Our community is stronger than ever, development is improving the overall look of the area and damages caused by the storms are harder to notice with each passing day.

It’s no secret that the housing industry drives the economy by providing jobs, growth and advancement of all economic sectors. However, the construction industry has faced several challenges with limited access to building materials, record high material price increases, labor shortages and new housing regulations. You can trust that your local, state and national HBA organizations continue to fight for the builders and consumers while providing you with a local resource that can assist you in finding quality contractors, subcontractors and suppliers to help with your home needs and wants.

Since 1958, the Home Builders Association of Southwest Louisiana has represented and served builders in Southwest Louisiana involved in residential and commercial construction, residential remodeling, land development activities and associated member businesses and professionals engaged in activities related to the building industry. It is with much pride and determination the HBA of Southwest Louisiana continues our mission of uniting and representing the building and remodeling industry to promote quality housing and providing our members with education and best practices to serve this community.

Living in Southwest Louisiana we are no strangers to severe weather. Any home can lose power, especially when it comes to storms. Any kind of storm can knock out your utility power. Power outages can last from several hours to several weeks. Being prepared is the best way to keep your home and your family safe.

Who wants to live without power? Do you remember what it was like without power for many weeks after Hurricane Laura? Whole home generators hook up to your main utilities incoming service. Using portable generators requires refueling. With a whole home generator you can skip the long lines at the gas stations. Having a whole home generator gives you peace of mind even before power outages. A transfer switch recognizes when your powersource is interrupted and automatically turns on power to your home, and recognizes when power has been reestablished by your utility company, and will automatically turn off. Protect Your Property from Termites and Pests

Termite season is arriving, and Louisiana homeowners can expect Spring swarms beginning in April and swarming into May. Now is the time to make sure your property is protected and that your pest control plan is in place. Louisiana is always ripe for termites thanks to naturally landscaped bayou and swamp areas. Most people in south Louisiana know that our climate contributes to a variety of pest control challenges, and termite services are critical for local property protection. Another newer industry alternative is to consider treated attic insulation for termite and insect preparedness.

Licensed pest control companies, now offer “professional-grade” progressive, E.P.A. approved, “T.A.P.” or Total Acoustical Pest control insulation. TAP is a permanent pest solution which also helps save money on energy costs and insulates your home against unwanted outside noises.

TAP is infused with boric acid that will kill all insects, including Formosan termites. It is the only pest control product with an Energy Star Rating. Minimize the Mosquito’s Breeding Habitat

All mosquito eggs need 2 things to hatch and become a biting nuisance: water and warm temperatures. Here in Southwest Louisiana, we normally have an abundance of both. We can’t control outside temperatures, and we can’t control rainfall, but we can control the presence of standing water around our homes. Many things found on our properties are notorious for collecting rainfall, and many of us are not in the habit of looking for and emptying these “man-made” containers after a rain event.

A Paint that Looks Great – Morning, Noon and Night

There are many factors to consider when deciding on the right color for your space. According to Sharon Grech, Benjamin Moore Color and Design Expert, lighting is one of the most important. Here, she shares tips for finding a color that will look great at any time of day.

ASSESS LIGHTING. “Light has the incredible ability to play tricks on us, often changing the way we see a color and the mood it creates,” explains Grech. “This is why it can be so challenging to find the right paint color for a room. We have to consider lighting on so many levels, from the type of lighting, both natural and artificial, to the direction the sunlight is travelling, to the time of day.” She recommends deep, rich colors like Shadow 2117-30, Guacamole 2144-10, Gentlemen’s Gray 2062-20 and Dinner Party AF-300. “What I love about these bold colors is that their dimension and depth are really brought to life with light.”

TRIAL RUN. The most effective and budget-friendly way to choose your paint is to test out the color before committing. Go to your local retailer and purchase a sample pot. “Testing and enjoying the color in your space over a few days will allow you to see how the color evolves and adjusts to lighting throughout the day,” says Grech. “Morning light casts blue undertones while evening light is warmer, more red. It is important to look at colors at different times throughout the day as it may have a significant impact on the undertone of your chosen color.”

What to Consider When Buying Land to Build

ZONING AND RESTRICTIONS. It’s important to make sure your lot is zoned properly for any future plans you might have. Check with local authorities to determine zoning ordinances and whether or not you can build the type of home you want. Check for your subdivision or community’s restrictions. Many subdivisions require that your blueprints, designs, and landscape layouts be approved by a development committee or home owners association.

