Did You Know? While July 4th is synonymous with American independence, one of the United States’ founding fathers felt that July 2nd was a more appropriate date to celebrate the colonies’ declaration of independence from Great Britain. John Adams, who would serve as the second President of the United States, felt July 2nd was the correct date to celebrate the colonies’ independence and even protested July 4th by refusing invitations to appear at events on that day during his lifetime. Adams’ contention dates back to June 7, 1776, when Richard Henry Lee, the Virginia delegate of the Continental Congress, first introduced a motion calling for the colonies

to declare their independence. Voting on Lee’s motion was postponed, though a five-man committee consisting of Adams, Benjamin Franklin, Thomas Jefferson, Robert R. Livingston, and Roger Sherman was appointed to draft a statement justifying independence from Great Britain. Lee’s motion was approved on July 2nd, and Adams even wrote his wife, Abigail, that the day would be celebrated as the anniversary of the colonies’ independence for many years to come. But that was not to be, as American independence is instead celebrated on July 4th, the day when the Continential Congress formally adopted the Declaration of Independence.

HOME Summer is a season of rest and relaxation. Warm air and abundant sunshine often inspire a laid back feeling that lasts until the leaves begin to fall off the trees in early autumn. But summer also can be hard on homeowners, particularly in regard to their monthly energy bills. As summer heats up, energy bills may rise right along with the mercury in the backyard thermometer. Warmer temperatures outside compel many people to rely more and more on their air conditioners, leading to a spike in energy bills. Fortunately, there are ways to lower summertime energy bills without sacrificing comfort on hot days and nights. • Upgrade your insulation. People who own their homes can conduct an inspection of their homes’ insulation to see if it can be upgraded. Direct Energy, which provides energy to more than four million home and business customers across North America, recommends sealing any drafts around windows or doors with weather stripping or spray foam. Sealing drafts can ensure cool air stays inside the home on hot days, potentially preventing homeowners from having to run their air conditioners on full blast to keep their homes cool. • Upgrade your thermostat. Homeowners who don’t already have a smart thermostat can install one to help lower their energy costs. The Alliance to Save Energy notes that such thermostats can 6

How To Cut Energy Costs This Summer

help homeowners optimize their homes’ energy usage. Smart thermostats allow homeowners to control the climate in their homes remotely while also showing homeowners their energy consumption in real time. Smart thermostats can show homeowners just how long it takes to cool a home, allowing homeowners to keep their air conditioners off while no one is home but still ensuring the home is comfortable, and that no energy was needlessly wasted to make it so, when they arrive home at night. • Reconsider how you use your appliances. Bankrate.com notes that washing machines and dishwashers consume the same amount of water and energy whether these appliances are full or not. Wait to use washing machines and dishwashers until you have full loads. This provides more bang for your buck. In addition, hand-dry dishes and hang clothes on a backyard clothesline to save even more energy. Energy costs tend to rise when summer hits full swing. But a few simple measures can help homeowners cut costs without sacrificing comfort. Your Next Home • July 2019

Did You Know? Fireflies are often seen lighting up the night sky on warm evenings. They are particularly abundant during the summer months. One reason that fireflies glow is to attract mates. Males will flash, and females will respond to mates they find interesting. Fireflies also may glow to avoid predators. The luciferase enzyme in firefly cells causes a chemical reaction that stimulates light, a phenomenon called bioluminescence. Fireflies are filled with lucibufagins, a poor-tasting chemical that turns off predators from attacking the blinking bug. Some

fireflies cannot light up at all and use pheromones to attract mates. Fireflies can be fun to catch and release and also beneficial to have around. In the larval stage, fireflies will eat destructive insects. Adult fireflies may feed on nectar and could help to pollinate plants. Despite their name, fireflies aren’t really flies. They actually are a type of beetle. Fireflies are difficult to spot during the day because they’re often resting on leaves or plants. It’s only at night when their brilliant light show comes alive.

The Benefits Of Smart Irrigation Systems

The world has a water problem. Though the planet is 70 percent water, according to the World Bank, estimates indicate that with current population growth and water-management practices, the world will face a 40 percent shortfall between forecast demand and available supply of water by 2030. Conservation is one of the ways the world can confront its water problem head-on, potentially preventing billions of people from facing a water scarcity in the years to come. One of the ways people in the developed world can help to conserve water is by employing smart irrigation systems in their homes.

Smart irrigation systems employ a similar type of smart technology many homeowners already rely on inside their homes. By employing such technology in their lawns and gardens, homeowners can reap many of the same rewards they enjoy by using smart home systems inside their homes, all while benefitting the planet.

