INNSBROOK OFFICE PARK | HENRICO COUNTY, VA Competition for corporate talent has increased, so when Highwoods Properties, purveyors of much of Innsbrook Office Park, decided to refresh and refurbish dated spaces, they contacted HG Design Studio to create sophisticated outdoor amenities that appeal and attract discriminating tenants. First in order was the aged signage at the corner of Cox Road and West Broad Street. HG sited a new sign concept and provided grading to elevate the sign in the median. By providing a 3D study of the intersection for future sign accent walls, the client was able to better express their entry vision. After completing base concept and planting plan, we coordinated with sign installer, irrigation, lighting and planting contractors to deliver the product. Phase two of the restoration consisted of creating an outdoor terrace plan for a 3,000 square foot rear deck at one of the office buildings in the park. (Approx. $350,000) Schematics and construction documents were prepared by HG, and we coordinated a structural review. Updated planting and enhanced pedestrian lighting were implemented, and were connected to existing trail system. The client then asked us to reconfigure the front entry drop off and add a plaza to complement the lobby renovation. Front entry area to be completed in Fall 2017. Highwoods II and the Saxon Building were part of the next phase of design updates. HG was tasked with renovating the entry and providing a parking study. A schematic study to renovate the main entry exterior into an urban plaza was an additional project for the client. As a result of working on time and budget with Highwoods, HG was referred to longtime tenant Markel, where we were commissioned to renovated the back amphitheater terrace to a more useable space that included an IPE deck and cable handrail. HG’s design provided more useable square footage to the rear terrace of the building by adding a floating deck over an existing sloped hillside. Updated planting and connections to the existing lakeside walk were instituted.

INNSBROOK NEXT TRAIL IMPROVEMENTS | HENRICO COUNTY, VA For this project, HG identified 8 types of areas to study for the trail improvements. These areas are examples of existing condition types found in many different locations along the current path. These locations should be used as a case study to determine a method of proposed construction to resolve identified site constraints. Goals of Study: • Incorporate biking and pedestrian circulation into existing walking trail • Provide a variety of program types to complement the trail: plaza renovation, trail expansion, • seating areas, trail widening, lighting • Improve and soften the visual appeal of the trail • Improve access at points of entry • Improve perception of trail safety through changes to lighting and sight lines • Enhance existing amenities • Widen the path where possible to 8-10 feet • Enhance trail wayfinding, signs, and trail map Design Issues to Consider: • Approval process at Henrico County Planning • Proximity to RPA (Resource Protection Areas), SPA (Stream Protection Areas) and wetlands • Tenant use and access during construction • Temporary trail closure due to construction improvements • Construction access to trail to implement chosen improvements • Drainage modifi cations due to widening • Impervious surface area increase and impacts to site plans • Access to existing utilities for lighting improvements

WESTMINSTER-CANTERBURY RICHMOND EXPANSION | HENRICO COUNTY, VA At Westminster-Canterbury’s northside campus, HG Design Studio is working with SFCS Architects to assist the client with modernizing an older facility. Senior living has become a competitive market, and often driven by the younger generation, who values luxury and up-to-date facilities. In response, the creation of gardens, a Wellness Activity area above a new parking deck as well as the creation of a new Villa neighborhood is the objective to improve the campus. The roof of the parking deck will accommodate a variety of wellness components, which have all been determined through close coordination with WC staff and residents. Structured elements like pickleball courts, an exercise equipment fitness courtyard, and firepit and picnic shelter will be joined by gardens and open lawn areas for multipurpose uses. Land planning will integrate a collection of buildings from different eras into a sense of community and place. The new Villa neighborhood will be centered around a large Village Green, with pathways, gardens, and a dog park. Community garden beds will be located adjacent to the existing Cochrane Pond. Berms and dense plantings will screen the property from adjacent commercial development. A walking trail, which is among the most popular amenities with residents, will connect all parts of the large campus.

ST. JOSEPH’S VILLA | HENRICO COUNTY, VA
LOCATION Richmond, VA
HG Design Studio has had the honor to work on a number of projects at St. Joseph’s Villa over the years as the institution continues to renovate and improve. The most recent is a parking lot expansion and the Dooley School, which was a site specific design that addressed the main entry to the school at the drop off area. HG designed the ADA and main pedestrian entry circulation, along with new storm drain system at the school’s front door, and foundation plantings were refreshed. In addition, our engineers designed a new fire utility connection.
ARCHITECT Odell Associates
Another recent project at the Villa began with a study to assist the client with phasing in future projects planned over time as fundraising efforts continue. The existing landscaping along the Villa’s Brook Road and Parham Road frontages had aged and was in need of an update. The Villa desired a landscape treatment along these major perimeter roads that would create a unified and aesthetically pleasing image for the institution. Elements which help identify the institution, whether through signage or other means, were also planned. HG also worked with stakeholders to identify a general direction for the project as well as ballpark costing and assistance developing a phasing plan.