USE A PRO WHO KNOWS LAND AND NEW CONSTRUCTION. Working with a real estate agent when you purchase land is only beneficial to you. They can educate you on the market, navigate through the fine details, negotiate the best deal, and guide you through your due diligence. Straight Talk about Big-Box Store Chemicals

There is probably no question asked more frequently of a pool professional than what is the difference between the chemicals sold in pool stores and what they can get at a big box store. The question is way too broad for a single article, but we will try to lay out the things that matter most to anyone who owns a pool.

You first need to intentionally set aside the single most valuable thing offered at a pool store that it totally separates them from big box stores, which is knowledge and experience. They are always giving the kind of personal and professional service to customers that you will likely never get down at the Giant-Value-Box-Store, where they probably don’t employ anyone with a real understanding of the chemicals they sell.

What people really want to know is whether the chemicals that they sell at X-Mart are as good as those at a professional pool store. The answer to that is, well it depends. It is undeniably true that there are certain chemicals that are exactly the same, regardless of what label they carry or where they are purchased. Alkalinity increaser, which is pure Sodium Bicarbonate (Baking Soda), is a good example, Muriatic Acid is another.

These are basic, common chemicals, available for many uses, which are repackaged for use in pools but in reality, are chemically identical. You would probably never know the difference.

When it comes to specialty chemicals there is really no comparison. You will generally not find things like phosphate removers, stain removers or specialty algaecides to fight persistent mustard or black algae, (the gallon jug of algae 10 notwithstanding). You probably wouldn’t even know if you needed it, considering the national chain retailers don’t offer water testing, so lets skip those as well.

Things however, can get complicated when we start comparing chlorine. There are so many different chlorine products on the market and they are all different. The basic chlorine question can be broken down into two categories. The first is the question of overall value (assuming a direct, apples to apples comparison). This will be addressed later in this article.

The second category is appropriateness of the product. This is even a more significant question because here, we have to define the apple.

The chlorine molecule can be delivered a number of different ways using different chemical compositions. There seems to have been a little “bait and switch” going on by national retailers when it comes to chlorine shock. Different chlorine compounds have different uses, and each have their own set of pros and cons. The big difference is the PH of the product, but even more so, is the chemical residual left over after it has dissolved.

Without getting overly technical, Calcium-Hypochlorite is chlorine bound onto calcium chloride. When the chlorine has dissipated, the residual is calcium, which is beneficial to your pool. But there is another product commonly sold as shock, which is not so beneficial. More and more, we find people having serious issues with their pool after just a couple buckets of Tri-chlor or Di-chlor granules. It is sold using some fuzzy language. Sometimes it is sold as shock, other times it is just sold as granular chlorine, which the pool owner thinks is shock.

The problem with this product is that instead of a PH of 10 found in Cal-Hypo, it has a PH closer to 5. This can cause highly acidic pool water which can seriously damage your heater in a single season. Even more significantly, the residual compound in Tri-chlor and Di-chlor is cyanuric acid, a chemical that is helpful in small amounts but can quickly build up and will dramatically suppress the effect of chlorine.

High cyanuric acid levels can reduce the effectiveness of your chlorine by a factor of ten, resulting in the need to run chlorine well above safe levels just to suppress an algae bloom. Buyer beware. Big buckets with flashy labels can be deceiving. It is important to read the labels carefully, talk to a professional, and know what you are buying to avoid these dangerous and expensive pitfalls.

How to Choose What Type of Door is Best for Different Exposures?

When choosing a door style, the location and exposure of the door unit must be taken into account. If your door does not have an overhang that hangs out equal in distance to the height of the door unit then that would be considered high exposure. Also which direction the door faces must be taken into account. Doors that face East or West will be subjected to the morning or evening sun and will likely have more trouble with the finish over time. The exposure to the elements will heavily affect your door and require more regular maintenance and refinishing, Below I am listing three exposure categories and I will make recommendations for each.

HIGH EXPOSURE

High exposure is when the overhang is not equal in distance to the height of the door, and direct East or West facing: In these applications, we highly recommend an all fiberglass or aluminum clad door unit. Also it would be far less maintenance to paint the units with a quality paint. Staining doors in a high exposure area usually requires extensive maintenance sometimes as often as bi-yearly.

MEDIUM EXPOSURE

Medium exposure is when the door is under a good overhang but still facing East or West: In this exposure a custom wood door will work just fine if painted. Staining will still require more regular maintenance due to the direct morning or evening sun, although it can be done. Fiberglass doors or aluminum clad doors are great options here as well.

