Since our last publication, the real estate market has remained buoyant with solid sales especially in the luxury and private island markets. The year 2016 has proven particularly interesting with the advent of Brexit in June, Hurricane Matthew hitting New Providence, Grand Bahama, and Andros hard in October, and changes to EU tax laws. The Brexit vote set off a flurry of inquiries for homes and estates from British expats, and there has been an increase of buyers from all over the world in advance of the UK’s “Non Dom” tax changes set to be introduced in April 2017, which will prevent international high-net

Added to this was an increase in buyers from throughout Europe seeking to transfer their assets overseas because of changes in EU tax laws introduced this year. We are expecting to see many more HNWIs coming to our shores and this will drive our luxury markets significantly. On Matthew, it has been a long time since New Providence experienced a Category 4 hurricane. In fact, 1929 was the last time and we hope the next bad storm will not be for many years to come! That said, hurricanes have a way of highlighting the resiliency of a people to pull together in a time of trial. They also have a way of making sure that you get around to addressing anything that had been in sore need of repair, such as a roof or dock. If you drive though Nassau or Grand Bahama in April next year, six months after the storm, you will find renewed communities bustling with life.
