Turn your yard into a vacation-worthy oasis

W

arm weather means more time to relax outdoors. For those homeowners lucky enough to have entertaining spaces outside, spring and summer provides plenty of opportunities to enjoy fresh air under the sun or stars.

Over the last few years, families have become especially familiar with what works about their yards and where there is room for improvement. Pandemic-related travel restrictions and early stay-at-home mandates resulted in plenty of time spent in backyards on staycations. Even though many such restrictions have been lifted, homeowners may have seen the benefits of having functional respites right outside their doors. A backyard renovation can cost anywhere from $5,000 to $50,000. The American Society of Landscape Architects suggests homeowners budget the cost of a major landscaping project at between 5 and 10 percent of their home’s value. Large or small, here are ways to make an outdoor oasis at home. Create living privacy Living in close proximity to neighbors may make privacy harder to come by. Wood or vinyl fences, however effective, may not provide the all-natural look many people desire. Vertical gardening, which trains easy-care vines like English ivy, Clematis or various climbing roses to grow on trellis or fencing adds greenery and privacy. Hedges and fast-growing shrubs also can be used for natural barriers. Install a pool Pools are the ultimate spots to cool off on hot days. An elaborately shaped inground pool can blend in with the landscape and offer the ultimate hang-out zone. However, above-

6

ground pools also serve the purpose and are more budget-friendly. Stock tank pools are popular among those who want minimal pool expenditure or have small spaces to work with. Stock tanks are metal vessels traditionally used as watering holes for livestock. They also can be “adult kiddie pools” when combined with some plumbing. Galvanized steel frames make them sturdy. With floats and other accessories, they can become the perfect oasis. Provide outdoor atmosphere Create a bespoke bistro vibe by using freestanding planters and posts along with hanging lights to make an intimate outdoor hangout spot at night. For those with permanent structures, like a deck or a gazebo, lights can be strung across the area or on railings or edging.

Extend the living space Decks and patios can help make outdoor entertaining areas more comfortable by eliminating the need to sit on the grass or gravel. Plus, they add another “room” to the home. When paired with weatherproof patio furniture, such as sofas, loungers and tables, a private seating area can be crafted and utilized for any number of entertaining desires. Hang a hammock Few things evoke feelings of relaxation better than a hammock. Fitted between two trees (or two posts if trees are sparse), a hammock is an ideal place to grab a nap or read a book. Additional oasis-inspired ideas include outdoor kitchens, letting up lanterns, cascading water features, and bird feeders to attract the sounds of nature. Your Next Home • June 2022

How to protect your home when you’re away V acation often serves as a well-deserved break from the hustle and bustle of daily life. When relaxing and recharging away from home, the last thing vacationers want to think about is the safety of their homes and everything inside them. However, the National Council for Home Safety and Security and Statistics Canada estimate that more than two million burglaries occur in the United States and Canada every year. That underscores the importance of protecting your home at all times, including when you’re not there.

• Create the impression that someone is home. Just because you’re heading off for parts unknown doesn’t mean you can’t create the impression that life is carrying on as usual within the walls of your home. Smart home technology now enables homeowners to set timers on lights and even home electronics like televisions and radios. Homeowners

8

also can ask neighbors to pick up their mail or halt delivery until they return from their trips. Nothing says “no one’s home” as definitively as an overflowing mailbox.

• Keep quiet on social media. A Credit Sesame survey of former burglars in the United Kingdom found that 78 percent acknowledged monitoring social media platforms such as Facebook and Twitter as they try to find homes to burglarize. Individuals about to go on vacation should avoid sharing that on social media. • Stay silent while you’re away as well. Social media silence should be continued while you’re on vacation as well. No matter how tempting it may be to share photos from an exotic location, such posts could catch the attention of all the wrong people. A recent report from MetLife indicated that 35 percent of

Americans between the ages of 18 and 34 check in from their locations via social media. That can alert criminals that no one is manning the fort back home.

