On behalf of our citizens, allow me to be the first to welcome you to Jacksonville! I thank you for choosing our city to be your new home. I am confident you will find comfort in the atmosphere, weather, and community here in Jacksonville. As the largest city by land mass in the contiguous United States, our 840 square miles are as diverse and vibrant as our citizens.

Centered along the St. Johns River, Jacksonville boasts a wealth of natural resources, including the largest urban parks system in the country, featuring several waterfront access points and activities. Jacksonville also hosts the longest shoreline in all of Florida. Our vibrant city is home to not only outdoor activities, but features a thriving arts and cultural scene, diverse and exciting sports teams, cutting-edge entertainment venues, and a bustling business environment.

I extend a special welcome to the brave men and women in uniform who are relocating to be stationed at one of the three major military installations here on the First Coast. We are proud to be one of the most military- and veteran-friendly cities in the nation. You will find that Jacksonville embraces its long military history and supports our community members who have selflessly served our country.

From peaceful suburbs to a bustling downtown, the perfect neighborhood in Duval County awaits you. The many neighborhoods within Jacksonville and Duval County make it one of the most diverse regions on the First Coast. To easily navigate your way around this vast area, we have divided the county into four sections: Beaches, North, South and West. Each area is also comprised of smaller neighborhoods.

DUVAL-BEACHES

Equal parts laid back and lively, the Beaches area is a popular spot for newcomers. This area encompasses Neptune Beach, Atlantic Beach, Jacksonville Beach and Mayport. These tight-knit coastal communities offer a wide range of housing options, including many beachfront properties. Neptune Beach, the youngest and smallest of the beach communities, maintains a tranquil atmosphere in its quiet subdivisions. Filled with beautiful single-family homes, Atlantic Beach is mainly a residential area. The beach town has a number of community parks with walking and biking trails, as well as many outdoor events throughout the year. Known for its delicious shrimp, the fishing village of Mayport is one of the oldest in the county. Located just north of Atlantic Beach, Mayport offers a variety of single-family homes and apartments. Many Mayport residents are military personnel and civilians who work at Naval Station Mayport. Jacksonville Beach is a vibrant community filled with trendy shops and restaurants, and boasts some of the best nightlife and entertainment the First Coast has to offer.

DUVAL-NORTH ARLINGTON/FORT CAROLINE

Rich in history, the Arlington/Fort Caroline area was settled by Europeans in 1564. The neighborhood is bordered by the St. Johns River to the west and north, and the Intracoastal Waterway to the east and Atlantic Boulevard to the south. The area offers single- and multi-family homes, townhomes, condominiums, waterfront properties, and even homes in scenic golf communities.

NORTHSIDE/OCEANWAY

This vast region consists of neighborhoods north of downtown Jacksonville and undeveloped land above the St. Johns River. Northside residents are fortunate to have quick access to the airport, the Jacksonville Zoo and River City Marketplace–a bustling retail area. Covering the northern area of Duval County, Oceanway stretches from U.S. 1 to the Atlantic Ocean then moves from the Duval/Nassau County line to the St. Johns and Trout rivers. The up-and-coming neighborhood has new housing developments, townhouses, and apartment complexes.

DUVAL-SOUTH INTRACOASTAL WEST

The growing Intracoastal West community is bordered by the Intracoastal Waterway on the east and Kernan Boulevard along the west. There are a multitude of apartments, condominiums, subdivisions, and retirement communities nestled along the Intracoastal. Residents also have quick access to the Jacksonville Beach and Town Center areas.

Nestled between the city of the sea, Tamaya is a community that offers homes with Tuscan, Mediterranean and Spanish architectural styles. To learn more about Tamaya, please see page 27.

MANDARIN

Once the home of famous author Harriet Beecher Stowe, Mandarin is a historic neighborhood located in the southern part of Jacksonville. Named after the area’s major crop of Mandarin oranges, Mandarin is known for its ancient oak trees draped in Spanish moss, parks and water views. Two smaller neighborhoods that border Mandarin include Beauclerc and San Jose. Beauclerc has a mixture of brick and rambler homes and some twostory contemporary layouts. For those looking for more of a historic home, San Jose has many homes built in the 1950s and 60s, but also boasts some new developments.

SAN MARCO

San Marco is a popular historic neighborhood located just south of downtown Jacksonville’s Southbank. Here, residents will find unique boutiques, art galleries, coffee shops and cafés. The neighborhood also has trendy craft cocktail bars and breweries. In the center of San Marco is the beautiful tree-lined San Marco Square, home to the iconic Three Lions Fountain sculpture. Potential residents have many housing options such as apartments, small bungalows, riverfront mansions and renovated condos.

SOUTHSIDE/BAYMEADOWS

The Southside/Baymeadows area offers the largest variety of housing choices like single-family homes, gated communities, luxury apartments, condominiums and townhomes. There are many shopping and dining options close by, with the well-known Avenues Mall located in the heart of the area.

Jacksonville’s up-and-coming masterplanned community eTown is located off 9B in southern Duval County. The community offers luxurious single-family homes and apartments.