• Some smart irrigation systems can recognize the local weather. Many smart irrigation systems connect to the internet via homeowners’ Wi-Fi. This allows the systems to take current weather into account before watering lawns and gardens. For example, a smart irrigation system can identify if it recently rained and cancel a scheduled watering. This helps homeowners avoid watering lawns and gardens when nature has already done the watering for them. • Smart irrigation systems can save homeowners money. While smart irrigation systems can cost several thousand dollars, those costs can be recouped over time. Smart irrigations systems can detect when cooler weather has arrived, turning down water output as a result. That conserves water and saves homeowners money. When coupled with the savings they’ll realize because their irrigation systems aren’t water during rainy periods, homeowners will soon be on track to recouping their smart irrigation investments. • Smart irrigation systems conserve water. People in the developed world are accustomed to having water at the ready. But many people across the

8

globe enjoy no such luxury. For example, the organization Save the WaterTM notes that the average American uses 2,000 gallons of water everyday, while the average African family uses just five gallons of water each day. Much of that disparity can be traced to a lack of access and scarcity of supply in the undeveloped world. By utilizing technology like smart irrigation systems, homeowners can help ensure there is sufficient water for everyone, regardless of where they live, in the coming decades. Smart irrigation systems are sound investments that can help conserve water and benefit future generations.

HOME Sunny days and warm weather beckon us to the great outdoors. A day spent in the pool or lounging around the patio is a great way to embrace the relaxing spirit of summer. But those who want to go the extra relaxing miles should consider adding a hammock or swinging chair to their backyard oasis. Hammocks and swinging chairs make great investments. Outdoor enthusiasts can take them on camping trips, and they’re equally at home right in the backyard. People on the fence about these symbols of relaxation can consider these benefits of hammocks or swinging chairs. NAP COMFORTABLY OUTDOORS Who needs an excuse to catch up on missing sleep? If the time presents itself, the sun and the fresh air can induce a deep sense of relaxation. Lying on a hammock or floating in a hanging chair provides that additional soothing rocking motion that can make a cat nap even more enticing. USE IT INDOORS OR OUTDOORS Create a retreat in any corner of your yard or home. A hanging chair can be hung in the corner of a bedroom to provide a spot to curl up with a good book or rock a baby to sleep. The same chair can be brought to a covered deck or patio so people can swing with the breeze when the weather allows. 10

Why You Need A Hammock Or Hanging Chair

SUPER STARGAZING RETREAT Hammocks and swinging chairs can make it easier and more comfortable to stargaze at night. With a double hammock or chair, bring a romantic partner along to snuggle and watch the cosmos. Or teach children about the constellations in the night sky. BE INCONSPICUOUS AMONG NATURE Lying on the ground disturbs the lawn and other outdoor components. Being suspended several inches above the ground in a chair or a hammock can help a person blend in with the natural environment. Birds, small animals and insects may not even know you’re there, and that can make them easier to observe. Everyone can appreciate the opportunity to sit back and relax. Hammocks and swinging chairs can help a person feel lighter than air and recharge in the warm summer air. Your Next Home • July 2019

Festive Facts For July 4th

Each year on July 4, Americans celebrate the birth of their nation and independence from Great Britain. This day marks the anniversary of the presentation and acceptance of the Declaration of Independence, signed 242 years ago on July 4, 1776. The Declaration of Independence began as a letter to Britain’s King George to explain why the Continental Congress was interested in declaring independence from Great Britain. The writing of the declaration began on July 2 and the final wording was established on July 4. Independence Day is full of opportunities to celebrate and enjoy oneself. Parades, fireworks, parties, barbecues, and much more are part of the festivities. Another way to commemorate Independence Day is to educate oneself about the many historical and entertaining facts that surround the day. The following are some interesting details about the origins of Independence Day and the celebrations that surround it. • Although 56 people eventually signed the Declaration of Independence, only John Hancock signed the document on July 4, 1776. The rest added their names later on. John Hancock’s signature is ornate and widely recognized. Putting your “John Hancock” on a document has become synonymous with the process of signing something. • The Declaration of Independence was adopted while the Continental Congress met in Philadelphia at the Pennsylvania Statehouse. That building is now known as Independence Hall. • The average age of the signers of the Declaration of Independence was 45. The youngest person to sign was Thomas Lynch, Jr., who was 27 when he signed the document. Benjamin Franklin, at age 70, was the oldest signee. • John Adams and Thomas Jefferson were the only signees who went on to serve as presidents. Coincidentally, Jefferson and Adams both died on July 4, 1826, within hours of each other. • Philadelphia is the birth place of much American history and is home to the Liberty Bell. Each Independence Day, the Liberty Bell is tapped (not rung, as the vibration would further damage the cracked bell) 13 times in honor of the original 13 American colonies. • The original 13 American colonies were located all along the eastern seaboard. They include Virgina, New York, New Hampshire, Massachusetts Bay, Maryland, Connecticut, Rhode Island, Delaware, North Carolina,