• Switch from a traditional lock and key to a lockbox. Individuals who travel frequently can take a page from the realtor notebook and switch from a traditional lock and key lock system to a lockbox. Lockboxes require that a code is entered before a box containing a key can be unlocked. Homeowners who want this added measure of protection don’t even need to put a key inside the lockbox, which typically covers a lock, making it extremely difficult for potential thieves to pick the lock. Before leaving for vacation, individuals can implement various strategies and safety measures to protect their homes and their belongings while they’re away. Your Next Home • June 2022

Easily overlooked safety hazards around the house A ccidents happen. While even the most cautious individuals are not immune to accidents, that doesn’t mean it’s not in everyone’s best interest to do everything they can to reduce their risk of accident and injury, particularly around their own homes. Homes are often seen as safe havens, but they’re also where many individuals suffer preventable injuries. Data from the National Safety Council indicates that about 14 out of every 100 people suffered preventable injuries in their homes or a community venue in 2020. A home’s status as a sanctuary can make it easy to overlook various safety risks. The following are some safety hazards that can be prevented when homeowners make a concerted effort to make their homes as safe as possible. • Scalding: Scalding injuries pose a significant threat to anyone. Data from the Consumer Product Safety Commission indicates that more than 375,000 scald burn injuries associated with various household appliances and products were treated in emergency rooms between 2013 and 2017. More than one-fifth of those injuries affected children four years old and younger. To prevent scalding injuries, make sure the temperature on your water heater is set no higher than 120 F. The American Burn Association advises parents to avoid giving children responsibilities above their developmental ability. For example, don’t let children bathe siblings, cook, wash dishes, or use appliances like toasters or microwaves until they’re able to recognize and understand the dangers of scalding and burns. • Trips and falls: The National Floor Safety Institute indicates that falls account for more than eight million emergency room visits each year. Seniors seem to be especially vulnerable, as the National Institute on Aging indicates 30 percent of individuals age 65 and over will sustain a fall each year, with 10 percent of those falls resulting in serious injury. These injuries are easily avoided by routinely cleaning up to ensure walking paths like hallways and staircases inside the home and exterior walkways are clear of obstructions and debris. Carpeting and throw rugs also can pose a falling/tripping hazard, so promptly address carpet that is peeling up and utilize non-slip rug pads for throw rugs and floor mats throughout the home. • Unstable furniture injuries: The CPSC indicates that every year more than 11,000 children suffer injuries that require emergency room visits due to tip-over incidents involving home furnishings

10

like televisions. And kids aren’t the only ones vulnerable to these injuries, as 56 percent of tip-over-related ER visits involve patients over the age of 18. Mount or anchor all flat-screen televisions in your home to reduce the risk of tip-over injuries. In addition, replace any unstable furnishings, such as wobbly dining room chairs or well-worn armchairs that are no longer stable. Such furnishings pose a significant injury risk to anyone, but especially kids who love to climb on couches and chairs. It’s easy to overlook safety hazards around the house. But a little bit of attention can go a long way toward preventing potentially serious injuries. Your Next Home • June 2022

Guide to outdoor lighting

L

ighting is an essential component of interior and exterior home design. Not only does lighting add style and make spaces more appealing, when done correctly, it also makes a home safer and more functional. Homeowners who plan to utilize outdoor spaces like backyards, front porches and walkways to the fullest should think carefully about lighting. These guidelines can assist with selecting outdoor lighting fixtures. Security lighting Flood lights and security lights are a good investment for those who want to beef up visibility and security around the home. These lights are high-intensity and designed to illuminate large areas. The brightness and reach can serve as a preventive measure to keep animals and even criminals away. Motion-sensor lights will immediately engage if something crosses the path of the sensor. Some lights will remain on from dusk until dawn. Lowes Home Improvement suggests using the correct wattage on outdoor security lights so they flood an area thoroughly without affecting neighboring properties. Wall, post and ceiling lights Outdoor lighting fixtures beyond security options come in a variety of styles, according to Lamps USA. Wall lights are mounted to the outdoor wall of the home. These typically flank doorways or the garage. Post lights are often installed on the posts of decks and porches, or are free-standing on properties, providing visibility but also style. Ceiling-mounted lights may be above doorways or installed in any structure that has an overhead area. Warm-colored temperature

14

bulbs in these fixtures can create an inviting atmosphere that is not too bright and jarring, especially when multiple lighting fixtures are working together. When selecting lighting for wall-mounted fixtures, experts suggest sizing up if you are not sure of the size to pick, as lights will look much smaller in scale from a distance.

as bright.

Accent and landscape lighting A bevy of accent lighting choices are available. Accent lighting is designed to enhance the mood and appearance of certain elements of a landscape. Accent lighting is not intended to add bright light. For example, upward-directed lights can be cast on trees or shrubs to accentuate their shapes. Accent lighting also may call out a structure, such as a garden or a fountain. While accent lighting may be hard-wired, homeowners who want the luxury of changing lighting can opt for solar fixtures, which are more mobile but not

Furthermore, ensure that any fixtures that are being used are safety-rated for outdoors. Wet-rated fixtures are designed to withstand direct exposure to outdoor elements, advises the design experts at Schoolhouse, a lighting and lifestyle goods company. Damp-rated fixtures are built for outdoor locations protected from harsh weather. Look for the product details or work with an electrician to choose the right lighting choices.

