DAVE GERSTENMAIER, PLA Founding Partner and Director of Design For over 35 years, Dave has accumulated an extensive and award-winning portfolio in landscape architectural design and land planning in Virginia. He started his own firm in 1991, and built a reputation for effective project delivery balancing cost, time, and quality design. In 2000, he took the helm of H&G Landscape Architects in Richmond and catapulted the firm into the preeminent landscape architectural and land planning firm in the region. Clients appreciate Dave’s passion and responsiveness resulting from the small-size firm mindset, but creative ingenuity usually characteristic of a metropolitan practice that has distinguished the firm’s work. Through Dave’s creative land planning, and design of the courtyards and grounds at Bon Secours St. Francis Medical Center, the campus was designated “America’s Most Beautiful Hospital,” and in that same year, Dave was the recipient of The Ohio State University Knowlton School of Architecture Impact Award for Landscape Architecture.

CHARLENE HARPER, PE, PLA, LEED AP Senior Partner and Director of Engineering Charlene has more than 25 years of experience in the fields of water resources and site development specializing in low impact development and innovative stormwater treatment designs, stormwater concepts for federal projects, and compliance strategies for MS-4 and industrial stormwater permit programs. Her work focuses on the reduction of environmental impacts due to the built environment both during and post-construction, as well as identifying opportunities for water quality and flood control retrofits. Charlene is an expert in the design and installation oversight of innovative stormwater treatment techniques such as green roofs, cisterns, permeable pavements, submerged gravel wetlands, and bioretention cells in addition to traditional treatment practices such as filters and basins. She has managed significant contracts for both public and private sector clients, using a collaborative project approach and management style.


UNIVERSITY OF VIRGINIA, DAVENPORT FIELD The University of Virginia’s Davenport Field project was fast-paced from design through construction, following these design phases: programing, schematic design, design development, early sitework construction documents, final sitework construction documents, bid negotiations, and construction administration. HG worked closely with UVA Facilities Planning and Construction, our client; UVA Athletics, the end user; DLR and Grimm + Parker, the architects; 2RW, the MEP; and Martin Horn, the contractor, to develop designs and implement construction on a site that was occupied by the owner and sports teams throughout construction. Challenge 1: Occupied Site Similar to the Dorey Park ballfield, the Davenport Field project is part of a larger park and athletics complex which was occupied by both owners and users during construction. Our construction phasing was tailored to accommodate access for both users and contractors; to adjust work hours and access for events, camps, and competitions; and, to coordinate timing of outages and access with owner’s scheduling needs. • HG developed an early site package to relocate utilities in advance of construction and during off-season times for the adjacent Lannigan track and field stadium. The early utility relocation extended water service and power duct banks to the project site; the routes for these lines would have impeded larger construction access had they not been completed early. • Work was phased to maintain fire and delivery access through the site during construction, and schedules for access and delivery needs were coordinated during the weekly construction meetings. • Temporary paths and bridges were constructed to route athletes and coaches around the construction zones to the adjacent facilities in use. Alternative access to the fields adjacent to the Dorey competition field will be an important consideration. Additionally, staging construction to limit impacts to existing infrastructure is imperative. UNIVERSITY OF VIRGINIA, DAVENPORT FIELD Challenge 2: Stormwater Management As happened at Davenport Field, the conversion of the Dorey Park field into a competition park will increase the impervious cover of the site, and consequently will increase stormwater volume, peak flow and nutrient runoff. The existing stormwater best management practices (BMPs) at Davenport Field were not sufficient to account for the new impervious cover; therefore, innovative stormwater measures for the tight site were required. HG studied the larger regional watershed and determined that downstream channels were sufficient to handle large storm events. Small storm events and water quality improvements were achieved through the use of high-flow media filters “hidden” in the landscape islands, pervious pavement in the overflow parking lot, and an underground infiltration chamber. The high-flow media filters are small footprint rain gardens that drain very quickly during rain events and can be nestled into slightly oversized parking lot islands or other available green spaces.

