SIX STEPS TO A SUCCESSFUL SALE There are a number of important stages along the journey from considering putting your property on the market to receiving the sales proceeds and Bohan Hyland will be there from start to finish to help guide you through this challenging process with a professional and client focussed attitude at all times.
1. Valuation

Before considering bringing a property to the market to sell, it is essential that you get a market value appraisal. Our team of valuation experts have an in-depth knowledge of the property market in your area and will be happy to guide you with their expertise and local knowledge.
Now it’s time to move on to a key stage – putting your Marketing Plan to work. Quality promotional material that includes professional photography, clear floor plans and engaging descriptions will help you connect with potential buyers. Your property will be advertised on several websites including Myhome.ie and Daft.ie. Traditional methods like sales boards and newspaper ads may also work very well depending on your circumstances. We will advertise your property in our branch offices window displays as well as engaging in direct mail campaigns from our own data base and this is where our experience and market knowledge is vital.
2 Instruction If you are happy to proceed with our agency instruction we will need to forward you the Property Services Regulatory Authority (PSRA) Engagement Mandate for you to sign. This is compulsory for any licenced estate agent to have in place with clients when providing professional property services. We will also require proof of ID as under the Criminal Justice Act 1994 estate agents are obliged to secure proof of identity and address from their clients. Accordingly, we need you to supply us with photographic identification (copy of your passport or driver’s licence) and proof of address (utility bill or bank statement) prior to placing your property on the market. Finally, we will also require you to provide us with a building energy rating certificate (BER Cert) as under legislation all properties for sale require an energy rating for advertising and this will also form part of your contract for sale that your solicitor is preparing. If you do not have a BER Cert we can assist in providing one. Once these items are taken care of we are good to go at getting you the best price in the market!
4 Viewings Now that the promotional material has been circulated we will start to receive enquiries to view your property. We will work in tandem with you to carry out a specific number of open viewings with a representative of Bohan Hyland in attendance to show people around. As your Agent we will be able to handle all aspects of your viewing from taking contact details through to locking the doors afterwards. Viewings will usually take from 30 to 60 minutes depending on the volume of enquiries. Normally after a few rounds of Saturday viewings we will start to see a few familiar faces and those interested parties may also start to schedule private viewings which we will also carry out and facilitate prospective buyers for.
5 Going Sale Agreed
The Legal Aspect
This is the part you have been waiting for and an end to your journey is in sight. After viewings the interested parties will emerge and start to make offers. We , as your agent, will be able to analyse the various offers, who is loan approved, who is in a chain and how these offers reflect the current market conditions. All offers will be put forward to you but as your advisor we will be well placed to put any offer in it’s proper context. Potential buyers may increase their offer more than once and negotiations can be lengthy but we will be there every step of the way with you to ensure you ultimately receive the best price for your property. Once an agreement has been reached and you are happy to accept an offer, your property will then be Sale Agreed on receipt of a booking deposit from the proposed buyer to secure it. We will then forward on a sales advice note to your solicitor with all the particulars of the sale included in order to move to the final stage.
When deciding to sell your property you will need to make contact with a solicitor, as a qualified conveyancer undertakes the specialised legal work required during the sales process, primary amongst these duties are;
6 Closing the Sale This is the final step! Once everything is agreed and all parties have signed and exchanged contracts, the buyer is legally bound to proceed with the purchase. On the date of completion the full balance of the property price will be transferred to your solicitor and we can then hand over the keys to the new owners.

If you do not have a solicitor, Bohan Hyland would be happy to recommend one from a panel of legal firms we use frequently.

You can only make one “first impression,” and people usually form their first impression within 30 seconds. The front of your house is a good place to spend a little extra time and effort. Plant flowers, trim bushes, weed, pick up leaves, repaint your front door, replace tarnished house numbers, get a brand-new doormat, and don’t leave your car in the driveway.
Ensure you have adequate lighting in every room, use subtle mood lighting to create the right atmosphere in each room and check all your bulbs work.
2. Clean Your home must sparkle! Spring clean your house from top to bottom before putting on the market. Having a weekly cleaning schedule and make sure your windows are clean inside and out too.
3. Fix Getting big problems fixed before you put your house on the market is a smart idea as buyers may see them as an excuse to offer less than the asking price.
4. Eliminate Clutter Clutter makes homes seem smaller and disorganized. Try your best to declutter your house while viewings are taking place.
5. Pets Always keep your pets under control. Try confining them to a specific area, or better still take away for viewings. Although you may love your pets, they can be off-putting to other people also so make sure there are no lingering odours in furniture or flooring, and if there is, get them cleaned before you sell.
7. Bedrooms Never underestimate the importance of bedrooms; it’s the reason 60% of people move home. A bedroom adds more value than a study or storeroom, so make sure every bedroom has a bed. Concentrate on the Master Bedroom – its adult buyers who pay for the property, so impress them with new bedding etc.
8. Exterior Ensure the exterior is in good shape. This includes, paint, windows, shutters, fixtures, and most important the front and rear landscaping.
9. Vacate During Viewings Leave the property before a scheduled viewing is to take place. Potential buyers are more likely to relax if the homeowner is not listening to their every word.