RIDGE ELEMENTARY SCHOOL | HENRICO COUNTY, VA HG Design Studio provided landscape architecture and civil engineering services for Henrico County Public Schools at their Ridge Elementary and Tuckahoe Middle Schools. The first phase of the project consisted of master planning improvements to these adjacent, historic schools which solve bus, parent and teacher parking and circulation challenges. The second phase of the project was the design of improvements to the Ridge Elementary School parking lot. The funding for construction of the parking lot expansion at Ridge Elementary School came from meals tax money and is limited to $495,000; the project had to be phased to exactly meet the budget, be completed in 2016, and could only be used at Ridge Elementary School. HG led design charrettes with each school’s stakeholder committee of administration, safety, and parent representatives to determine the critical issues and objectives. A challenge of the master plan was finding appropriate solutions for these tight sites that respect the schools’ desires to operate without shared facilities. HG helped facilitate an appropriate solution by hosting a third, joint committee charrette with discussions centered around balancing separation, solutions to critical problems, and saving large trees on both sites.

ANTHEM COURTYARD | HENRICO COUNTY, VA HG is providing civil engineering and landscape architecture for the redesign of this courtyard at the Davis Center, with which Anthem seeks to make a statement about the importance of wellness, vitality, and rejuvenation for its associates. Not simply a beautiful outdoor space for employees to appreciate visually, the new Wellness Courtyard will facilitate associates expanding their work life into the out-of-doors, giving them space for meetings, dining, conversations, play, exercise, group gatherings, or solitary reflection. Some studies show that access to natural, outdoor spaces can improve physical and mental health by reducing stress, depression, pain, and fatigue while enhancing immune function, concentration, and emotional resilience. There are several elements incorporated in this design which should improve the quality of work life for Anthem employees including group seating areas, curved pathways for strolling, raised garden beds, outdoor dining, an event lawn, spaces for games such as cornhole, and a contemplative corner with water feature. In contrast to the sterility of the typical indoor work environment, the Wellness Courtyard introduces a vibrant, varied environment to stimulate the senses and bring mental restoration. Use of natural materials like wood together with plantings and light shade structures subdivides the space into a series of outdoor rooms so that it gives people choices of how they want to use the courtyard, depending on their needs at any particular time. The courtyard is designed using principles of universal accessibility so that all employees, regardless of mobility status or other potential physical or mental challenges, can enjoy the space. The overall impact should be to prevent stress and burnout among Anthem employees by giving them a place to clear the mind and relax or exercise the body.

CEDARFIELD SENIOR LIVING | HENRICO COUNTY, VA HG Design Studio was inserted into this large and multi-phased expansion project to provide landscape architecture for the gardens and exterior spaces surrounding the new Wellness Building, four additional courtyard gardens dotted throughout the property, and perimeter planting for additions to the Independent Living building and Household facility. Cedarfield is situated on 90 wooded acres, and the presentation of its grounds is integral to its mission to enrich the quality of life of its residents. An essential part of our charge was to create landscapes that conform and correspond with the existing campus, and to work in collaboration with the facilities staff, including the horticulturalist on plant selections. Our landscape architects designed attractive, pedestrian-friendly garden spaces accessible to residents of all abilities. These included a Secret Garden courtyard, a Memory Care courtyard, a New Resident courtyard, and planting quadrangles adjacent to a loading dock and two building additions. Client and architectural input was integrated into the programming and schedule in order to attain consensus, desired budget, and design deliverables, including presentation of rendered landscape concepts. HG evaluated existing POD submittals for information relevant to the proposed design and coordinated plans with county officials to ensure compliance. Selection of plantings suitable for the area and the residents was part of our process, and HG solicited bids from contractors for preliminary estimates of construction budgets.

WEST BROAD VILLAGE MASTER PLAN | HENRICO COUNTY, VA West Broad Village is a 115-acre mixed-use development located at West Broad Street and I-64 in western Henrico County, Virginia. The development combines residential, retail, office, hotel, and recreational uses all within a walkable community. HG Design Studio was retained by the developer during rezoning to work with the architect in developing an open space plan, conceptual park design, and landscape standards for streetscapes and screening. We prepared a comprehensive open space plan and conceptual designs for the main street park, community clubhouse and pool area, residential courtyards, and the linear park. The village buildings and open spaces connect through the urban streetscape network. Combining conceptual plans, images, and textual descriptions, the project team generated detailed design standards for the rezoning submittal.