Additional Project Highlights: Vehicular circulation, fire access, and pedestrian circulation shared a single, 15-foot wide asphalt road prior to the expansion project at Davenport Field. Through the limited use of site walls, HG addressed the site pinch-point to create a separated pedestrian and vehicular zones. A 20-foot road provides vehicular, fire truck and delivery access; pedestrian crossings are limited and demarcated by table-top cross-walks which visually and physically cue drivers to slow for pedestrians. An 8-foot sidewalk with landscaping brings pedestrians to the ticketing plaza. And for the first time, there are ADA and VIP parking spaces located at the ticketed entrance to the field.


LONGWOOD UNIVERSITY, TENNIS COMPLEX The Longwood University Tennis Complex project involved the relocation of the University’s existing competitive tennis courts to a new location on campus to make way for future construction. The design for the new tennis complex increased the number of courts from 5 to 6, bringing the school’s facilities up to Big South Conference standards. Significant elevation differences, limited budget, and the infill nature of the proposed 2.5 acre site provided the major challenges in the design. HG Design Studio explored multiple layout options looking for the right balance among impacts on existing parking, proximity to the adjacent baseball field, size and extent of retaining walls, conflicts with utilities, and amount of earthwork. Throughout the project, HG coordinated with the design team; Kim Bass, Longwood’s project manager; Skanska, the Construction Manager at Risk; and the stakeholders in the Athletic Department. Ultimately, the design included two tiers of courts with three courts on each tier and a viewing area in the middle with a modified parking area to serve the tennis complex and adjacent baseball field. The importance of completing the project within the timeframe dictated by the tennis program and Longwood’s plans for the site of the existing courts made rapid turnaround throughout the design process critical. The limited budget for the project of $2 million added additional phases to the design process as feedback from contractors and design changes were incorporated to bring the project within budget. HG continued to help meet the project schedule once construction began by providing timely feedback to the contractor to avoid delays in the already tight schedule.

LONGWOOD UNIVERSITY, TENNIS COMPLEX


UNIVERSITY OF VIRGINIA, SOFTBALL STADIUM HG Design Studio is providing civil engineering and site design for a new softball stadium for university athletics. The existing site was a grass practice field flanked by Klockner Stadium to the west and Lannigan Field to the south. The athletics department goal was to create a compelling team and spectator experience in the core of the Athletics Precinct’s varsity competition venues. Key programmatic components of the new ballpark include a flexible indoor practice facility with modern amenities, including locker rooms, meeting area, sports medicine room, bullpens, field maintenance and coach’s offices. A new press box located above the concourse accommodates the PA/scoreboard and booth. HG provided pre-planning and engineering consulting for the Preliminary Study prior to the Request for Proposal release, whereby we provided civil and landscape considerations for the concepts. Such considerations include parking, travel distances, ADA accessibility, drainage and stormwater management, capacity of existing utilities (based on record data), field orientation, buffers, and potential permitting. HG was a part of the design team that was awarded the capital budget project. As the civil/site design engineer, during the schematic phase, we identified environmental constraints and resource protection areas through review of environmental database and local GIS records; established stormwater compliance requirements and stormwater concept plan for owner’s preferred layout option; determined water and sewer connection points and stick layout; coordinate with UVA and City of Charlottesville utilities, and fire marshal for concept approval; and prepared SD level opinion of probable site construction costs.


UNIVERSITY OF VIRGINIA, SOFTBALL STADIUM For preliminary design, we are developing a demolition plan; providing engineered layout and material selection of pedestrian and vehicular pavements; providing site grading model; determining storm collection system size and layout, and analyzing capacity of receiving systems; locating and sizing stormwater treatment measures as needed to comply with Virginia Stormwater Management Program and local jurisdictional requirements; determining water and sewer utility connection points, including existing and proposed system capacities; preparing a PD level opinion of probable site constructions costs; and meeting and coordinating with design team and local authorities having jurisdiction for permit pre-application discussions and to ensure code compliance.


VIRGINIA MILITARY INSTITUTE, AQUATICS CENTER The Aquatic Center is the final piece of the three phase improvement to Virginia Military Institute’s Corp Physical Training Facilities. Design focused on providing continuity between the project and the multiple athletic and physical training facilities along Main Street. An extended plaza surrounded by tiered planters modified elements and materials used at the adjacent Phase 1 Corp Physical Training Facility to provide a well defined entry to the building and gathering space. The open lawn space picks up on similar spaces further down main street carrying on a pattern of facilities at varied offsets from the sidewalk. Significant slopes, a stream bisecting the site, and limited space around the building presented challenges in providing ADA Access, pedestrian circulation, and addressing stormwater management. HG Design studio designed a coordinated system of steps, ramps, and walls to provide access to the building, create areas for stormwater management, and connect to Main Street and the adjacent Phase 1 building. Additional stormwater management was incorporated into the design of the front lawn and landscape space.