12

South Carolina, New Jersey, Pennsylvania, and Georgia. • The stars on the original American flag were placed in a circle. This was so all of the colonies would be equally represented. • Independence was gained in 1776, and the first celebration took place in Philadelphia four days later. The White House held its first Independence Day festivities in 1801. • Benjamin Franklin proposed that the turkey be the national bird of the United States. However, John Adams and Thomas Jefferson overruled him, and the bald eagle became the national bird. • The only copy of the engrossed and signed Declaration of Independence is in the National Archives in Washington, D.C. Independence Day is a time for hot dogs, ice cream and, of course, revisiting America’s history. Your Next Home • July 2019

Tips For Hosting A Fun 4th Of July Party

The Fourth of July is a day to celebrate in the United States. Much about July makes the fourth day of the month the ideal time to celebrate. School is out, the weather is warm and the generally relaxed attitude of summer has typically set in by the first week of July. People tasked with hosting Fourth of July festivities may not feel the same pressure when hosting such gatherings that they would when hosting more formal affairs. The relaxed nature of summer often pervades Fourth of July festivities, but hosts can still take a crash course in summer hosting to ensure everyone has a good time. • Don’t try to break the mold. Some hosts may be tempted to think outside the box in regard to the foods and beverages they’ll serve at their Fourth of July parties. While hosts can still experiment and serve new foods and creative cocktails at their parties, many guests will be anticipating some Fourth of July staples, such as grilled hot dogs and hamburgers and cold beer and lemonade. Making sure such foods and beverages are served alongside more experimental fare won’t disappoint traditionalists, and those looking for something beyond the norm won’t be disappointed, either.

• Embrace the red, white and blue. When decorating, opt for red, white and blue decorations. This gives the party a distinctly Fourth of July feel. Red, white and blue napkins and tablecloths are readily available come July, and hosts with a gift for crafts can even create their own decorations to use year after year. • Prepare to entertain. Unlike holiday season gatherings that typically begin in the evening, Fourth of July parties tend to begin in the afternoon and extend into the night. That means hosts must not just feed their guests, but entertain them as well. Since Fourth of July parties tend to take place outdoors, plan lots of backyard games, such as badminton, bocce, Wiffle ball, horseshoes, and more. Hosts with swimming pools should have pool games readily available as well. • Leave the fireworks to the professionals. Hosts should not succumb to pressure, real or perceived, to supply fireworks at their Fourth of July parties. Fireworks can lead to injuries and accidents and are best left to the professionals who put on community fireworks shows. Discourage guests from bringing their own fireworks by making it known they will be asked to leave the party if they do. July 2019 • Your Next Home

• Arrange transportation home for guests. To make sure everyone gets home safe and sound, arrange in advance for some guests to serve as designated drivers. Hosts also should abstain from consuming alcohol during the party so they can get people home safe if necessary. Keep a list of local taxi company phone numbers on hand and encourage guests who plan to consume alcohol to use ridesharing apps to get to and from the party. Fourth of July festivities typically are less formal than other celebrations, but hosts still must plan their parties to ensure everyone has a fun, safe Independence Day.

House Powerwashing Tips

Powerwashing, also known as pressure-washing, utilizes a high-velocity water spray to remove dirt and residue from the exterior surfaces of a home. It is frequently used on vinyl siding, concrete and sometimes wood decks to treat mildew and other growth that accumulates over time.

Powerwashing can be a great way to remove grime without having to scrub by hand. But it requires a delicate touch to get it right. Sometimes it is best to leave the job to professionals. But homeowners willing to give it a go can try powerwashing themselves, as various stores rent power washers. The home improvement website ImproveNet says that, until very recently, pressure washers were almost exclusively commercial machines sold to professionals or rented to do-it-yourselfers. Lately manufacturers have targeted homeowners looking to buy with lightweight options. For those who see powerwashing as a routine venture, purchasing a unit may be worth the investment.