MODERATE EXPOSURE

Moderate exposure is when the door is under a deep porch facing North or South): This exposure opens up far more options. Staingrade wood doors, staingrade fiberglass doors, as well as any of those products in paint grade. The protection from the elements provides far more flexibility in materials and finishes.

HOW TO FINISH FURNITURE

It only takes (3) main steps…Sanding, staining/painting and finishing.

To begin the process, start by sanding the wood with a 120 grit sand paper and always sand with the grain. This will prepare the wood to receive the stain properly. Before moving to step 2, wipe or brush off all wood particles thoroughly.

For the second step, choose a water based or oil based stain and be sure to stir the stain well. NEVER shake the can because you don’t want bubbles to form. To apply the well mixed stain, you can use a bristle brush, sponge brush or lintfree rag and wipe off the stain as soon as it’s applied to your surface. Let this coat dry for as long as the stain instructions say, and if you want a darker shade, apply a second coat. After your stain has dried, you’ll notice the grain of wood has raised. This needs to dry completely and then do a very light handed sanding to get the wood smooth again. That’s highly recommended. Then on to your final step, the finish.

There are a variety of ways to seal your piece of furniture. You may choose to use either oil based or water based clear polyurethane or a type of shellac. Never use a paint roller for clear finishing wood. You may want to use either a sponge or soft bristle brush for your application of clear coats. Always apply at least 2 and preferably 3 coats of clear finish to your pieces of furniture for durability, always sanding lightly and dusting between every coat.

Now step back and admire your handiwork!

Homebuilders have taken on new challenges in the post-pandemic years. Today’s homeowners are prioritizing their health and wellness, an interest they have extended to their new home’s construction and features, as they make the connection between their home and their health. Floorplans, finish selections, and building/mechanical systems are some of the key elements that promote a sense of well-being in the home.

The “well” home is not to be confused with the “green” home. While they may work together, the “well” home promotes health while the “green” home promotes energy efficiency. Understanding a client’s goals for their home is one of the most important details of a new home build. While some clients focus on a home’s energy efficiency for utility savings down the road, others are concerned about how their home will help support a healthy lifestyle. In a perfect world, clients care about both, to be guided in designing and a building a home that will meet all these needs.

The “well” home’s floor plan promotes a sense of wellbeing by capitalizing on the human biophysical response to the environment. The floor plan should reflect how the residents

will live in their home, identifying rooms for public vs. private entertaining. While some occupants may thrive on noisy spaces, others may need quiet, devoid of appliances, television, and other stimulants. Designing these lifestyle preferences into the home plan will benefit everyone’s long-term mental and emotional health. One of the most popular floor plan trends is integrating screened porches, open-air courtyards, and sunrooms into the home, connecting nature to the built home. Oversized windows maximize natural light which promotes better mental acuity, mood, and sleep patterns. Also re-emerging in many homes is the mud room. Used as a transition space between outside and inside, the mud room is a place for dirty shoes, backpacks, and jackets to be stored, keeping dirt from being dragged throughout the home.

Finish selections for the “well” home are numerous. Reducing VOCs, volatile organic compounds, is a key ingredient to the healthy home finish. Manufacturers of gypsum wall board, interior paint, flooring, and cabinets have responded to consumer requests for products and materials that are attractive, non-toxic, and easy to clean.

The most touched surfaces in the home are the kitchen

and bathroom counters. New advances in counter material incorporate natural stone with antimicrobial synthetics. When partnered with hands-free faucets which automatically turn on with a sensor, germs do not have a chance! Appliance manufacturers have also embraced consumer’s healthy initiatives by offering washers, dryers and dishwashers that meet a higher standard for their sanitizing cycle to make sure that they eliminate bacteria, allergens and microorganisms that could be harmful.

The most important features in a healthy home are the building products and mechanicals as they create a dry, clean, pest-free, and thermally controlled envelope for the home. Our area’s wet, humid environment is a breeding ground for mold, so building a well-sealed and waterproofed home is a primary key ingredient. The exterior envelope of the home is a layering of materials that provide protection from the natural environment, house wrap, siding, and roofing to weatherproof, Low-E2 windows to filter UV rays, and insulation to provide a thermal barrier. This envelope tends to create such a tight shell that builders striving for a “well” home will need to integrate an air exchange system into the heating and cooling system. This

allows for any off gassing to escape and for fresh air to enter the home, providing better indoor air quality. Controlling the air quality is also achieved through vented stovetops and bathrooms. Additionally, some homeowners will upgrade their home with a water purification system. These systems have become more common in the marketplace and are available for the wholehome or for single appliances and plumbing fixtures.