Additional pointers When shopping for bulbs, consider the number of lumens. A standard 100-watt bulb produces around 1,600 lumens. Security lights should range from 700 to 1,300 lumens for optimal brightness. Other lights needn’t be so bright.

Lighting can transform outdoors spaces for the better. Your Next Home • June 2022

HELOC?

What is a H

omes symbolize many different things, including an investment in one’s future.

Bank of America says a home equity line of credit, often referred to as a HELOC, is a line of credit secured by your home. It is a revolving credit line that can be used for various expenses. The Credit Union of Southern California reports that a HELOC credit line is issued by a lender and has a limit and variable interest rate that is secured by the equity in your home. A HELOC is similar to a credit card in that they both provide revolving credit. Investopedia says revolving credit is an agreement that permits an account holder to borrow money repeatedly up to a set dollar limit while also repaying a portion of the current balance due in regular payments over time. But unlike credit cards that may have high interest rates, the interest rates of HELOCs often are lower — a significant advantage when paying off large amounts of borrowed money. Home equity accessed through a HELOC can be a great source of value for future renovations, large purchases such as cars, education-

18

al expenses, and alternative debt repayment. The credit limit of a HELOC depends on your credit standing and unpaid debts. It also is determined by the market value of the home and how much you owe on your mortgage. According to Credit Karma, banks tend to limit the amount borrowed to no more than 85 percent of the appraised value of the home, minus what is owed on the mortgage. HELOC terms also vary, but they can run for as long as 30 years. Even though there are many benefits to HELOCs, there is a downside to using a home as collateral. Investopedia says home equity lenders place a second lien on the

home (in addition to the first mortgage lien). Defaulting on HELOC payments can result in legal action and a home being repossessed. Another potential pitfall is a lender may reduce or freeze your credit line after missed payments. Even though banks attempt to limit how much can be borrowed through HELOCs to help avoid potentially negative situations, they are not without risk. Borrowers considering a HELOC have other options, including home equity loans. Homeowners can speak with financial advisors to learn more about their options for maximizing equity in their homes.

Did you know?

T

he Electrical Safety Foundation International reports that home electrical fires account for an estimated 51,000 fires each year. Those fires exact a significant human and financial toll, causing roughly 500 deaths and more than 1,400 injuries while leading to $1.3 billion in property damage. Smoke detectors are an important safety feature that may not prevent fires, but they can prevent deaths caused by home fires. In fact, the ESFI reports that 65 percent of home fire deaths result from fires in homes with no working smoke detectors.

Key components of popular home interior styles

C

onsiderable thought goes into designing a home’s interior. From which color to paint the walls to the size of the living room couch, homeowners must make a variety of decisions when planing their home interiors. One way to simplify interior design decisions is to choose a style. Interior design styles run the gamut from traditional to modern, and each style has its own unique look and feel. Though homeowners need not feel beholden to any particular item associated with a given style, three of the more popular styles, traditional, modern and farmhouse, each have certain key components that can ensure a home ends up with a look homeowners are aiming for. 1. Traditional Homes with a traditional interior style give a formal yet welcoming feel. Many individuals

22

associate crown molding and wainscotting with traditional interiors, so that’s something homeowners aiming for this style should keep in mind. Minimal or modern furniture pieces don’t fit with the traditional style, which tends to utilize period pieces made from real wood. 2. Modern Modern interiors may differ depending on which style of modern homeowners are aiming for. Midcentury modern typically features unique furnishings that some might see as retro. However, many companies now offer updated takes on midcentury modern that call to mind a bygone era but don’t make individuals feel as though they’re living in a museum. Urban modern is another popular modern style, and home interiors fashioned in this style tend to be light, airy and not crowded with furnishings. Calm, soft tones are a go-to with urban modern interiors, helping

to create the serene settings many homeowners are hoping to create with this style. 3. Farmhouse Farmhouse has become very popular in recent years. In fact, a recent survey from the interior design service Modsy found that farmhouse was the most popular design style in 26 states. Farmhouse is beloved for a variety of reasons, not the least of which is its association with a simpler lifestyle. The rustic charm of the countryside is never far from the mind when in a home with a farmhouse-inspired interior. Traditional farmhouse and modern farmhouse are different styles, but natural materials and bright colors, particularly white walls, are elements shared by both. Traditional, modern and farmhouse are three popular home interior styles. Each has its own unique components, and homeowners can supplement their favored style as they see fit.