LONGWOOD UNIVERSITY JOAN P. BROCK CONVOCATION & EVENTS CENTER HG Design Studio is providing civil engineering and landscape architecture for the design of a new $32M venue that will seat over 2,500 for lectures, concerts, & other campus events. It will also serve as the home for Longwood’s basketball programs.

UNIVERSITY OF VIRGINIA, SCOT T STADIUM AND JOHN PAUL JONES ARENA SECURITY STUDIES As events and games become larger and more popular, venues such as John Paul Jones Arena and Scott Stadium struggle to accommodate the growing crowds. These facility landscapes receive many more patrons than they were originally designed for, which poses safety concerns and bottlenecking. HG was tasked by UVa to prepare reports identifying vulnerabilities at John Paul Jones Arena and Scott Stadium, and how these vulnerabilities could be corrected to improve the safety of all parties using the facilities. The reports took in-depth looks at existing perimeter safety measures, entrances, and queueing practices to identify points of weakness and where queuing could be streamlined. HG collaborated with C&R, Cavalier staff, and RMC events to develop a comprehensive understanding of existing procedures and how they compare to the programmatic needs of the facilities. We visited both facilities on several occasions to observe everyday use, gameday crowds, and event queuing operations.


UNIVERSITY OF VIRGINIA, SCOT T STADIUM AND JOHN PAUL JONES ARENA SECURITY STUDIES HG gained a strong understanding of the Cavaliers’ flexible daily needs, demanding gameday operations, traffic patterns, and queuing setup. We then used this knowledge to offer design recommendations to improve facility safety and security and increase crowd movement through screening areas. HG developed detailed queuing layouts as well as schematic level designs to illustrate how these recommendations may take form. Scott Stadium’s East Gate was of significant concern to Cavalier staff, with a history of being an especially busy and disorganized gate during gamedays. HG offered professional services from Schematic Design, through Working Drawings and Construction Administration to upgrade this gate. This was an expedited design schedule to ensure project completion prior to the 2019 football season. Scott Stadium saw a significant improvement to crowd safety and movement through security check points after implementation of the new queuing practices and East Gate improvement.

COLLEGE OF WILLIAM & MARY, KAPLAN ARENA RENOVATION

Renovations to the Kaplan Arena as well as the construction of a sports performance center adjacent to the existing arena. Deliverables include: hardscape and planting plans, stormwater plan, grading and drainage plans, color rendered site plan suitable for presentations, water and sewer plans, and services during construction.


UNIVERSITY OF RICHMOND, ROBINS STADIUM Robins Stadium is a multi-sport venue designed to be pedestrian-friendly and blend in with the traditional features of this historical campus. HG created a site plan that complemented the existing topography and surrounding vegetation. We designed patio spaces, athletic components including the long jump and triple jump facilities, site amenities, retaining walls, planting and parking all with an eye to preserving the timeless gothic features that are characteristic of this institution. A major focus of our work was protecting the large existing white oak tree very close to the new spectator grandstand and plaza area. We designed a permeable paver plaza that will give permanent protection to the roots allowing this ancient tree to be a part of the campus for years to come. This project achieved LEED Silver certification.

WASHINGTON & LEE HIGH SCHOOL | MONTROSS, VA HG Design Studio is providing site design to create a park like context for these new high school facilities, while providing support for various functions and events. The new high school building is sited at the front of the property, maximizing its presence along Kings Highway. Primary parking is provided in front of the school, with additional spaces located to the east. School bus pickup and dropoff is located on the western side of the school with its own entry. This area will also serve as parking for events outside of school hours. The football stadium and track and field facility is located directly behind the school on the centerline of the back entrance. A series of terraces leads down to the stadium from the school, connecting the two facilities and providing a space that can serve a variety of uses. The stadium is flanked on either side by athletic fields suitable for a variety of uses. Toward the back of the property the proposed park will include baseball and softball fields. Surrounding these facilities, the site is characterized by expanses of turf punctuated by trees. Planting beds highlight different areas around the campus or are part of the rain gardens employed for stormwater management. Rain gardens provide an opportunity to direct surface runoff back into the ground before it leaves the site. Multiple raingardens can be seen around the site to reduce nitrogen and phosphorus loadings. Stormwater detention ponds are planned for multiple locations. Detention ponds provide additional water quality management as well as detention of development runoff flow to match the pre-development conditions.