JOHN ROLFE SQUARE | HENRICO COUNTY, VA HG was tasked early in the development process for this 55+ community in western Henrico to assist with rezoning. This process required creating illustrative exhibits to convey the clients intentions. To help the County planning commissioner and board of supervisor member understand our client’s vision, HG produced a bird’s eye flythrough video that took the viewer through the neighborhood in real time. It was a huge part of securing the desired zoning proffer changes requested. In addition, HG also met numerous times with adjacent property owners to address their concerns with stormwater runoff and landscape buffering. Charlene made a presentation to concerned citizens regarding plans for enhanced stormwater management practices both during and after construction.. The case was passed unanimously by the planning commission and board of supervisors, with adjacent neighborhood support. Additionally, during the land planning phase, HG had to solve the need for level home sites being placed on a rolling topography on a very tight land area due to this being an infill site. HG navigated a very challenging slope to accommodate the home sites while eliminating the need for expensive walls via stepping the homes as needed and adding walk out basements to take up the grade. Through clever layout of house pad sites and land sculpting, we were able to steppe the homes with the land, while still creating a cohesive neighborhood vibe. Without our innovation, the original zoning submittal had 25’ tall walls holding up the home sites at the rear of the property, and HG was able to substantially lower expense to the owner. HG also created a central park amenity for all homeowners to congregate and enjoy company of friends and neighbors. A pedestrian path system made up of concrete sidewalks and mulched trails connects the community as a whole. By providing amenity design options based on good, better, best, the client was able to make a decision balancing between producing a return for its investors while still designing a community with elegant amenities to attract the target market. Landscape architecture was a key component to creating beauty and function for homebuyers. 22

LEWIS GINTER BOTANICAL GARDEN, ROSE GARDEN MASTER PLAN | HENRICO COUNTY, VA For the rose garden area at the botanical garden, our client wanted a place not just to showcase dozens of varieties of roses, but a pleasant, quiet path with plenty of restful seating where visitors to the garden can rest and enjoy the beauty of the gardens and the views of the lake beyond. HG Design Studio was retained by Lewis Ginter Botanical Garden to analyze the strengths and weaknesses of the Rose Garden, a daily attraction for visitors, and is also the perfect location for social gatherings, weddings, and musical events. The Botanical Garden took this opportunity to fine tune this major garden feature and greatly improve and expand the rose garden plantings as well. Design challenges included redesign of the paving material to improve safety and maintainability while providing adequate space for events. Another challenge was in bringing purpose and a finished look to the turf hillside. HG designed a simple but elegant solution in the form of a terraced lawn which links the Central Garden and Conservatory to the Rose Garden and patio, with views of the lake beyond. We designed the drainage and grading to provide the well-drained soils preferred by roses, and to encourage the lawn to drain quickly after storm events.

BETH SHOLOM LIFECARE COMMUNITY | HENRICO COUNTY, VA HG Design Studio was retained by the owner to complete a comprehensive analysis of the whole campus of this village of long-term care, assisted living, memory support and independent living apartments. We studied pedestrian flow, landscape amenities and lighting for all the buildings, with an intensive focus on particular areas of the site. We considered locations for memorial plantings, focal elements, site amenities, and a raised garden for wheelchairs. HG also created a detailed set of plans for Penn Park featuring a planting design, pergola, paving patterns, seatwall, fence, arbor, wetland deck, and a separate area for interactive gardening in which the residents can tend to vegetables, herbs and flowers. The overall master planning contains hardscape, landscape, lighting and irrigation plans, and enhanced planting plans for the main entrances.

CORPORATE CAMPUS HEADQUARTERS | GOOCHLAND COUNTY, VA HG Design Studio was contracted to perform Civil Engineering and Landscape Architecture for a series of projects for this private campus,, incorporating two new buildings, extensive outdoor amenities, green space, and a second parking deck. Emphasis was placed on collaborative outdoor green space, pedestrian connectivity and environmentally responsible campus features. A complex and sleek entry fountain and plaza design was vital to the clients desire to attract top talent, as well as views and connections to and from other buildings. The centrally located meadow and stormwater management combination provides most common vista from each building. A pedestrian bridge designed by HG spans stormwater rain garden filtration system. HG navigated topography with a series of steps and a ramp system designed by HG, as well as an intricate native plant plan to tie the campus into the surrounding natural area. Client project schedule required diligence and internal planning to devote proper resources and priority to design and construction, as well as knowledge based construction administration. Other Civil Engineer and Landscape Architecture projects include the following: The Commons Outdoor Terrace: This project required high quality design and extensive construction administration. Dave worked directly with the client and Leo A Daly, an architecture firm out of Nebraska, on this project. The Den Renovation: HG collaborated with HLW Architects out of New York City to incorporate a new entry access and building extension between campus Buildings 5 and 6. Both Civil and Landscape Architecture services were offered. HG ensured that a continuity of the campus design standards were incorporated into the renovation project. Thoughtful consideration of new bike and pedestrian circulation, planting design and utility reconfigurations were all part of the final design. Town Center Refresh: An office campus facility expansion, HG worked with Gensler and their Schematic Design to deliver this project’s Design Development and CD’s for civil/ landscape within one month’s turnaround. HG had to consider impact on existing utility ducts, grading and drainage, hardscape and landscape design. West Creek Village: Seeking a rare LEED-NC certification for a private owner, HG engaged in design and expansion of the site green space and amenities requiring integration with existing facilities, pedestrian connections, courtyard and garden, upper and lower patios, lighting, concrete ramp, retaining walls and metal handrails. HG partnered with architecture firm SMBW with substantial design completion in February 2017.
