Neighborhood Builder is about to make the best of the digital era. Beginning with the November issue, it will be published as an online magazine. That means we will be shedding the cost of printing and postage, and maximizing the many advantages of digital technology. After this issue, Neighborhood Builderwill arrive every month in your e-mail inbox, rather than your mailbox. By clicking on the link, you will be able to read it on your computer screen, or you can print it in entirety or individual pages, as you like. And as it has been for almost a year, Neighborhood Builder will continue to be available 24-7 on the HBA Web site at www.hbawake.com.

It’s hard to believe that the summer is over and we are approaching a new year. I know the past year has been challenging for many of our members due to the economy and the increased competition in our industry.

Signs for optimism It appears, however, that there are pockets of optimism as many of our council members have reported an increase in both site visit leads and contracts. Hopefully, this is a sign for a better 2010. As I mentioned in previous newsletters, this is not the time to let up on aggressive marketing and running a tight ship. Most economists believe the housing industry (including remodeling) is improving, but a robust market will take a few more years.

Thirty-four aspiring Certified Green Professionals (CGPs) took the first step toward earning their National Association of Home Builders designation by attending a required two-day class — Green Building for Building Professionals — Aug. 31 and Sept. 1 in Chapel Hill. The class was offered by the Green Home Builders of the Triangle, with support from the Home Builders Association of Raleigh-Wake County Education Committee, which is following through on the intention to offer one course for each NAHB designation this year. GHBT member Michael Chandler was the instructor for the class, which attracted atten-

dees from all over the Triangle – and also a few people from the Triad and other parts of North Carolina. The two-day session featured many lively technical discussions, which supplemented the valuable information contained in the green building instructional book that each student received. Maximize ENERGY STAR as a sales tool By Mark Tabert

I

Incorporating the upgrades to meet the standards for the ENERGY STAR® for New Homes program is one of the greatest investments home builders can make. Often, builders invest time and money into purchasing new materials and educating construction teams, but overlook one critical aspect – sales. Selling ENERGY STAR homes can be overwhelming at first, but the following tips will help ensure success: 1. Invest in education. Knowledge is the key to selling the value of ENERGY STAR. Sales and real estate agents will feel more comfortable talking with home buyers if they understand the program standards, how they affect home performance and the home buyer’s comfort and expenses.

This information allows Realtors to target their sales methodology to educate home buyers on the true value of investing in an ENERGY STAR home. Increase visibility. Home buyers cannot see behind the walls in your homes. Use posters or fliers near the thermostat, supply vents and windows of your model homes to highlight energy-efficiency upgrades. These items will grab their attention, making it easier for them to see the work that goes into building a comfortable, energy-efficient home. Some builders have even replaced a piece of drywall with plexiglass to show the high-quality insulation job. Use free resources. As an ENERGY STAR builder, you are eligible to use the customizable, free resources from

www.energystar.gov. Log on and download items from the Marketing Toolkit. Through the Outreach Partnership, ENERGY STAR partners can pool their resources to increase consumer demand in their market for ENERGY STAR-qualified homes and the builders who offer them. As a part of Progress Energy’s Home Advantage program, Advanced Energy, a Raleigh, N.C.,-based nonprofit, is conducting a series of training and technical guidance workshops this fall. Once again, the Remodelers Home Tour was a fantastic exhibit of the latest architectural and interior design trends in the building industry, and a great source for those planning to remodel now or in the future. The Remodelers Council of the Home Builders Association of Raleigh-Wake County presented 14 remodeled projects in all price ranges throughout Wake County Oct. 24-25. Each was a shining example of how renovations can transform living space by blending the old and new for the optimum in aesthetics and function.