DOUGLAS FREEMAN HIGH SCHOOL STADIUM ENTRANCE | HENRICO COUNTY, VA HG was engaged to develop a new entrance sequence to the athletic stadium at Douglas Freeman High School that would address the need of a new ticket booth that is ADA compliant and create a sense of arrival. We developed multiple scenarios that included items such as brick retaining walls and stairs, a plaza with the Douglas Freeman logo, ornamental lighting, new fencing, landscape that would improve access and flow to the new ticket booth and ultimately into the stadium. After a concept was chosen, HG developed a full set of POD plans for the landscape, hardscape and drainage for the new sidewalk and plaza area surrounding the ticket booth (design by CHA).


TUCKAHOE PARK MASTER PLAN | HENRICO COUNTY, VA HG Design Studio was asked by the county to perform a study of the 2008 Master Plan for Tuckahoe Park. We worked with CHA, who has a term contract with Henrico County. The 2008 Master Plan provided direction for the future of the recently acquired baseball focused park addressing circulation, parking, new field layouts and improvements, and passive recreation opportunities. Focusing on current stakeholder goals and mission, the audit evaluated constructability of the proposed plan, construction phasing to address use during construction and the possibility of extended periods between phases, and opportunities to preserve some of the character of the existing park. Review and analysis of the 2008 Master Plan, stakeholder meetings, site visits, consideration of topography, utilities, wetlands, and stormwater, exploration of precedents, and multiple design studies informed the recommendations provides content. The final Master Plan Audit presents a revised layout, phasing plan, schematic utility, grading, and stormwater plans, cost opinions by phase, and design recommendations for baseball/softball facilities, park structures, playgrounds, trails, lighting, and landscape planting.

TUCKAHOE PARK MASTER PLAN | HENRICO COUNTY, VA Discussions with Tuckahoe Little League, the primary user of the park, and Henrico County Parks personnel, including maintenance, programming/ scheduling, and sports tourism, provided a program for the park’s design. In particular, our interviews and data highlighted the need to minimize disruptions to the park’s facilities to the greatest degree possible during construction. Addressing this need required changes to the mass grading approach necessitated by the tight, efficient layout of the 2008 Master Plan. Together with CHA, HG Design Studio evolved a design for the park through multiple iterations looking at grading, utilities, stormwater, timing of field closures vs. field construction, sequencing for parking and circulation, and layout of trails and other amenities. Follow-up discussions with Henrico County Parks during the design process further informed the designs’ progression. The final proposed layout and phasing plan provides small, distinct construction phases that can be executed with a minimal amount of disruption to park programming. The park layout functions well at the completion of each individual phase, allowing for the possibility of funding delays between phases. The Master Plan Audit includes Cost Opinions for each individual construction phase to aid in planning the scope for the project over time. The Master Plan Audit also presented an alternative to the final construction phase, allowing for preservation of some of the park’s current topography, structures, and field layout.

HG Design Studio provided civil engineering and landscape architecture services for Richmond Raceway Reimagined, a $30 million infield redevelopment project by International Speedway Corporation. The new project brought a variety of enhanced amenities for fans, teams, sponsors and other stakeholders to the iconic Richmond infield. Richmond Raceway Reimagined provided the facility a completely redesigned and modernized infield. Race fans are now able to get closer than ever to NASCAR’s best with new Monster Energy NASCAR Cup Series garages and a fan viewing walkway providing full immersion into the sport. Fans can also watch race cars complete their runs through inspection stations in the new infield. In addition to the new garage walkways and inspection viewing areas, other new attractions include expansive Richmond infield social and engagement areas with concessions. Gatorade Victory Lane is now staged in closer view of the grandstands for fans to have a better experience celebrating with Richmond race winners. The location provides new fan engagement opportunities for pre-race access, driver appearances, and entertainment programming. An 80-person club experience with roof access overlooks the new Gatorade Victory Lane as part of the modernized infield. Two new garage suites with a view into the Monster Energy NASCAR Cup Series garages provide an unprecedented experience in Richmond; similar to modern stadiums and arenas around the world. Media is hosted in a new Media Center with broadcast booths, a conference room, and hospitality space.


