplished over the course of the project.

Trends on Home Repairs & Addition Renovations

Are you planning to renovate your home or add additional features? If yes, here are some practical tips that can help you make the most of your home renovation project. First, it’s important to have a clear plan in place before you start any work. This will help you stay on track and avoid unnecessary delays and costs. Hire a reliable and experienced contractor who can guide you through the entire process and deliver high-quality work. From adding a stylish new deck to upgrading your bathroom with modern fixtures, these new upgrades will transform your home into a modern oasis.

Some popular additions or remodels include expanding the kitchen, pergolas, adding a new bathroom, or creating a cozy family room. A kitchen remodel can be a great investment, as it’s often the heart of the home and a key selling point. Upgrading appliances, countertops, and cabinets can modernize the space and make it more functional. Adding a bedroom or bathroom can also increase your home’s value and make it more appealing to buyers. Pergolas and outdoor kitchens are popular as well to cater for your next family outing, crawfish boil, or primetime sporting event! And if you’re looking for more living space, an addition can be a great option. Whether you want to add a sunroom, a family room, or even a second story, a well-planned addition can transform your home and give you the space you need. The possibilities are endless!

Ready to Sell!

Boost your home’s marketability with a few updates and a good realtor.

Are you ready to make the transition to a new home? Or at least take a few steps to get there? If so, you’ll need to think about selling your current property, and you’re probably hoping to get the best price possible.

Renovations can be a great value booster. The right changes appeal to buyers and help you make a great return on your investment.

Here are four ways to renovate before selling.

FRESH PAINT JOB. A new coat of paint is one of the most affordable renovations, and you can even do it yourself. Uplifting colors, like taupe or soft teal, can make a room look brighter. The more neutral the area, the easier it is for buyers to picture themselves living there.

COUNTERTOPS

AND LIGHT FIXTURES. If you want to make your home look new without undergoing a full remodel, updating the countertops and light fixtures can work wonders. Similar to paint colors, it’s best to stick with simple styles.

BREAK EVEN REMODEL. Did you know the kitchen and bathrooms are the most important parts of the house? To interest buyers, consider a break-even remodel in these lived-in spaces. If the cabinets and floors are outdated, try lowcost upgrades (like new hardware) so the rooms look more modern.

How to Choose a Home Builder

Provided by The Home Builders Association of SWLA

If you’re in the market for a new home, you should shop for your builder as carefully as you shop for your home. Whether you are buying a condo, a townhouse, a house in a subdivision or a custombuilt house, you want to know that you are buying a good quality home from a reputable builder. Here are some tips to help you choose a builder.

Make a List of Possible Builders Once you have thought about the type of house you want, you can create a list of potential builders.

• Contact your local home builders’ association to obtain a list of builders who construct homes in your area.

• Look in the real estate section of your local newspaper for builders and projects. Looking through the ads and reading the articles can help you to learn which builders are active in your area, the types of homes they are building and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range.

• Local real estate agents may also be able to help you in your search.

• Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder.

Do Your Homework When you have a list of potential builders, it’s time to start asking lots of questions — of both the potential builders and the owners of their homes.

• Interview potential home builders to get the answers to all the questions you have. Here is a list of questions to ask builders.

• Then, visit a builder’s recently built homes and subdivisions. Drive by on a Saturday morning when home owners may be outside doing

chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get.

• Some questions to ask home owners include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder?

• Usually, people tell you if they are pleased with their homes. And if they are not, they’ll probably want to tell you why.

• At the very least, drive by and see if the homes are visually appealing.

• When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later.

Shop for Quality and Value Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes.

When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trimwork and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer.

The Southwest Louisiana Economic Development Alliance serves the five parishes of Allen, Beauregard, Calcasieu, Cameron, and Jeff Davis Parishes with an array of services to spur growth in our regional economy and improve quality of life for all residents. The Alliance umbrella includes The Chamber SWLA, which is comprised of businesses and industries of all sizes. As the voice for business, The Chamber SWLA advocates for its members on the local, state, and federal level. As one of the largest chamber in the state, The Chamber SWLA has earned Five-Star Accreditation from the U.S. Chamber placing it in the top 1% of all chambers nationwide.

The SWLA Alliance Foundation is a 501c3 organization which funds economic development for the region. Funded by nearly one hundred investors, public and private, The Foundation is the only organization focused on growth by recruiting and retaining businesses and industries. Workforce issues are handled by the Alliance team working with McNeese State University, SOWELA Technical Community College and high schools in the five parishes.

The SWLA Alliance has been ranked in the Top 10 Economic Development Organizations in the nation by Site Selection Magazine four times in the last several years. Even during post-hurricane rebuilding, our region drew new industrial projects in the LNG, petrochemical, and timber sectors.

Key economic drivers for regional growth include:

• Our six ports including the Port of Lake Charles which is the 14th busiest port district in the nation.

• Our casino resorts which attract thousands of visitors weekly

• The medical community which is growing and offers many advanced medical services.

• The Aviation sector which is getting larger with companies such as Northrop Grumman and Citadel Completions at Chennault Industrial Park.

The Alliance also operates the region’s only Business Incubator of Southwest Louisiana at The SEED Center. This is a facility for start-up companies providing a professional environment so they can concentrate on growing their business. Assisting with all aspects of starting a business, the Incubator is geared for entrepreneurial success.

Economic information about our region is available at www. chooseSWLouisiana.org. We can partner with businesses to help them achieve their goals – whether a start-up or a seasoned enterprise.