While each homeowner’s definition of a “well” home may be different, a “well” home is attainable for everyone. It is important to make sure that the flow is cohesive & sound throughout the home. Proportions are key to making sure your lights are not only beautiful in the space but also have function and purpose. A simple way to choose the width of your light fixture is to start by measuring the length (in feet) and the width (in feet) of the room. Adding these together will give you the number to stay near for your light (in inches). Example: If the room is 10ft x 10ft we can aim to pick a 20 inch fixture!

Flooring! The “F”

This is the big one! Not only does it create character in your home, but it also receives the most wear and tear on a daily basis. When choosing your flooring, durability and maintenance are top priority. Floors can add dimension, pattern and texture to liven up any space. Wood floors flowing thoughout the home (except in the “wet” areas) helps the space to seem open and grand. Remember if you are making a pattern with the wood (i.e herringbone) then it is best to wrap a border to frame it out. Tiles with patterns and colors are always fun to add personality but we suggest doing these in smaller areas (powder bath or laundry room) so you don’t get tired of them! We love mixing natural stones both polished & honed with porcelain tiles. While natural stone requires maintenance, porcelain tiles are durable and cost effective. Keeping natural stones off the floor will help you keep your sanity & allow you to use them in splashes, counter tops, or even the ceiling!

Transformed to Perfection: Way Construction

THIS HOME FEATURED ON THE COVER

If we could bring back Frank Hereford, the original owner of this home built in 1934, it would be quite the experience to watch as he walked through the foyer into a place he would be hard pressed to recognize. While the exterior from the front probably looks much the same, the inside has definitely evolved into an area he wouldn’t recognize. The home, owned by Charlie and Katie Thompson, was recently transformed into their vision by Way Construction, a local family owned business operating since 2004. After their former home was damaged in a fire, the Thompsons found this historic Lake Charles home on the market and purchased it. Over the years the home has been added onto several times as each new owner added their personal touch. The Thompsons were no exception. Katie made most of the design decisions. Plans were made to add plenty of light, and with a downstairs north wall existing almost entirely windows, this was easily accomplished.

The home flows easily from one area to the next. Wide, open entrances accomplishes this. The original north wall of the living room was breached and a set of French doors added to give access to a sunken family room that had been added at some point. A copper topped wet bar with glass shelving in front of a mirrored wall add depth and freshness to this area.

But like most homes, the kitchen area was a main focus for renovation! A new wooden top for a massive island was installed. Other island changes were a mini double drawer refrigerator, new drawers and enclosed storage on the backside. New lighting enhanced the natural light brought in by floor to ceiling windows. A double oven was added in new cabinetry. The wooden floors were retouched and add warmth and contrast to the light finish of cabinets and walls.

It was a joy working with the Thompsons to bring their ideas to reality. While the whole home was updated, some areas just required painting changes. As with most older homes there were challenges to be met, and these were accomplished over the course of the project.

How to Choose a Home Builder

If you’re in the market for a new home, you should shop for your builder as carefully as you shop for your home. Whether you are buying a condo, a townhouse, a house in a subdivision or a custombuilt house, you want to know that you are buying a good quality home from a reputable builder. Here are some tips to help you choose a builder.

Make a List of Possible Builders Once you have thought about the type of house you want, you can create a list of potential builders.

• Contact your local home builders’ association to obtain a list of builders who construct homes in your area.

• Look in the real estate section of your local newspaper for builders and projects. Looking through the ads and reading the articles can help you to learn which builders are active in your area, the types of homes they are building and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range.

• Local real estate agents may also be able to help you in your search.

• Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder.

Do Your Homework When you have a list of potential builders, it’s time to start asking lots of questions — of both the potential builders and the owners of their homes.

• Interview potential home builders to get the answers to all the questions you have. Here is a list of questions to ask builders.

• Then, visit a builder’s recently built homes and subdivisions. Drive by on a Saturday morning when home owners may be outside doing

chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get.

• Some questions to ask home owners include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder?

• Usually, people tell you if they are pleased with their homes. And if they are not, they’ll probably want to tell you why.

• At the very least, drive by and see if the homes are visually appealing.

• When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later.

Shop for Quality and Value Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and houses displayed in home shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes.

When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trimwork and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer.