RICHMOND RACEWAY REIMAGINED


RADFORD UNIVERSITY, ENTRY GATEWAY

LOCATION Radford, VA

This project has two main facets: the creation of an entry gateway at the campus edge and the development of a sports facility on a brownfield.

The university had no entry monument marking the edge on the north side of the campus and we developed a design that created an elegant entry marker, which also doubles as a green space and flexible gathering space.

DATES Start: 2014 Completion: 2015

Following the demolition of an existing factory, HG suggested retaining the existing concrete flooring and installing synthetic turf over it rather than go to the expense of removing it. This was a substantial cost savings and was environmentally preferable. Other elements of the project included design of pedestrian circulation, hardscape, planting design, and the exteriors surrounding the baseball/softball clubhouse.

RADFORD UNIVERSITY, INTRAMURAL FIELD


SCOT T’S VIEW MIXED-USE This Scott’s Addition location for a new $75 million ground-up project of luxury apartments, first floor retail/office and parking deck was a former industrial site. The client chose HG for civil engineering and landscape architecture combined because of the complexity of engineering and importance of creating an inviting and modern outdoor aesthetic to compete with several other mixed-use properties in this fashionable community. Amenity design includes swimming pool and surrounding outdoor kitchen, courtyard, pocket park and green wall. Our services included preparation and approval of a Plan of Development as well as support during the permitting phase of the project.


SCOT T’S VIEW MIXED-USE


BELLE HEIGHTS ON SEMMES AVE MIXED-USE

HG provided land planning, civil engineering, landscape architecture, and construction management services for this project. The site consisted of old warehouse buildings on 12.6 acres in the Manchester neighborhood of the City of Richmond. The development includes 111 single family townhomes and a central open space with a dog park for community use. The townhomes are 3-stories with a garage and average 2250 sf. All the townhomes are on public streets or alleys, and served by public sewer and water.


THE NEST APARTMENTS HG was the civil engineering and landscape architecture firm for The Nest, which is shaping up to be one of Richmond’s premier boutique apartment complexes. Situated in trendy Scott’s Addition, this six-story multi-family development boasts a below-grade parking garage accessed from the alley, second-story terrace pool and first-floor retail and commercial space. The $20 million, 118-unit apartment building was developed by repeat client Tom Papa. Combining civil engineering and landscape architecture provided visual and fiscal value to the project. The general scope to prepare the Plan of Development (POD) plan set and application and to respond to City of Richmond comments during the permitting phase of development was executed. Permitting included Work-In-Streets permit and Land Disturbance Permit and other site related permits. Stormwater detention to allow the project to tie to the City’s combined sewer system is provided below the footprint of the building. The property has been rezoned to TOD-1; B-7 zoning is across West Marshall Street, but TOD-1 surrounds the rear and side of the project site.


THE PENNY APARTMENTS This new $27 million luxury apartment building in historic Jackson Ward features a rooftop terrace, bike racks, a pool terrace and below grade parking accessed from the alley. HG provided civil engineering and landscape architecture for the architect and client, with cost-saving innovation. One example of the benefit HG’s creative problem solving: we showed the architect a design to split the building’s drainage in a way that no stormwater management was required. The design and engineering scope of the 1-acre lot included garage parking and 115,000 square foot five-story mixed-use building with 166 apartments and first floor retail.

THE SUMMIT AT SCOT T’S ADDITION APARTMENTS Located in Richmond’s fastest growing neighborhood, The Summit’s site civil engineering and landscape architecture was designed by HG. A rooftop terrace, outdoor kitchen, firepit, cornhole course and saltwater pool rounded out this luxury, six-story mixed-use building’s amenities. The 166-unit apartment building also boasts ground-floor retail space that fronts West Broad Street and wraps around a central surface below grade parking area from the alley with 198 spaces, as well as underground parking, providing additional parking spaces. HG provided value to the client by identifying one pipe in the alley to upgraded and avoid significant and expensive stormwater management additions. By locating an alternative to in-building stormwater management, the development was able to cut costs.