It is important to exercise caution when operating a powerwashing machine. The high-velocity spray can tear through skin. It is key to get a feel for the washer, and try less pressure first to get a handle on the magnitude of the tool. Don safety gear prior to using a pressure washer. Gloves, eye protection and ear protection can be handy. Most units will connect to a standard garden hose. Choose old clothing and expect to get wet. Never point a powerwasher hose at anyone and do not attempt to rinse feet or hands in the spray. The renovation resource The Family Handyman suggests starting with a wide-degree nozzle to test out the spray on the surface that needs to be cleaned. A 15- or 25-degree nozzle is usually the wand for general cleaning and paint stripping without damaging the surface of the home. Experiment with an optimal distance of the washer wand to get the desired cleaning effects without causing any damage. Work using a horizontal and slightly downward angle to avoid driving water up under the siding of a home.

Avoid spraying any electric wires or components on the home. Also, try not to spray upward, and angle the spray away from doors, windows and vents.

14

Some washers have reservoirs that will hold a detergent solution. Choose the right detergent for the job. Keep in mind that cleansers containing bleach can damage surrounding plants, so they may need to be covered while the washing takes place. Avoid the use of ladders when operating a powerwasher. The push-back from the wand can cause falls. Instead, opt for an extension wand to address the upper reaches of a home.

Powerwashing a home is an effective way to remove stubborn grime and refresh the look of a home’s exterior. Your Next Home • July 2019

Did You Know? Visiting the beach is a great way to cool off from the summer heat. But many beaches are not as clean as they can be, and such pollution can jeopardize beach visitors and the animals that call beaches home. Litter that finds its way into storm drains may one day end up on beaches and in oceans. The Southern California Coastal Water Research Project says that plastic is the most common type of waste found on beaches. Plastic pellets are the most abundant type of trash found along the California coast, but foam plastics and hard plastics also are abundant on beaches, both in Southern California and across the country. Cigarette butts and paper trash also pose a threat. Trash can be harmful to all sorts of coastal and marine life. Many animals eat the trash, mistaking it for food. But animals cannot

always digest trash, which can fill up the stomach and digestive tract, ultimately leading to starvation. Animals also may get tangled in trash and be unable to walk, swim or fly away. Trash also may contain harmful chemicals that poison animals and may inadvertently end up harming humans who eat different sea creatures. In addition to being mindful of litter and properly disposing of items at home, ecoconscious men, women and children can join forces with beach cleanup initiatives to help remove tons of trash from beaches across the globe. Cleanup groups typically consist of volunteers who sweep beaches in ongoing efforts to address waste and keep beaches clean. Volunteers can visit the Ocean Conservancy website (www. oceanconservancy.org) to find a beach cleanup initiative near them.

What Are The Differences Between Real Estate Agents And Brokers?

Real estate transactions often involve significant amounts of money. As a result, it’s common for both buyers and sellers to enlist the services of a host of professionals with real estate experience. Both buyers and sellers may work with real estate agents and/or real estate brokers en route to buying or selling their homes. Agents and brokers are not one and the same, and there are some important distinctions between the two. REAL ESTATE AGENT According to Realtor.com, real estate agents are professionally licensed individuals who can help both buyers and sellers. Agents also may help property owners rent their homes. The amount of training real estate agents need to earn their licenses varies by state. Once individuals finish their required training, they must take a written exam that tests their knowledge of federal real estate laws and general principles as well as the laws specific to the state in which they want to become licensed. Only after passing this exam do individuals become recognized real estate agents. Investopedia notes that achieving agent status is the starting point for most real estate professionals. REAL ESTATE BROKER Real estate brokers are those professionals who have continued their education past the agent level and obtained a broker’s license. Each state has its own requirements in regard to becoming a licensed broker, but education and examinations are necessary regardless of where a person lives. Realtor.com notes that the extra coursework to earn a broker’s license focuses on various 18

topics, including ethics, contracts, taxes, and insurance. Agents may learn about these topics as well, but coursework for prospective brokers goes into more depth than it does at the agent level. Brokers also will study and learn about legal issues in regard to real estate. The legal issues brokers may learn about include brokerage operations, real estate investments, construction, and property management. Requirements vary, but Realtor.com notes that brokers often must work as licensed real estate agents for no less than three years before they can earn their broker’s license. There is more than one type of real estate broker. Principal/designated brokers oversee all agents at a given firm and ensure the agents act in compliance with all real estate laws. Managing brokers tend to focus on the hiring and training of agents. Associate brokers have their broker’s license but work directly under a managing broker. Real estate agents and brokers can help buyers, sellers and investors successfully navigate real estate transactions, and each can serve their clients in different ways. Your Next Home • July 2019

5 Factors To Consider When Buying A Home

Home ownership is a dream for many people. In fact, buying a home is considered by many people to be a major life accomplishment. Various factors determine what makes a home an attractive place to live. While some considerations may overlap, others may be unique to individual buyers. Those new to the real estate arena may want to consider the following factors as they search for a new place to call home.

