Robert Herscoe created the award-winning firm, Herscoe Hajjar Architects with his partner Michael Hajjar in 2003. The Windsor, Bay Colony This project was a commercial project for a 32 unit, 20 story beachfront condominium building. The Board members of the condo were looking to update and upgrade the exterior and several interior spaces as well as resolve maintenance issues required of a 20 year old building. Due to the scope of work and the location of the project, it would take place over several summer seasons in multi phases. HHA coordinated with Coastal, Civil, Structural, Mechanical, Electrical, and Plumbing engineers as well as fire code coordination and Biologist consultants for dune and turtle protection. HHA also worked closely with the interior designer regarding finishes. This project required permits for DEP (for being in front of the coastal construction line), SDPI and SDPA (for added space to site and building), Dune Restoration (for the project located on the beach to remove exotic vegetation and turtle protection), Building Permits (for construction), Pool Permits (for added new spa), Fire Alarm (for modifications and upgrades as required by code), Fire Sprinkler (for relocating, moving or adding sprinklers), Dune Walkover (for walkway maintenance and new cladding).

Provided concept through construction drawings as well as 3D models with renderings and movies of concept designs with additional photo realistic renderings and movie for resident approval of multiphase concept of project. Material selections and review with Board members and Building Manager. Construction Administration included, site visits and weekly meetings with builder during construction, coordination with consultants and the Club’s managers. Review of shop drawings and final product selections, installations, and detail questions. Presentations to board members for design concept and approvals is a regular part of our participation in Condominium Renovations. Presentation for Directors and Residents for voting approval.