THE SUMMIT AT SCOT T’S ADDITION APARTMENTS


THE SAUER CENTER | RICHMOND, VA HG Design Studio has balanced historical sensitivity with modern convenience while master planning and designing The Sauer Center, a 40-acre mixed-use city infill project anchored by a new Whole Foods store. HG Design Studio worked with the client to provide multiple planning options for the urban site, including a chic 125-unit apartment complex with posh amenities. Several office buildings, such as a historic renovation of the C.F Sauer Company headquarters, were also part of HG’s planning for the site. CF Sauer Company’s 100-year-old spice and food manufacturing facility remains onsite, but it’s many historic features have been restored, bringing it up to current design building code standards. The loading dock area in the rear has been redesigned to accommodate modern day trucks. A new Whole Foods grocery store was built in the location of the former Pleasants Hardware incorporating the historic Kaufman building into the design. In this design, there is outdoor dining under roof provided on two levels along West Broad Street. The new Whole Foods building maintains the street’s existing façade continuity along the right of way with parking to the west side in urban fashion and is not set back from the road in suburban style. It is a state-of-the-art facility incorporating electric charging stations in the parking lot for customer use and solar panels on the building roof tops. HG has worked with the developers to maintain an urban look and improve walkability at The Sauer Center. Our team planned and designed a pedestrian plaza with green space between the apartment complex and the historic Putney building, and pedestrian corridors throughout the site. An additional pedestrian gathering area/courtyard hardscape space leads out to a plaza along Hermitage Road with low polished granite seat walls and flag poles. The vacant land to the west was converted to surface parking, part of which will be used for a ‘farmers market’ during the warm months of the year. Car ports with solar panels cover many of the parking spaces, providing shade and electric power for the development. In fact, solar panels are on all the roofs of the buildings where possible. The plan also included a GRTC Pulse station, streetscaping along Broad Street, and a parking deck servicing the apartment complex and the Putney building.

WESTHAMPTON ON GROVE This project is located on Grove Avenue at the existing Westhampton Theatre building and around the Westhampton Continental restaurant in Richmond, Virginia. HG Design Studio assisted our client with the sensitive neighborhood zoning challenges, planning and civil engineering. Production and design includes screening requirements and side/rear yard setbacks required where the site is adjacent to an R district; developing a schematic site plan to include vehicular paving (at-grade parking areas as well as vehicular access); pedestrian paving; and other hardscape elements including stairs, walls, or ramps; working with the project team to determine location for project services such as dumpster, transformer, generator, and other equipment. Scope also consists of Site Plan, Stormwater Compliance Plan, Utility Relocation Plan (coordinated with City of Richmond Utilities), Site Lighting Plan, Grading and Drainage Plan, City Minimum Planting Plan and plant schedule, hardscape details including paving, bollards, railings, walls, and related site elements, planting details and Special Use Permit (SUP) application and applicant’s report.

HANDCRAFT CLEANERS REDEVELOPMENT For the redevelopment of the 87,000 square foot HandCraft Cleaners building in the new Scott’s Addition neighborhood, HG Design Studio developed a landscape plan to show trees, shrubs to meet required screening, interior parking planting, tree coverage and buffering. We also created a schematic lighting plan to show fixture types, placement and photometrics. The Nichols brothers have been working to convert the former dry cleaning and industrial cleaning facility into a multi-tenant commercial space. New tenants include Vasen Brewing Co, The Fahrenheit Group, and the Virginia Council of CEOs.

WEST BROAD VILLAGE MASTER PLAN | HENRICO COUNTY, VA West Broad Village is a 115-acre mixed-use development located at West Broad Street and I-64 in western Henrico County, Virginia. The development combines residential, retail, office, hotel, and recreational uses all within a walkable community. HG Design Studio was retained by the developer during rezoning to work with the architect in developing an open space plan, conceptual park design, and landscape standards for streetscapes and screening. We prepared a comprehensive open space plan and conceptual designs for the main street park, community clubhouse and pool area, residential courtyards, and the linear park. The village buildings and open spaces connect through the urban streetscape network. Combining conceptual plans, images, and textual descriptions, the project team generated detailed design standards for the rezoning submittal.