1: PROPERTY TAXES

Property taxes can greatly affect the overall cost of living in a particular home. The real estate company RedFin says property taxes are generally levied by each county and often include taxes paid to schools, utility companies and municipal governments. Property taxes will usually be factored into a monthly mortgage payment, and how high (or low) taxes are can turn an affordable mortgage payment into something that can break a budget. When calculating payments, be sure to include property taxes in your estimates.

2: JOB SECURITY/AVAILABILITY

The financial resource Fortune Builder says to consider your job security before taking the home ownership plunge. Before committing to an investment as substantial as a home, ensure that you are secure in your job. Similarly, if you are relocating for job prospects, verify that the new location has a thriving job market.

3: LOCAL SCHOOLS

For potential homeowners with children or those planning on becoming parents, area schools should merit significant consideration. Research school rankings and reviews, but 20

know that rankings can change. American Family Insurance Company says to also look at the school budget history of towns you’re considering to see if residents prioritize funding for education. This can be a measure of how important education is in a given community.

4: COMMUTE TIMES

Home ownership involves both lifestyle and financial decisions. Calculate the time it will take to travel to and from work when considering a certain town or neighborhood. Find out if there is mass transit and what options are available for off-hour travel needs.

5: LIFESTYLE OPTIONS

Quality nightlife, arts and history, community events, proximity to cultural centers or cities, and other factors are at play in choosing a home. Make sure your new community allows you to still enjoy the things you’re passionate about. Buying a home involves considering various factors that can affect your budget and quality of life. Did You Know? Ticks spread Lyme disease to people and other animals. The Centers for Disease Control and Prevention says that, in humans, untreated Lyme disease can create an array of symptoms, depending on the stage of infection. Anyone who has spent time outdoors should be aware of the potential symptoms, which can include fever, rash (classic erethema migrans rash, also called ‘bull’s-eye rash’), facial paralysis, and arthritis. Some

people with later stage Lyme disease may have rashes on other areas of their bodies; intermittent pain in tendons, muscles and bones; and experience heart palpitations. LymeDisease.org states that not every person suffering from Lyme disease will develop the same symptoms. The distinctive rash occurs in less than 10 percent of those who contact Lyme. If a tick bite is verified, promptly contact a physician.

HOME Bees, birds and butterflies play integral roles in pollinating many of the crops humans rely on for sustenance. The National Pollinator Garden Network, through the National Wildlife Federation, recently launched the Million Pollinator Garden Challenge, an effort to increase the amount of nectar and pollen food sources as the organization aims to reverse the alarming decline of pollinators such as honey bees, native bees and monarch butterflies. Many people are afraid of bees because of their propensity to sting. Unlike their wasp and yellow-jacket cousins, honeybees and bumblebees are much more docile and content to hop from bloom to bloom without paying humans any mind. The only time such bees may resort to stinging is if someone inadvertently steps on them. Bees are beneficial for yards. Gardener’s Supply Company says one out of every three bites of food humans take depends on a pollinator. That’s because about 150 crops grown in the United States depend on pollinators. Even though there are 4,000 species of native or wild bees in the continental United States, many populations are in decline. According to the Pollinator Partnership, various areas of North America have lost more than 50 percent of their managed honeybee colonies in the past 10 years. Bringing these important pollinators back will take a little work, but it is possible. • Plants that offer cover can be attractive to bees that desire a respite from the sun 22

and heat. Coleus and other ground cover offerings can be handy. • Offer water in shallow dishes, as even bees need a cool drink to stay hydrated. • Bees like various plants, so plant more than one species. Some plants that bees tend to like include alyssum, aster, geranium, bee balm, poppies, and clover. • When planting, include some native species. • Brush piles, dry grasses and dead woods offer nesting areas for bees. • The Gardener’s Supply Company also says that bees find blue, purple and yellow flowers most appealing. Opt for more of these hues when planning gardens. • Above all, avoid using pesticides in the yard. Even organic ones can be toxic to bees and other pollinators, and they may contribute to colony collapse disorder. With these techniques in mind, homeowners can attract more bees to their yards and gardens, which can benefit bees and humans alike. Your Next Home • July 2019
